Call him again. You do acquisition or dispo? Both, found the company, wink if it's pink. What do you do with the houses you buy every week? I resell them to somebody else. 200 IQ, right? Do you ever make a sale? Lots of them. Can you always resell? Not always, not always. There's a lot of things that happen sometimes— title issues, the house is in a lot worse condition than we foreseen— but most of the time we do. You've inspired me so much to quit drinking and work my job so much harder. Thank you. Hey Dawson, good for you, bro. Listen, I didn't inspire you. You just saw something in me and then you inspired it within yourself. Good for you, brother. Keep it up. Run the likes up. Yeah, what the hell, guys? Come on, let's get some likes up in this B. Let's see, what do you guys want? 100,000 likes, what, what will we do? I'll tell you guys, you know what I want to do? Because I haven't ever done it, or I had not ever, but I haven't done a very long time. We get to 100,000 likes and I'm gonna see how many push-ups I can do in a row without stopping. I don't know what the amount is. I hopefully over 50, but I have no idea. Have you ever lost money on one? Yes. Now look, I primarily wholesale real estate, and there's really no ways to lose money if you're wholesaling real estate. But on a property, on a flip, I ended up losing like $40 grand. Thoughts on Jake Paul getting destroyed yesterday? I don't know, bro. I don't really watch sports. Um, how many cold callers work for you? Creatine, at my height of cold calling, I had 20-something cold callers, but now I don't do any cold calling anymore. So I have zero cold callers. Hey pro, how do I do it? How do I do to get a house with a felon record? Dude, you can wholesale with a felony, it's no problem. What are taxes like when reselling? It's earned income, so you're just taxed according to your tax bracket. What type of marketing are you doing to get these inbound leads? Reyes Flores, bro, Meta ads. So Facebook, Instagram, TikTok ads, YouTube ads, and Google Pay-per-click. But yeah, guys, we run it up to 100K likes, we'll see how many push-ups I can do. Those are the rules. Patricia, San Antonio, Texas. Please answer, Patricia. I stabbed someone with a pencil before. Do you think I can sell houses? Mm, probably. How do you get leads if you don't have cold callers? Inbound marketing, brother. Is—

Is text message blasting good? I don't know, I don't really do text blasts anymore. I've had a lot of problems with it due to regulation. Nice hi-hat, thank you. I've been wholesaling for 5 years and just don't claim it as income and I haven't paid my taxes yet. Well, I think that number one, Sounds like you are setting yourself up for some very large problems, brother.
All right, please leave your message for—
fuck. All right, who we got next? We got Mr. J, and I'm not gonna say his last name. O'Fallon, Missouri. All right, Mr. J, you use FUB. I don't know what that is, brother. What's that? Run a team of digital marketers if you want to meet sometime. What do you mean, bro? Yo, shout out to my one viewer in YouTube Live. You fucking rock, dude.
All right.
Would you consider us bros? Definitely. 20 years old and I want to learn this. I want to sign up. Click the link in the bio, bro. Wholesaling 101. Our next call is tomorrow. Sign up before then, bro. It's gonna be amazing. I'm excited for you. If you need lead input— I don't understand, what do you mean lead input? What's up, Joe? How you doing, bro? Yo, let's go Abdallah! Abdallah is my one single viewer in YouTube Live. Abdallah, you're the shit, bro. Love you, dude. Glad to have you here. Abdallah, bro, that's my dog right there. How do women do in the business? Women kill it, dude. Women are the shit. One of my acquisitions, my top closers, she's a chick. You'd never, you never know it. Oh, we got Rage in the YouTube as well. Dude, Rage is a fucking G. Oh, we got, we got Way more people in YouTube now. What's up, everybody? Um, what was I gonna say? Oh yeah, Rage, bro. Rage, did you see my comments on your post in the, uh, in the community? On average, what does your haircut cost? $45. Tyson, I'm in Dubai. What do you think about the Dubai real estate market? Dude, I don't know anything about the Dubai real estate market, but I absolutely want to go to Dubai one day. Oh, Malachi, what's up, bro? Good to see you, Malachi. You run social ads if you want additional outreach to an untapped market. I do run social ads. Yes, we're on all them platforms. Do you always do inbound marketing? No, I did not always do inbound marketing. Nick, I did start with batch leads. That's why I teach people to start doing it, because it's a, it's an easier barrier to entry. It's a lot cheaper to get started doing that than it is the inbound marketing that I do. But what I tell everybody, you start with the outbound marketing, you start pulling the list, doing the cold calls. This is how you sharpen your skills, is how you learn the sales skills. This is how you, uh Get your business up and running. Once you have the money to reinvest, you go inbound marketing, makes everything a lot easier. You should do videos of trying to buy followers' parents' houses. Yo, Hoodie, that's a good idea. I like it. I actually really like it. What frat were you in? I was in Pi Kappa, bro. It's only commission-based, right? No. Yes, I did, just haven't responded yet because I was busy calling people. That's the answer I want to hear, Rage. Fuck yeah, dude. Guys, dude, Rage is such a beast. I don't know what his name is on here, but trying out a new market today. I love it, bro. Yeah, dude, Rage is a stud. That guy's gonna make so much fucking money. I'm excited for him. All right, next guy. What's your opinion on PropStream? I've never really used it for pulling data and stuff. I know people do use it. They make a lot of money. That's amazing. I think that most of the tools out there work. It just makes sure— what I think is important is to stick with one of them and stay consistent with it. Yo Ben, what's up bro? Good to see you in here, dog. How are you? All right guys, uh, here's the, here's the thing. If we get to 100,000 likes on the TikTok, uh, on the TikTok Live, we'll see how many push-ups we can do in a row. Or if we get to 30 members in the community, I don't know how much we're at right now. Let me see real quick. YouTube is getting a little Sneak peek of the community. We're at 24, so we need 6 more. Those are the rules. If we get to 30 or we get 100,000 likes on TikTok, we're gonna see how many push-ups we can do in a row. And I hope I don't embarrass myself. Fake watch. Hey Tommy, if I prove you it's not fake, how much money will you Venmo me? So it's not commission-based. Very curious. You started to answer, moved on. It's okay. Here's the thing. First thing, Lesson for everybody out there. If somebody is looking for a job for me and they immediately start asking about base salary and how much they can make just automatically, I immediately know I'm not gonna hire them. 'Cause that's not the person I want working for me. The vast majority of the money they make is from their commission. That's the difference here. But yes, they do get paid a base. What did you work at the gym today? I didn't work out today. Show us the watch. Rolex Submariner 114060. You need a billboard on Interstate 10. I do, honestly. I'd like some billboards, not even for the business, but strictly for the clout. All right, Crispy. Christy. Christy with— what the fuck? Why isn't there— there's no city and— there's no city and state. I think this is California address. Yes, Reese, excellent point. No, Miss. No, Miss. They ended my live because they said I was promoting illegal activities. I have no idea. I appealed it though, and my appeal got accepted, which is the first time that's ever happened. I've been banned many times on TikTok Live, and this is the first time the appeal has ever worked.
