Warren Buffet just made a massive bet on Real Estate (please watch this)

Tyson Smith argues Warren Buffett's $1 billion bet on Lennar and D.R. Horton signals a housing market shift. Six macro trends, including the Silver Tsunami of retiring baby boomers and the Fed's rate cuts, are creating what Smith calls an opportunity of a lifetime for wholesale real-estate investors.

So I used to think the real estate market was pretty predictable. You know, prices go up, prices go down, but overall, you extend the time horizon long enough, the market goes up. But then Warren Buffett just dropped nearly a billion dollars into the two largest home builders in America, and I think I might have been completely wrong about what's coming next. If you haven't been paying attention to what's happening in the housing market right now, it's about to blow your mind and probably change the way you think about real estate investing forever. The Fed is lowering interest rates, housing inventory just hit a 22-month high, and smartest investor in history is making billion-dollar bets on home builders. None of that happens by accident. And when you connect the dots, you realize we're staring at something absolutely massive. Hi, my name's Tyson. I hope you're doing well. I've bought and sold hundreds of millions of dollars of real estate personally, and I've been in the real estate industry for over 5 years. For all of you guys who have been following the channel, today's video is going to be a little bit different. The real estate market is changing, and you need to be aware of where it's heading. Now, I don't just study this stuff for fun. I work with more than 500 real estate investors across the country. Some of them pay me thousands of dollars to help find and fund deals. So I kind of have to spot these shifts before everybody else does, or I'm letting people down. And what I'm seeing right now honestly keeps me up at night, but not in a bad way. In a way where, you know, something huge is coming and you can't stop thinking about it. Over the next 12 to 24 months, this is either going to be the opportunity of your lifetime or it's going to completely wipe you out. And I'm not just trying to fearmonger here because I don't I don't have all the answers, but I do know that financial markets right now are basically a house of cards. One wrong move and the whole thing collapses. And if that sounds familiar, it should, because we're basically just speedrunning 2008 all over again. Risky lending practices? Check. Inflated prices? Check. Overconfidence in systems that actually aren't working as well as we think? Double check. Will it be as bad as 2008? I don't know. Could it be worse? I don't know. I don't have a crystal ball. But what I do know for sure is that a correction is coming. The housing affordability crisis is already at an all-time high, and if you understand what's happening right now, you can position yourself not only just to survive this, but to profit from it. So let me walk you through these 6 massive shifts I'm seeing and show you exactly what they could mean for you. Shift 1: Follow the whales. When Warren Buffett moves $1 billion, you pay attention. He's not dropping that kind of money into Lennar and D.R. Horton for fuck. These are the 2 largest home builders in America, and even for him, $1 billion is not pocket change. So why would he do that? Well, it's simple. America keeps making more people. Our population is growing. We're forming households faster than we can build houses for, and Buffett doesn't care about the day-to-day noise. He doesn't care about volatility or the headlines of what happened last quarter. He looks at the next 10, 20 years and makes bets on what is inevitable. And his bet is this: people are always going to need a place to live. And he's right. Real estate is not getting replaced by AI or automation or some new technology. We've been fighting over land since we were cave people, and that is not going to change anytime soon. The need need for real estate never goes away. And that's why I'm so bullish on owning real estate as an asset. It hedges against deflation. It's also why I think wholesale real estate is the best business model in the world, especially for beginners. Everyone needs it, technology isn't going to disrupt it, and it's proven itself over and over and over for centuries now. By the way, I have an entire video dedicated on how to start a wholesale business from scratch with no experience. Link in the description if you're interested. Watch that one when you're done with this one. Now, here's where things get interesting. Shift 2: Nobody can afford to buy anymore. The average age of a first-time homebuyer just hit 38 years old. 38! That is an all-time high, and it makes sense when you think about it. The thing is, prices have more than doubled in the past few decades. 1,400-square-foot bungalow in a good neighborhood with a decent school district? 5 years ago, it sold for $400 grand. Today, it costs $850,000. Who can afford that? Almost nobody. So what happens? Buyers get pushed out. They rent longer because they can't buy. Inventory of existing houses build up. Days on market increases. And then interest rates drop just enough to keep everyone guessing. The lesson here is stop trying to predict what's going to happen next week or next quarter or even next year. You're almost never going to get it right. Instead, zoom out. Look at the next 10 years. The one thing you can bet on is that people will always need a place to live. And that's why I focus on wholesale real estate. It's a business model that doesn't require any investment, and there's never going to be a shortage of supply. But it gets even more interesting. Shift 3: The Silver Tsunami. 