A question that beginners ask me all the time is, Tyson, where do I get a proof of funds from? What happens if I make the seller the offer, they accept it, they say, hey, I want to see a proof of funds. What am I going to do? I don't have the $100,000, $200,000, $300,000, $400,000 in my bank account to show them. Don't worry about it. You don't need to. Here's what you're going to do. You're lender. These are people who lend real estate investors on fix and flips, and you're going to reach out to them and say, hey, look, I got this property I'm looking to purchase. I might be interested in fixing it up and selling it. Could you give me a proof of funds? And that hard money lender is going to be fucking stoked and they're going to send you a proof of funds letter in like 5 minutes.