I'm sorry.
Dude, come on. I had faith in you, Christy. On to the next. All right. Do you need any kind of license wholesale real estate? Might be a stupid question, just curious. Not a stupid question, and no, you do not need any kind of license. "Could anyone ban you, Joe?" I don't know, man. Honestly, it's probably connected somehow to the deep state, Illuminati, one of those guys for sure. They're up to it. "No one has answered the phone in about an hour." I have not been live for an hour, but nobody has answered the phone yet. "Do you cold call live often?" Yeah, Rome, several times a week. "Tyson, I thought we working out every day. I got mine in from your inspiration. Let's go, buddy." Dude, I know we are working out every day. Today I missed it. I fucked up, bro, but that's why I'm crushing it so much extra harder at the office today. Let's go. Who just signed up? Who just signed up for Wholesaling 101? What's your name? Brian. Fuck yeah, Brian. Welcome to the team, bro. I'm excited to meet you on the call tomorrow. It's the Russians. It is the Russians. You're probably right. They want all this dank wholesaling real estate to themselves, probably. All right, we got Margaret. Villarica? What the— Villarica? Villarica, Georgia? Anybody heard of that place? What time is your call for it? It's at 4:30. It's 4:30 my time on Tuesdays. Yo, what's up, Zach Tyson? You're my hero. I want to be just like you when I grow up, bro.
You're my hero.
Villa Rica, bro, this can't be a real place. Via Rica, Georgia. Yes, it is a real place. City in Carroll and Douglas counties. Population almost 18,000 people. No kidding. What's it, what's it known for? The first gold strike in the United States, as well as being home to Coca-Cola legend Asa Candler and gospel music founder Thomas A. Dorsey. Experience the feel of an old mercantile, or stroll along our raised sidewalks dotted with crepe myrtles and choose from a variety of shops and restaurants. I'm not gonna lie to you, that place sounds boring as fuck. All right, on to the next. We got Des D Sydney. What's up? Do you have a formula? Sorry. All right, do you have any online classes for wholesale real estate? Yes, I do, bro. I just came out with them. It's not just a class, it's an entire program, bro. So I got full video courses, step-by-step tutorials, we got weekly calls, and we got a full community where you can come in and ask questions. It's called Wholesaling 101. More information, link in bio. Thoughts on Jeffrey Epstein, bro? I don't, I don't know too much about it, but there seems to be some crazy shit going on there, bro. Some crazy shit. Why don't you just get a real sales job? Because I make too much money doing this, bro. Do you see my name on the call list? Um, no. Did I just get banned or did my phone die? Oh, my phone died. Whoopsie daisies. Dude, yeah, sorry guys, my phone I'm pretty sure just died.
Did it?
Oh yeah, it crazy died. All right, we'll give that a second. We'll go back live on TikTok. Whoops, I'm the worst at charging my phone at night, dude. I don't know why, but I am. All right, let me check something real quick. Alright, goddamn it. Yeah, dude, I really need to notice things like that. Probably need my phone for most things I do, and I've got chargers literally everywhere. My car. Like, anywhere I am, I have chargers. Got a million of them all around my office. My phone still manages to die. Lack of planning. Lack of planning. All right, um, dude, why is my phone not already on? What is going on? You know what I don't understand? Why is it that when you plug your phone into a charger, it's not instantly on? Why does it take a second? It's ridiculous, right? All right, what's this kid's name? What's his at? Oh, well, that would make sense why it's shit. My charger is not even plugged in, guys. I'm a— ah. Oh, all right, there we go. We got the phone actually plugged in now. Oh man, they better— they better watch out. Oh, instantly turns on, nice. They better watch out, bro. They better watch out. Now we're really on one. Now we're really fucking on one. Yeah, okay, that's what I'm talking about. Turn the phone on. Let's go into TikTok. I will shave my head if Jake Paul loses. All right guys, I know what it is, but I'm having a little bit of an ugly day today. It's probably because I didn't work out, but I don't know what's going on. Something with my face isn't right today. I'm like, why did he randomly end his TikTok live? Yeah, bro, my phone just like crazy died. All right, um, we're back on TikTok. The phone's alive now. Somebody's calling in. Everything is right with the world. Hey, thank you for calling. This is Tyson.
Hey Tyson, I missed a call from this number.
Yeah, is this Arthur?
Yes, sir.
Arthur, give me just one second. I was calling about a property that I believe you submitted some information to our website in San Antonio, was it?
That's correct.
Are you still looking to sell that property, Arthur?
Yes, sir.
Well, that's great. We are looking to purchase properties in your area. I would just need to ask you a few questions about the property. See if it's something we'd be interested in buying, and then we'd be able to make you an offer. How's that sound?
Sounds good.
Amazing. I'm getting it pulled up right now. While I do, can you kind of catch me up to speed here? What's going on with the property?
Uh, I have to— I have another house, and then, uh, what I live in, I've been here for 35 years. I've had that one for 45 years, and, uh, my mother-in-law stays there now. She's 94 years old. And I've got quite a few medical bills, so I need to, you know, liquidate it. You there?
Yeah. Yes, sir, I am. I'm just, I'm just making sure that I understand everything correctly. Okay. So you said your 94-year-old mother-in-law is living there?
Yeah, she lives there now. She's a tenant, but she's going to move in with her daughter and I'm going to go ahead and sell the property.
All right, good deal. So you said that she's gonna move in with her daughter?
That's correct, she has 3 daughters.
Okay, excellent. And do you know, like, is she set? Like, if you told her, hey, we're selling the house tomorrow, like, do you know when she's gonna be ready to move?
I would say it'd be, being the process that she has quite a bit of stuff, I would say like 60 days.
Okay, um, and you said that— so we're selling this house, we have some medical bills we need to pay off?
That's correct.
Okay, um, how soon do those need to be paid?
Well, I'm paying them monthly, but they're, they're, uh, trying to throw me behind on everything else, so—
gotcha.
That's why I need to go ahead and— yeah.
Okay, um, so let's see. Mother-in-law needs about 60 days to move. If we were able to buy this from you and have it closed in 60 days, would that be everything you would need?
That's it.
Okay. When was the last time you were able to see the property yourself?
Uh, so like about a month and a half ago.
Okay. And how was the condition?
The condition is good. I've got— put siding on it. The roof is about 10 years old. Water heater is 4 years old. It's going to need some, uh, uh, the— not only up in the kitchen and in the restroom.
Okay, it'll need some new flooring in the kitchen and restroom, right? Okay.
Um, the rest of it's wood floors.
The rest of it's wood floors. Gotcha. I'm seeing on the internet that it's, uh, 2 bedrooms, 1 bath, just under 900 square feet. Does that sound about right to you?