10,000 baby boomers are turning 65 every single day. Let that sink in for a second. Every single day. Collectively, they're sitting on $78 trillion of wealth, and a huge chunk of that is tied up in real estate assets and small businesses. And they're ready to retire. They want to go play golf in Florida. They don't want the headaches of managing properties anymore. And that's where you come in. There are cash flowing assets just waiting for somebody to step in. Check out this property right here. This property is in Vermont, and one of my students actually just wholesaled me this property, and I paid him a $15,000 assignment fee. As you can see, the zestimate on this property is $271,000. The seller wins because they don't have to worry about the house anymore and can retire. My student won because they locked up a deal with zero investment and they're pocketing a cool $15,000 without having to go through a bank at all. And I win because I get a cheap real estate deal. It's insane how many of these opportunities are about to flood the market and most people have no idea it's even happening, which brings us to the power shift. Shift 4: Buyers have leverage again. For the last few years, sellers have had all the power. They could overprice properties, they could refuse concessions, and still get multiple offers. They had all the leverage, and that's changing fast. We're now seeing sellers accept terms they would have laughed at 2 years ago. We're seeing seller carrybacks, longer escrows, and flexible deal structures. And that's because properties are sitting on the market longer and sellers are starting to get nervous. That's when negotiation power shifts to you as the buyer or wholesaler. The tables are turning, and if you know how to negotiate right now, you're going to win deals that seemed possible just 12 months ago. Shift 5: Inflation is your secret weapon. Inflation is creeping back up. The job market is shaky. The Fed is lowering rates to stimulate growth because they've swung too far the other way when they were trying to fight inflation. But here's the thing, on top of that, tariff wars are driving up the cost of goods, more inflation, and inflation destroys most investors. But if you're in the wholesale game, inflation actually becomes your friend. And here's why. When inflation hits, costs go up for everybody, Property values rise, repair costs increase, holding costs get more expensive, and that creates two things that are perfect for wholesalers. First, there are more motivated sellers, people who can't afford their mortgage payments anymore. You also have landlords tired of rising expenses, folks who inherited properties they can't manage and they need out fast. Second, you have more hungry cash buyers. See, investors see prices rising and they want to lock in deals before things get even more expensive, and they're actively looking for properties that are below market value. And you're sitting right in the middle of that equation, and your assignment fees only are going to go up right along with the property values. You've probably heard the old saying, the best time to buy real estate was 20 years ago. The second best time is right now, and that's never been more true than it is today. So here's what you can actually do with all this information. First, target distressed sellers and properties that have been owned for 20 years or longer. You want to be thinking probates, pre-foreclosures, tired landlords, mom-and-pop operators who are done dealing with tenants. Look for properties that need work, outdated houses, deferred maintenance, anything that scares off traditional buyers but makes cash investors light up. Then you get them under contract at a price that leaves room for your assignment fee and still gives the end buyer a profitable deal. And that's the key. You're not just finding deals, you're creating value for both sides. Build your cash buyers list before you even get to your first property. Find out the investors who are actively buying because these are the people who are going to be paying you to bring them your deals. Start with cold outreach or cold calling. Pick one channel and master it. You don't need a huge budget. You just need to be consistent. And the best part is you don't need credit. You don't need a big down payment. You don't need to qualify for a loan. And you can do this whole thing virtually. You just need to find the deal, get it under contract, and connect it with a buyer. That's it. And if you want to learn more about how to structure these exact deals, I have a free course on my YouTube that shows you exactly How to Get to $20,000 a Month Wholesaling Real Estate. I break down exactly how you can find these motivated sellers, build your buyers list, and close your first deal step by step. The link is in the description of this video. Now, here's the thing. I don't know exactly what's going to happen next. Nobody does. But I do know that when the smartest investor in history puts $1 billion somewhere, I pay attention. And when all 5 of these shifts are happening at the same time, you're either going to position yourself to win or you're going to get left behind. The difference is that wholesale gives you the fastest path to get in the game. No waiting, no financing, no holding costs. You find the deal, you assign the contract, you collect your $10,000, $20,000, $30,000, $40,000, $50,000, $60,000, $70,000, $80,000, $100,000 fee. Now, I'd love to know what you think about all of this. Do you think that these shifts are happening for what's coming? Let me know in the comments.
