The title company steps in right after the seller signs the contract. They run a title search to verify the seller owns the property and flag any liens, mortgages, or other claims against it that could complicate the deal.
When does the title company come into play? Once you get the first contract signed with the seller, you send that contract to the title company. You send it over, you say, hey, just got this property under contract. I'm looking to wholesale this. I'm going to assign it to an end buyer. But they're going to begin the title search, which means they're going to make sure that the seller actually owns the property. They're going to see who else has an interest in the property, whether it has tax liens on it, there's a mortgage on it, whatever. They're going to figure all that stuff out. Okay.