That's correct. We've got a huge backyard here.
And it has a huge backyard?
Huge backyard, yeah.
Nice. Um, is there anything back there, any kinds of sheds or anything like that?
Uh, I got the— there's like 2 small sheds back there that we need to move out.
Yeah.
Okay. You said you would need to move them out?
Move them out, or we can just leave them there. It doesn't matter, but they're just— we need to take the stuff out of them.
Okay, understood. Okay, now, um, is there, uh, is there anyone else that's getting me involved in making this decision? Like, do you have, uh, is there anybody else on title or anything like that?
Uh, just my wife.
Okay, and have you had a conversation with her about selling the property?
That's correct.
Okay, so, uh, typically when people choose to sell a house It is a planned event. I want to know, when you spoke with your wife about selling it, did you guys have a conversation about how much you'd like to get for the property?
Uh, looking at about $140,000.
About $140,000?
Mm-hmm. Okay.
And so as far as the property's repairs, you're saying there's some linoleum in the kitchen and one of the bathrooms that need to be replaced. Uh, you said the roof is 10 years old, so we're good there. Um, how about the, uh, AC?
The AC are just window units.
Window units, gotcha. Okay, right.
And it does have, uh, burglar bars all the way around. And like I say, it's got the siding that's about, uh, 10 to 12 years old.
Is the property on city sewer?
Yes, it is.
Okay. And then I'm kind of looking on Street View. There's not like a carport or garage, right? It's just sort of a driveway.
That's correct. It's got an alley in the back where you can exit out of the alley if you need to.
Okay. Um, Just curious, is your mother-in-law paying rent?
No.
Okay.
And in a perfect world, assuming you said $140,000?
Right.
In a perfect world, assuming we can pay you the price you're asking for, we can close in 60 days, is there anything else you would need to figure out?
No, everything's good. Just Just about the closing cost, stuff like that. So anything?
Okay. So let me ask you a question. If we were to buy this property from you as it is and we paid all the closing costs, what's the best price you could do?
I would do probably like $130,000.
$130,000? Mm-hmm. Okay. Okay. So just so I understand correctly, if I could take this back to my underwriter and we pay all the closing costs, we buy the property from you as is, and we give the mother-in-law enough time to move out, is it— so, you know, what would be the next step for you then?
Would be to pay off my bills. Okay.
But you'd be ready to get that move-in and put it in writing?
That's correct.
And how about your wife?
She's in on it. She wants me to decide what to do.
Okay. Let me ask, are you guys like, are you home right now?
Yes, I am.
Okay. And is your wife?
Yeah, she's actually laying down right now. She's sleeping.
Okay. Do you know? Well, here's what I'd like to do, Arthur. Do you know when she'll be awake?
Probably about an hour or so.
In about an hour, okay. Well, here's what I want to do. Let me take this to my underwriters. They'll let me know what we can pay for the property, and then I'd like to give you a call back and kind of go over it with you and your wife. So would the best time for me to do that be— would be to call you in about an hour?
Yes, sir.
All right, amazing, Arthur. Well, that's what I'm going to go ahead and do. Again, my name is Tyson Smith. Okay, if you have any questions between now and then, this is my number. Please feel free to text me or call me.
Okay, I will, sir. Thank you.
All right, let's get this done for you, Arthur. We'll be in touch soon.
All right, thank you, sir. Take care.
You too. Bye-bye. It seems like a fucking good deal. I don't know for sure. Because it's goddamn Texas and it's a non-disclosure state. But there's a lot of new builds in this area. Like, they're knocking shit down and rebuilding stuff, bro. No chewing gum on the calls. I'll do— I'll chew whatever I want on the calls, bro. Whatever I want. Sales Lift Auto blows. This isn't Sales Lift. What's the minimum population of a city you'd wholesale in? I don't have like a minimum. Milkity milkers, says Tyson. Milkity milkers, bro. What? I'm so weak. Your face when you said burglar bars. Yeah, I'm like, what the fuck? Here's the thing, bro. I'm looking around on Street View and this place is fucking sketch. Those of you guys who are watching on YouTube, you guys can kind of see like what the fuck are these houses next to it? Like there's some straight up trap houses. But when we look at what's for sale in the area, so the house is like right here. Yeah, it's, it's literally this one. When we looked what's for sale, we got this. It's a really big lot, sale $525,000, a little bit bigger. We got a $425,000 for sale. That's a lot bigger, new build. $375,000, lot bigger, new build. $350,000. The only thing around that price range that's for sale is $150,000 and it's just a lot. So this should be a deal, um, no matter what way we put it. So we'll go ahead and we'll lock this one up at 130. He said we got him down to 130. I'm gonna offer him like 119, I think, and then we'll work our way up. We'll call him in an hour though. I'm doing YouTube Live since when? Since TikTok keeps banning me all the time. So guys, I'm live on YouTube. On YouTube, you guys can see my whole screen too. You guys can go check me out over there. If you do go on over to YouTube, make sure you sub. How do you skip trace numbers, bro? I use batch leads. Have gay guys ever complimented you? Guys, dude, my DMs are a crazy place with the gay fellas. Listen, dude, I don't got any beef with the gay fellas. I like the gay fellas, but the gay fellas be hitting me up in the DMs asking for OnlyFans info. It's like, yo, listen, bro. I don't play that way, but shit, if it pays for marketing— no, I'm just kidding, I'm just kidding. What's a non-disclosure state? They don't disclose the sales price of homes. So right now, go to San Antonio, look at houses, look at their sold price, just no info on there, bro. What's good, Vinny? How are you, dog? Hey, V Walsh, what's up, dude? V Walsh, I'm excited to get to know you in, uh, in the call tomorrow. How much you spend on marketing a month? At least 20 G's, but we're ramping it up like crazy. Did you just get banned? Is that why TikTok stopped working? No, Anthony, my, uh, my, uh, my phone just died. We're back on TikTok though. Um, is anyone in his community? Yeah, BJ Wallace, there's a couple people in there. There's a couple. I don't know if Rage is still in there, Lofus, or— but there are some people that are in the community in the chat if you have some questions or something for him. You're ripped, bro. Thank you, dude, I appreciate you. Another day, another dollar. Absolutely right, Corey. What time are your calls at, Tyson? I wanna sign up. The calls are at 4:30 Arizona time on Tuesday. They're all recorded. My dad passed away. I have 2 pieces of property for sale in Kentucky. Yo, if you wanna send me a DM on Instagram, I'd be more than happy to take a look and get you an offer, dog. Nick, what are other non-disclosure states? I don't know all of 'em. I can tell you Texas, Missouri's one, South Carolina's one. There are plenty of others. Do you think you can play video games and cold call at the same time? Absolutely I could. I've done it before. Nice fake brick wall. It is pretty nice. It's like $40 on Amazon. Hello, what's up Sarah? People still wear their hat like Goofy's? Fuck yeah, bro. You know what? We'll even get a little bit more crazy with it just because you said something.
