In this video, I'm going to teach you how I profited $99,900 on a single deal that only took me 18 days and only cost me $100 of my own money. This strategy I'm going to teach you is perfect for beginners that are looking to get into real estate or just online business in general, because number 1, you don't need any kind of experience, skills, or licenses. Number 2, it only cost me $100 to get started. And number 3, it's done entirely virtually, just using a cell phone, internet connection, and an email account. Now, if you're new here, my name's Tyson Smith. I'm 26 years old, and in the last 4 years, I have flipped hundreds of houses in 20+ different states, all entirely virtually. This channel is where I'm gonna share with you the exact strategies and tips and tricks for how I've gone ahead and done that. So if you haven't already, go ahead and like this video and subscribe to my channel. Your wallet will thank you for it, okay? The way this strategy works is by finding properties that the owner of the property needs to sell it fast. You make them a lowball offer for it, and then you sell the right to your offer to a rich real estate investor. Now, if that sounds confusing to you, don't worry, because I'm about to break it down step by step, showing you a real-life example that ended up making me almost $100,000. It all started when I talked to the owner of this property right here. Now, this is a very nice property in Flagstaff, Arizona. I ended up calling the homeowner, asked him if they wanted to sell, and he said yeah, he absolutely did need to sell. In fact, he needed to sell it this month. Because he was moving out of the country soon and he needed to divest of all of his assets in the United States. Now, the property was in great shape, right? There wasn't anything wrong with it, didn't need any major repairs. But the thing was, I ended up talking to him on the 10th of the month and he said he needed it sold before the end of the month. Right. So we really only had like 18, 20 days to get this deal done. Now, him and I both agreed that the as-is market value for the property was probably between $750,000 and $800,000. However, the owner did not have time to get this property listed on the market where a buyer is going to need to do a lengthy inspection. They're going to need to get financing acquired for the property. All of these things can end up taking, you know, a month, even 2 months. I told him I would be interested in buying it cash with no sort of financing contingencies and that we would be able to close in 18 days, meaning the 28th of that month. But in order for me to do that, I would need it at a significant discount. And although he wasn't particularly excited about it, him and I ended up signing this contract for me to purchase the property for $610,000. Now, there are a couple parts of this contract that I want you to keep note of. First being the fact that even though we signed a contract for $610,000, I didn't need to have it right then and there, right? It's not like this seller ever came and, you know, looked at my bank account to see if I had $610,000. They didn't run a credit check or anything like that. Because the money isn't actually due until the close of escrow date, which is on the 28th of that month. All I needed to pay was this $100 earnest money deposit. And with that, it gave me this legally binding contract to purchase the property for $610,000 with an 18-day inspection period, meaning I had 18 days to inspect the property. And as you can see here, during those 18 days, I would be able to back out of that contract for free, for literally any reason. But instead of doing that, I started to reach out to every single rich real estate investor I could find on the internet. And I asked them if any of them would be interested in purchasing this property and if they would be able to close before the end of this month. And it turned out there were quite a few people who were interested in buying this Flagstaff property. I ended up creating some sort of bidding war and we ended up agreeing on a price with one of the buyers for $709,900. So what I did was sign this contract with that investor. This contract is called an assignment contract, and it allows me to sell my rights to my original contract to this person, as you can see, for an increased value. So as you can see right here, the real estate investor was required to pay $709,900 for the property, which as you can see is the sum of my original purchase price that I had on the contract with the original seller plus my assignment fee. Now keep in mind, the, the real estate investor didn't know what my original price was. They knew I was making a fee, they just didn't know how much. And to make sure I knew that the investor was serious, we included this part in the contract where it shows that they need to deposit a $10,000 non-refundable earnest money deposit to the title company. And what this means is that if they did not fulfill any obligation they had in the contract, right, if on the last day that they decided not to buy the property, they didn't deposit the money, I would still get to keep this $10,000. Now, of course, that didn't happen because on the close of escrow, the 28th of that month, they deposited $709,900 into the title company's account. Plus the closing costs for the transaction, meaning they paid for everything that the title company did. The title company then took their closing costs. They gave the $610,000 to the original seller and they sent me a wire transfer of the entire difference. That's $99,900 in pure profit for something that only took me about 4 hours of work and waiting about 18 days, all just for finding somebody who's motivated to sell their piece of real estate making a lowball offer for it, and then putting that property in front of the eyes of a cash buyer who would actually want to buy it. And you can do the exact same thing. All you need to do is find people who are motivated to sell their real estate, make them a lowball offer for it, and then find them a cash buyer to actually connect and do the deal. However, I am going to be honest with you, you're probably not going to make $100,000 on your very first deal. Now, as I said in the beginning, I have done hundreds of these deals all across the country, and when I add up all of the different deals and we take the average, my average profit per one of these deals I do is just under $20,000. But with that being said, I have taught some other people how to do this, and they've hit some home runs too. Take Nick here, who made over $100,000 on his first deal, or Jaden, who closed his first deal for an $80,000 profit. And if you too would like to be personally mentored by me, where I'm going to help you find these people who are going to be motivated to sell their property, I'm going to show you how we go ahead and we get in front of these people, what we say to them. I'm going to help you analyze every single deal so you know exactly how much to lowball these people I'm going to show you how to get the property under contract, how to do all the paperwork, how to find a cash buyer for the property, right? How to find— use the internet to find these different people and how to get all the contracts done with them, how to find a title company, make sure the whole thing goes smoothly.