All right.
Will you ever have cold callers again? Maybe. I'm always, bro, I'm gonna do anything. I'm gonna Whatever the latest greatest marketing strategies are, I'm rolling with it. Convince me to buy something. I don't wanna convince— I don't convince anybody to buy anything, dude. You take creatine? I don't, but it's just 'cause I get enough creatine in my natural diet 'cause I eat a fuck ton of steak, where my creatine levels would be way too much if I supplemented with creatine. But if I didn't, I would absolutely supplement with creatine. Any other way I can contact you? I don't have IG. Yeah, Barracuda, just send me an email, dude.
Tyson@webuyhomescash.com.
Do you buy land with no house? Yes, I will. All right, do you need a realtor's license? No, you do not. Steak is delicious. Fuck yeah, it is. I love steak. Is inbound marketing more profitable than cold callers? Yes, but it's a higher upfront cost. Yo, it's Deca and Trend season, boys. Dude, guys, I've never taken steroids. I am on TRT though. Alright, where is the cash? Where is it, bro? I'm looking to find it. What do you think about Grant Cardone? Grant Cardone is the fucking shit. I had the opportunity to meet him, spend a couple weeks, spend a couple days at his office with him. Grant Cardone is that dude, bro. How old are you? I'm 25. You should go vegan. Absolutely not. In fact, I went vegan. I went vegan for a week after I watched the documentary on Netflix called Game Changers. Showed all these swole dudes, basically said that vegan was good for gains, said it would make your dick bigger, all kinds of shit. And I was like, alright bro, let's go vegan, let's give it a shot. Went vegan for like a week, basically was surviving off of like Chipotle. Shit sucked so much, bro. I was eating fucking bell peppers and shit every single meal. I felt terrible, bro. Awful. And then all this information comes out that all the shit in Game Changers is just bullshit propaganda. It's like, okay, yeah, well. Learned my lesson there, because I was very outspoken about it. I was like, yo guys, I saw this documentary, going vegan is the truth, we all gotta do it. And everybody in my frat was like, fuck you, bro, that sounds stupid as shit. And I was like, no guys, come on, trust me. But I did it, and then after a week I was like, damn, you guys were right, this shit sucks. Where's the fucking burger, bro? Dude does whatever YouTube tells me. Dude, eventually sound— let me tell you something about me, bro. I will absolutely do something. Like, if anybody who's in the position that I want to be in tells me to do some shit, I will fucking do it. That's just how I'm wired, bro. If I see somebody that's fucking jacked and he says, yo, this is what you got to do to become jacked, I'm gonna listen to that. If I see some dude that drives a fucking Ferrari and he's like, here's how you get rich, I'm gonna do that. Now, where I draw the line is with some motherfucker who doesn't have the shit that I want, starts trying to tell me what to do. Why is it always the motherfuckers that are single or in some shitty-ass relationship giving relationship advice? You don't take relationship advice from them. They don't know what the fuck they're doing. Why is it always your broke boys who are trying to tell you what the fuck to do with your money? Don't take advice from them. They're fucking broke, you know. But dude, some dude that fucking has a bunch of Ferraris and a McLaren and all that shit, he's trying to tell me what to do, I'm gonna perk my fucking ears up and I'm gonna listen. I'll do whatever the fuck that guy tells me to do, you you know. What's your favorite listicle? All of them. Like a priest. What's your experience, bro, with TRT? TRT is the shit, bro. As soon as I got my testosterone right, every single area of my, of my, uh, of my life improved. Who told you to wear so much jewelry? Nobody did. I just fuck with jewelry. I like it, I wear it, bro. This is my shit. I love jewelry. I like nice shit. And you know what? I'll be getting more of it. Entire online dating space is loser dudes who can't keep a woman, try to justify it. I don't know where that comment came from, kind of out of left field, but, um I don't know if I agree or disagree, never really done the online dating thing. You're the realest dude on this app. Thank you, bro. You're the second realest dude. Triple dialer? Nah. Get jewelry for your bulldog? I'll tell you what, I would like some jewelry for my bulldog. I'm trying to stunt Gamble out in a big-ass fucking David Yurman Cuban. But I don't know that I want to spend fucking like 5 racks on my dog's jewelry, dog. Alright, uh, so do you have a real job or do you just sit here all day looking for— Zane, pretty much. I just stand here and look important for the vast majority of the time. No, I'm just kidding with you, bro. I just, I run a couple companies, that's what I do. How'd you quit drinking? Very simple, bro. I just stopped putting alcohol in my mouth. Like, how can you possibly bring in money? Well, couple different ways. Number one, my primary source of income, the way I make the vast majority of my money, and when I say vast majority, I mean literally 99%, is I wholesale real estate. We're buying and selling houses all across the United States. We're fucking moving. We're, we're wheeling and dealing, bro. Second way, social media. So I get paid a very, very tiny amount for the amount of views and shit I get on TikTok and Instagram. We're talking like $100 a month or something like that. Also affiliate marketing. I probably make about $1,000 a month in affiliate marketing. And then also I just barely started an education platform where I tell people, or I show people how to wholesale real estate. You can sign up for that. It's It's $69 a month, super cheap. It'll show you everything you need to start wholesaling real estate. And also, I got a bunch of fucking dogs in there, some fucking grinders, people who are gonna make a fuck ton of money. I'm excited to watch them do it. All right, how you liking the Benz, dude? Honestly, I really like the Benz, but here's my thing, bro. I miss having a sports car, dog. The Benz is fucking comfortable, bro. It's luxurious as shit. I'm going fucking 100 miles per hour and it feels like I'm going 50. Like, it's just nice, dude. But I miss driving a sports car, you know. I like something with a little bit more pizzazz. Email again, I just sent you one, it said no address. Tyson, T-Y-S-O-N, at webuyhomescash.com. All right, get a Camaro before they disappear for good. Nah, I don't really fuck with American muscle cars, bro. The Camaros, the fucking— all that Dodge shit, the Mustangs, not really my style. G-Wagon, I do fuck with it. Did you say $69 a month or altogether? It's $69 a month. What school did you go to? I went to the University of Alabama. How do you know when to start inbound marketing? I'd say when you have like 10 G's to spend on some marketing. Are you wholesaling to funds or you skip trace local investors for each property? I, I don't wholesale to funds. I pretty much sell all my deals on market. You a BMW guy for sure? I've never driven a BMW. I've had two different Mercedes though. All right, let's make some more calls. Oh dude, I forgot, we just totally have a deal on the fucking line right here. We just need to wait an hour. Let's see, I don't remember when I had that call. Let me change it to needs offer. I'm gonna email it to my boy Doggo real quick. Alright, okay, 18 minutes ago. Perfect. 45 minutes, I need to give that guy a call. Let me set a reminder. Alright, doesn't have a reminders app. Alright, you guys remind me in 45 minutes, please. Let's see, what time is it? It'll be what, 3:30? Alright, 3:30, guys. We need to call him and get that deal locked up. Have you ever not made money from inbound marketing? No. You need to get you a Jaguar. In fact, Mitchell, my best friend/operations manager, he whips a Jag. It's fucking dope. Lease or buy a car? I have no idea, bro. All right, I just got an email from Chip. All right, what's up Chip? Living Kentucky, father passed away a year ago. Hey, RIP to your dad, bro. I'm sorry to hear that. I've got 3 pieces of property for sale, one commercial, the residential, 2 in Kentucky, one in Okeechobee, Florida. He wants me to send him a text.
All right, that's me.
Well, hey bro, what's up? Um, do you just want to email me the property addresses so I can take a look at them? You can call. No, I'm not going to call you on live, but if you want to, if you want to just email me the, the properties, I'll take a look. You need a solar partner? Fuck no, I don't. Solar stays fucking up my deals. I got beef with you solar guys. All right, yeah, F-types are dope. Dude, they are, bro. They sound really good too. Um, what was your major in college? Dylan, I majored in finance and real estate. Nick, oh yo, we got Nick. What's up, dude? I didn't even realize it was you who asked that question. Good to see you, Nick. Uh, when you pull lists, what would you do, one state at a time or a specific list of multiple states at one time? Nick, I typically do one state at a time. Patricio, hey Tyson, can you recommend a good city to start virtual? I live in Central Valley of California. Um, Patricio, dude, all of them, man. I don't even know what to tell you. Different states work for different people. Um, all of them are good, man. I like— I really— I would just say stay away from non-disclosures at first, but besides that, you're good. Why a bulldog? Because they're the best, dude. Bulldogs are the best dog breed. And that's just, that's just that, bro. All right, let's make some more calls, shall we? Is this wholesale? Just joined. Yes, it is. Yo, what's up, Tanner Osborne? How are you, bro? Guys, dude, if you guys haven't— Tanner Osborne, he just left a comment here. This man's fucking killing it flipping couches. I met him because I was giving away my couch and he took it and he was explaining to me how he's flipping it, making all this money. I'm like, I was like, damn, bro, that's fucking sick. And now he makes a ton of content showing other people how they can flip couches, so I highly recommend you check his shit out. Cool fake brick behind you. Thank you. Cool index ring. Thank you. Lol, lol. All right, yo, The Horse Ranchman, thank you for following, bro. Do you hire cold callers? If so, what call center? Travis Speaks, when I was doing cold calling, I did hire cold callers. I don't do cold call marketing anymore, so I don't have any. I have $30K, should I do PPC ads? Yes, Anthony, you should. I highly recommend it. Ashley, what's up? How are you? All right, we got Donnie again. I already called this guy, whatever, fuck it, we'll call him again. Donnie. Donnie in Fort Wayne, Indiana. How long did it take you to get your first wholesale deal when you started? Like 2 or 3 months, Phil.
Please leave your message.
Call him again. Fire hat, to be honest. Thank you, Ashley, I appreciate you. How does solar mess up a deal? Because you slap these fat-ass solar leases on my properties and then they fucking eats up all their equity, and then they need to bring money to closing table. It fucks me. You never leave voicemails? No, Coco Homes, I don't leave voicemails. What phone software do you use? Smartphone.io. Do you wholesale a lot of your deals then if you sell them on market? No, Tanner, I'm not wholesaling them. I don't take them down. I list them on market while it's under contract. It's a lot of novations, bro. Send me a DM, I can explain more to you. Um, all right, Donnie didn't answer. What do we got next? Mark. Wait, I already called all these people. We had another Mark. Saginaw, Saginaw. Reason why you don't cold call? Travis, I don't cold call because I find you can get better—
your call has been forwarded—
because you can get better leads from inbound marketing. What I mean by that, cold call on average 1 in 70 leads to a deal, meaning you need to generate 70 leads to get 1 deal from cold calling. PPC, on average, 1 in 20 deals. My team's running 1 in 11. I only have to generate 11 deals for every single contract we get, meaning my salespeople got to spend less time dicking around with people who don't actually want to sell and more time locking up deals. All right. 111 for which strategy? Inbound. All right, I had the Severed Lime Liquid Death the other day, was fire. I've never had the Severed Lime one, but I'll tell you what, dude, I had the Lime Perrier at the movies the other day and it was fucking dank. I loved it. Absolutely, Tanner, please do, man. Dude, Tanner, bro, yo, hit me up for sure. I want to have you on the podcast. We can have you talk about, about what you're doing, bro. All right. Oh, no way, bro. Dude, Doggo's telling me that house I was looking at that I thought was a deal, they were asking $130,000. He's saying we gotta offer $58,000. See, bro, non-disclosures, dude. Fuck yeah, dude, that sounds crazy. Raw Tanner. You're pretty iced out, dude. Thank you. All right, more calls. All right. Inbound is pretty broad. Can you elaborate? Meta leads. So Facebook and Instagram, um, TikTok leads, um, YouTube leads, and Google pay-per-click. Where do you get funding for deals? You don't need funding, bro. I'm buying them and selling them while they're still under contract. I never actually come up with the money to buy the houses. Why not VA and inbound? Because I'd rather use my money on the ones that's getting me more deals. But one that I might add in, have both of them, we'll see. Eventually there's a certain economies of scale where you can't just keep throwing money inbound, so.
Please leave your message for 5.
Yes, I will wholesale land. No, I do not target land. Where are you from? I'm from here in Arizona. How do sellers react to seeing their property on market after going under contract with you? Bebel, I'm super upfront with them. You guys will see, I tell them like, hey, listen, I'm gonna utilize the MLS to sell your property. I'm gonna fucking— I'm gonna sell it, I'm gonna send it to all the hedge funds. Like, I just tell people what I'm doing. What is your cost per acquisition if you're running inbound ads? Firewind, I actually don't know. I don't know what our cost per deal is. I'd have to find— we have it somewhere on like a scorecard, but I don't know what it is. Wait, wait, where— what's your favorite state? My favorite state is Arizona, where I live. All right, we got Walter in Rumford, Rumford, Maine. The fuck, dude? No, it's not beer, it's sparkling water. This work in Canada? You can't do it with Canadian real estate, I don't think, but you can do this in Canada, just you just have to market in the United States. This kid doesn't know what ABM is, lol. No, you're absolutely right, I have no fucking idea what that is. All right, we got Belinda, Carlsbad, New Mexico. All right, Breaking Bad, baby, let's go! I live in Mexico. Word.
Thank you for calling Belinda.
Calling again, calling again.
Thank you for calling.
Calling one more time, we go for the three-peat.
Thank you.
God damn it. All right, you sent the addresses. Let's take a look. All right, are these calls real? Yes. What benefits do sellers go under contract, you can list on the MLS rather than do yourself? B-Bell, the reason why is because when I have a conversation with somebody, they can just tell I know what the fuck I'm doing, dude. I just exude competence. People are just like, all right, yeah, no, this motherfucker, he knows what he's doing, right? And we do that because we are knowledgeable. I know how to get a property sold fast. Here's the thing, dude, on average, you list your house on the realtor— you list your house on the market with the realtor here in Arizona, it's gonna take you 90 days to sell that house and actually get paid. I'll do it for you in fucking 45. I had this problem with Facebook leads, lots of fake entries. No, these aren't fake entries or anything, it's just I'm just dialing an uncontacted list. It's a hotter list, but less, uh, less, uh, fucking pickup rate. Dude, who is this guy lecturing about ABM? Dude, why are you— I, I got to forget here. I can't do any bullying or TikTok will ban me. But like, why are you— why do you have such a stick up your ass about this? All right, we got Eric in Durham, North Carolina. I don't know what ABM is, dude. I don't know. This dude's yapping about it. Why wouldn't you call that last guy? Which last guy? Will you ever get another dog? Yeah, it'll be an English Bulldog though. ABM is you targeting business-to-business companies, not individuals. It's totally not relevant. Okay, I mean, I know it's not relevant because if it was, I would have heard about it. All right, I just mean that I would get inbound leads from social and lots of dead ends. Did close deals though. Dude, I mean, yeah, here's the thing, bro, with any lead source, you're gonna get people in who aren't actually good leads. I love English Bulldogs. Yeah, dude, they're the best. How do I find a cash buyers list? Jimmy Green Sox, I have an entire YouTube video on it, bro. I have an entire YouTube video showing you how to build a buyers list. Give reasons why Bulldogs over other breeds. Number 1 reason, because I like them more over other breeds. Durham, let's go Duke! Is that where Duke is? What's your contracts website? www.freewholesalingresources.com. The link is also in my bio.
Your call has been forwarded.
Damn.
All right, homeboy sent the, uh, sent the addresses his other properties. Let's take a look at them. Let's take a look at these guys. Okay, so we got All right, so that's not even showing up, so that's not a great start. This one is. Oh dude, these houses are This shit isn't selling for anything, bro. I don't know about that. I don't think I'm gonna be interested in that. I think you're just gonna have to list that one on the market, bro. Um, what do we got here? This could be something. Big old trampoline. Okay. How much do you bench? 315. Um, he's on trend. No, I'm not. I'll tell you what, guys, I was interested in doing steroids. I've never done them. I am on TRT, but I would never take trend. That shit is so fucking toxic. What kind of Rolex is that? I've been looking to buy one. Uh, this is a Rolex Submariner, no date. What happens if the cash buyer backs out on closing day? Uh, I make them give me $15,000 non-refundable EMD. So in the event that they back out on closing day, I keep their non-refundable EMD. Do you use state promulga— I don't know what that word means— contracts, your own custom for each state? Yes. TRT is still performance enhancing, buddy. When did I say I— I said I don't take steroids. I get a lot of inbound stuff that's already on market. What's up with that? Yeah, dude, you got to make sure you, uh, your— whoever's running your ads is looking for shit like that. What's up, Rob? How are you, bro? Trend gives you Alzheimer's 30 years early? I bet, bro. That shit's got to be terrible for you. What's up, Pats Nation? Who runs your ads? Uh, dude, the person who runs my ads is actually going to be going public with it. Not IPOing, but they're coming out with a company where— because right now they pretty much only work with me, but, uh, they're coming out with a company where you guys will be able to buy their ads. As soon as they do, I will let everybody know about it. Once you get a contract, does the seller pay anything at the time you execute the contract? No. Let's see the hair. What do you mean? My hair is crazy. I didn't do it, obviously. I'm wearing a hat. But they're pretty good piece of property. Yeah, bro, I emailed you back. Um, how much are you looking to get for them? All right, how do you find the people who run your ads? Creatine, I'm very much on the internet, dude. I'm just out there. People know I buy houses and then I wholesale and then I do a good job of it. So I was out there being on the internet showing I wholesale houses and this person approached me and is like, hey, I want to generate leads for you. You don't pay for them, just you close them and then give me a portion of the proceeds. And I said, let's fucking do it, bro. What's a good jeweler in Arizona to get a watch? I live out here. Uh, Nick, I got mine from Um, what's it called? Estate— it's the Estate Watch and Jewelry Company is where I bought mine from. Funny story about buying my watch: I, I knew nothing about like buying luxury goods or anything like that, and I didn't negotiate on the price at all. I just walked in, saw the sticker price, said, yep, I'll pay you that much, just bought it, bro. So I definitely overpaid, but whatever, it's okay. What is a mortgage and how does it work? Bro, a mortgage is a loan for a property, and it's a— you— mortgage is just a lien on your property. That is, you have the house as recourse for the loan. Tyson, a little under fair market value. You got to tell me what that is, bro. You have to tell me what number it is, dog. Cute watch though, thank you. What part of Arizona are you in? I live in Scottsdale. My office is in Phoenix. All right, we got K. Cosmopolis. Cosmopolis. Cosmopolis. Cosmopolis.
Your call has been forwarded to an off—
Cosmopolis.
Cosmopolis.
How the fuck do you say this name? Cosmopolis. Cosmopolis. I got it right. Cosmopolis. Yeah, that'll be too much, uh, 68 Barracuda. I'm gonna be way less than all of that, way less, brother. What's the penalty if they back out of a contract while you're trying to sell it? Like the seller tried to back out of the contract? Hello, are you a part of the Elliott Group? No, I'm not. I did go to one of the Elliott, uh, trainings though. Andy Elliott's the shit, bro. That guy's fucking intense. What state is the most difficult for wholesaling? I hear people say Utah is. Can I have your watch? No. Rick DeVore, thank you for following, bro. Guys, I will never sell this watch. I don't care if this watch goes to fucking $0 or it goes to $100,000. I'll never sell it. I will give this watch to my fucking kids. Thank you for looking. Of course, bro. I recommend listing them on the market. What's your dream car? Dream car? Like, if you say, Tyson, you have any car right now, I'm going a, uh, Probably an SF90, but the car that I really want, like the car I'll be buying next, is a Huracán. You're boys with Andy? I wouldn't say we're boys, but like he knows who I am. But wow, it's like, I'm not gonna fucking text him and ask him out to dinner, but, uh, I've, uh, we've hung out a couple times. Not hung out, but I've I sound like such a fanboy right now. I've been to his office a couple times. I want the new TRX. Dude, the new TRXs are sick. I'm not really a truck guy, but if I was, dude, those things are badass. Have you ever wholesaled in Louisiana? Yes, I have.
All right.
Do you want to own any rental properties or just stick to wholesaling? Here's the thing, Specs Vision, I'm all about making investments, but I don't really like real estate, bro. It's kind of fucking boring. I'd rather invest into other businesses. Will I own more real estate? Yes, you have to, bro. If you're making a lot of money, you've got to own real estate. You're just gonna get fucked on taxes. But it's not something I'm like super passionate about. I'm way more passionate about marketing and sales. That's why wholesaling works. Is this an office? Yes. Are you in Los Angeles? No. You wouldn't get a GT3 911, bro.
I love—
oh, I got a fucking little, little GT. This is a GT2 RS fucking, um, model right here. Look, here's, here's the cars I'm gonna have. I'm gonna get a Lamborghini Huracán. I'm gonna get a Ferrari 458. I'm gonna get McLaren 720S. I'm gonna get a Rolls-Royce, uh, Phantom, and I'm gonna get a fucking GT3. You're rich, I thought. Why not buy one? Not rich enough to buy one. I knew you had a toy car. I got all kinds of toy cars, dude. I got every single car I just named off. I got my fucking Rolls, I got my— what is it? I got my McLaren right here, I got my fucking Ferrari right here. And I got my fucking Huracán Performante over there. It's too far away for me to just grab though, so. Does the hat help with closing? Absolutely it does. Do you think door-to-door sales is good? I think that door-to-door sales has gotta be probably one of the best ways to learn how to sell. Grant Cardone, what do you think? Huge fan of Grant Cardone. If you could start wholesaling from zero, I could start wholesaling from zero, what would you do? Exactly what I'm doing right now. Why do you do this in an office rather than your house? Because I'm not gonna have all my employees just come to my house, bro. What hat are you wearing? It's just an aloe hat. All right, I'm guessing he's not into muscle cars. I'm not. I'm going to do door-to-door North Carolina come April. Hey, well, look, dude, I wish you the best of luck, man. I hope you really take the experience and and use it to learn. You do FBA? No. Tyson the GOAT, yo, thank you, 13 Second Coverage, you're the GOAT. Channing Tatum, bro, I appreciate you for saying that. Playing golf? Yes, I do play golf. I'm not very good, but boy can I fucking hit the ball. How do you wholesale in Georgia with an attorney? It's easy. JD Wren, thank you for following, dude. What do your employees do for you? They do exactly what I'm doing right now. So they're buying houses, they're selling houses. How much money have you made in total? Dude, we've made millions. Millions, millions of dollars in assignment fees. What book are you currently reading? I'm currently reading this fucking Sherlock Holmes, baby. We're reading some fiction. These are the OGs from Sir Arthur Conan Doyle, and you know what? I'm loving them right now. It's so good. All right. "Is there any state that doesn't allow you to wholesale?" There are some, but there's ways around all of it. "How does the seller give you the EDM? Is it cash and you give it to title?" You mean the EMD? No, you wire it to the title company. "How do you constantly find cash buyers?" Several different ways. I list properties on the MLS. Number 2, I also am a cartel member of Investor Lift. "He asked you specifically why you always answer with 'we made millions.'" Such cap. Zane Rector, you've been in here, I don't know how long, at least an hour. You're just sitting, are you just like watching me just getting pissed off? You're just fucking furious like watching it like, fuck this guy, bro, but then just staying in and watching. Like, what's your deal, bro? All right, how would you wholesale in an expensive city? Same way you would in any city. It doesn't matter if the prices are high or low, there's just always an arbitrage in the middle there. So the prices are higher, you obviously have to offer more. If the prices are lower, you obviously have to offer less. What's your prediction for the market this year? I have no idea, bro. I don't have it. I don't have a crystal ball. I have no idea. I know you want a Lambo. What kind of Lamborghini are you hoping in the future? Lamborghini Huracán. I don't really think I have a preference between the 580 or the 610. I gotta drive both of them and see. Now, me personally, I'm thinking that the two-wheel drive probably be more fun, but most people I've talked to say you got to get the 610. So I don't know. How do you avoid taxes? I don't. I just have to pay a fuck ton in taxes. Do I have to get an attorney in the state of the deal, or— I'm sorry, I didn't see. How'd you figure out you had low test? I've had low energy the past year. Tanner, I wouldn't got it tested. I was going to do steroids, so I wouldn't got my blood work done. Turns out I just had low tests, so I was like, oh fuck, probably ought to not do steroids and just get off TRT. What type of rules? Phantom, he's playing GTA Online in real life. Dude, I've never played GTA Online. I've I've heard it's fun though. I played the campaign, obviously fucked with it. All right, how do you keep up on all the laws in each state? Dude, I got a badass real estate attorney. Gee, loud and obnoxious and people buy from you? Yep. Let's see the fit. Yeah, I'm just wearing— what is this? We got the polo and the pants. I'm wearing the low-top Nike Blazers today. Very simple. Were you in a frat? Yes, yes I was. All right, we got Carrie, Titusville. Dude, I hate Pennsyl— Pennsylvania is probably my least favorite state right now. Omicron. Yep, you got it.
Yes.
Hey, Carrie, this is Tyson. Looks like you filled out some information on my website about selling a property in Titusville.
I can hardly hear you.
Is this better? Yes. I was saying that it looks like you filled out some information on my website about selling a property In Titusville?
Yeah, you from the Grandview Estates?
Uh, no, I'm with We Buy Homes Cash.
Oh, I thought I was going through Grandview Estates.
I was looking for people local.
Oh, you're looking for, for local?
Yes.
Gotcha. All right, well, yeah, I mean, we're not— I'm actually based out of here in Arizona.
Oh, that's a long ways away.
Yeah.
Yeah, I prefer to work with people local and actually talk to them to their face.
Gotcha. There's no chance you would do business with me just because we're not there?
Right.
Okay, well, I can completely understand that.
Alright, well, thanks for calling anyhow.
All right, you have a good one.
You too, bye.
Bye-bye. Guys, in my early days, would I have tried harder on that? Absolutely. But here's the reason why I didn't. There's two reasons. Number one, that guy is clearly old as fuck. I don't want to have to do— like, here's the thing is, not only am I gonna have to gain his trust, but my first, my first order of business is I need to get his family members involved, right? Because I'm not gonna deal just directly with somebody that old. And, uh, number 2, I fuck this market, bro. It's already small. Like, I'm like, dude, I'm not gonna try and dick around with this to go make a $5,000 fee. Fuck it. Dead junk deal. We ain't dealing with that. Why don't you bring your Bulldog daily? Because my Bulldog is fucking dirty, bro, and, uh, that would mean he would have to get in my nice car and get all that shit dirty. Never manipulate old people. You should never manipulate anybody, but old people are just— that's an easy person to take advantage of. You're a fucking scumbag if you do it. All right, we got Joe in Bassam, New York. Hope I'm saying that right. B-A-S-S-A-M. Bassam. Bossam. Bassam. You ever gonna have kids? Absolutely, bro.
Your call has been—
I gotta look up how to say this one. Bassim, how many calls you make per day on average? On average, zero, bro. I don't make calls.
Basin.
Basin. Basin.
Basin.
Cool. I've got a trailer park for sale too, an entire trailer park. I'll buy it from you if you'll seller finance it to me. Are you doing prank calls? No. So this is just to show how it's done? Yes. You're averaging $5,000 every assignment fee? No, we're averaging $16,000 every assignment fee. The bots in the chat heavy today. Burberry, dude, do we got some NPCs in the chat? Did you play Red Dead 2 campaign? I didn't play all of it. I didn't finish it. Who are you calling? I'm calling some leads, bro. Some people have entered in some information saying they may want to sell their house. Who we calling next? I don't know. Nick Crawfordsville, Indiana, looks like. Lucky Borgen, same, we're following, dude. I love how honest and genuine you are, even if people don't want to hear it. Well, hey man, I appreciate that you like it. That's how we are. What time do you wake up and go to bed? I wake up at 6 AM. I go to bed anytime between like 8 PM and 10 PM. Tyson, what's up? When you started this, were you part of a firm company or did you start from scratch? I started from scratch with my dad. MPC's going bonkers. Yeah. Nick is a big basketball guy, I bet. Gotta be. I'm getting that vibe as well. Does your new course have novation training slash contract? No, Mexicano. This new program is meant to help people get into wholesaling. Novations is a lot more complicated, a lot more moving parts. I will be coming out with something for Novations in the near future though. Yo, Ape John Tonin, thank you for following. Turf Toff, thank you for following. Bro, I want to do this but I don't think I'm smart enough. Dude, Lucky Borgens, come on, look at me, bro. I'm no fucking genius. You don't have to be smart. Your side gig should be selling houseplants. You think so? How you avoid taxes? I don't know. Secondary school? I don't know what you mean by that. College? University of Alabama. My guy, what's up? What's up, That Dude FRJ? How are you, bro? How many employees do you have? Um, 3, 4, 5, 5 total. Do you buy wholesale to flip? No, I sell wholesale to flippers. How for cutting? How do I know how many calories to eat? Burberry Barry, you have to number one figure out your maintenance calories, so that's how much you can eat every single day and not gain or lose weight. And then I would start your cut at like a 400-calorie deficit. So take 400 off maintenance. Good to go. You don't need to be smart, but you need skills and the right mindset. That is true, Alec Talks Buffalo. You nailed it, bro.
All right, okay.
Why is Business Insider crapping all over wholesale real estate? I don't know, dude. Business Insider is a garbage fucking publication. Anyway, who gives a fuck what those guys have to say? When did you start? I started about 3 years ago. About that time for Albert's wife to wake up. You're absolutely right, we need like 13 more minutes. Do you do double closing so the buyer doesn't see how much you make? Nope, I do not. They see right there on the HUD how much I make. How much are your courses? Cheap as fuck, bro. $69 a month. Go get signed up in the bio. I essentially mean, do you need college to do this? Absolutely not, bro. Absolutely not. You work out before or after work? I work out before. I didn't work out today though. I was a lazy piece of shit. I had to get vulnerable with the people in Wholesaling 101, aka my dogs, and I told them, bro, I didn't work out today. But because I didn't work out today, I knew I had to go that much harder at the office. And I've been firing on fucking all cylinders today, bro. All of them. How many signups you have so far? Um, shit, I don't know. I think 26. I think we got 20. Yeah, 26. We got 26 people in the group. Yo, Josh Arredondo, thank you for following, bro. Also, your name, Josh Arredondo, that rolls off the tongue nicely. Uh, Logan, I signed up recently with RJ Bates' course and man, the knowledge in that course. Now I'm getting email bangers from you. I've been in analysis paralysis since 2020, very little action. Logan, bro, well look, I'm glad to hear you're finally starting to take action. The next step is you need to start doing income-generating activities, right? I want you calling some sellers, making some offers, brother. Whatever happened to the motel in the Poconos? Nothing, bro. I deleted that lead. Nothing. That's what happened. I have a package deal of multifamilies in Schaller, Iowa. Would you JV? Absolutely, I would. How much money do you put in when you first started? Nothing. Where do you get financial aid from for the homes you buy starting out? You don't need—
Your call has—
Guys, you have to realize with wholesaling real estate, you're not actually paying for the houses. So if I tell somebody I'll pay you $100,000, we sign a contract that says I'm going to pay him $100,000, that money is not due until the closing date, which is not on the same day you sign the contract. It's typically about 30 days afterwards. On that day, you need to come up with $100,000. So in between when we sign the contract and that day, I sell the contract to somebody else. So I'll sell that contract to somebody else for $150,000. At the day of closing, the guy I sold the contract to is gonna deposit $150,000 to the title company. The title company is gonna give the seller $100,000, and they're gonna give me $50,000. I didn't come up with any money. I didn't do any repairs to the house. All I did was find a house at a discount and sell it to somebody else. Somebody else. Do you have a degree? Yes, I have a degree in finance. No, I do not use it. So you do cold calling mainly? No, I don't do any cold calling anymore. You still hiring, guys? Uh, yes, we are going to be hiring very soon. Have you ever struggled to find a buyer? Yeah, absolutely. I mean, it's not like— like, here's the thing, if you have a really good deal, it's really easy to find a buyer, but But when you just get up to the scale I am, where we're doing fucking 20 to 40 deals a month, sometimes we have where we're like, fuck, alright, we gotta really do some marketing on this to find a buyer. I still do cold calling, why'd you stop? Robert2Dope, I stopped because now I have more money to spend on marketing. Do you need a degree within your field? No. Did you watch the Fury fight? Thoughts? I did not. Guys, I don't really watch sports. William, I went to the University of Alabama. If you don't find a buyer, you have to buy it?
No.
I have in my contract, it says me as the buyer, I can cancel this agreement anytime for any reason. What if you can't find a buyer? Do you have to buy the property? No. If you can't find a buyer, you have to cancel the contract. What market you in, brother? Robert, I'm in all the markets. Out of the fucking damn near 50 deals we have right now, they're across like 20 different states or something like that. Not even out earnest money? No. I also have, right after, guys, in my contract, which you guys can go download for free at www.freewholesalingresources.com, there's a section that says inspection period in It says, hey, during the inspection period, the buyer can back out for any reason. The immediate section after that says if the buyer backs out of the contract, they are refunded their EMD. Wholesaling real estate is tough. It absolutely is. It's not a fucking walk in the park, dude. You wouldn't get paid so much if it was easy. How much did you do wholesaling real estate last month? I don't know. How long do you give yourself to close? Typically 45 days to 60 days. Is there a fee paid to the owner? Yeah, the amount that they are willing to sell it for. How often would you say you have to cancel a contract? 1 out of 10. It, dude, it completely depends. I've had seasons in my business where we were only closing like 25 of them. Now obviously we had to make changes because we realized we were doing some shit wrong, but the goal is always to be getting that number higher, getting that percentage higher. All right, let's fucking go.
