What's up, Joe? What's up, Raul? How are you guys? Good to see you. Jonathan, will you take a picture of me just right now on your phone and post it on my story and just let everybody know I'm live? Let's go to the community. Let's let these guys know we're live. Where we at over here? Let's see.
TikTok.com/TysonSkeesREI.
Oops, that's an attachment. Almost Friday, I'm freezing. Who's Jonathan? Jonathan is— Jonathan, I don't know, what do you want to call your title? Master of Media? Chief Media Officer? He's the CMO. Doing calls? Yes, baby Draco, we're doing calls. We're doing calls for the next couple hours. All right, what the fuck is my TikTok link? Guys, I just need to post my links everywhere so we get some more people in the live. And we live on YouTube, I think so. Yeah, we're live on YouTube. How do I share my screen, my YouTube Live dashboard? Oh, oh, here we go. Oh, I hope this Are you live yet?
Yeah. YouTube.
All right, there you go. We got this. Yeah, this— what's up, David Call Jr.? How are you, bro? What's up, Sully? How are you, bro? What's up, 13 Second Covers? How do taxes work with wholesaling, bro? It's just earned income. So depending on your tax bracket, you basically need to put money aside from every single deal so you can eventually pay the taxman in April. My least favorite part of the year.
Okay.
All right. Back to our regularly scheduled program of making some deals happen, making some money out of thin air. Let's make it happen. How long did it take you to make your first wholesale deal? Paul, it took me about 2 or 3 months. If you want to get your first wholesale deal, I recommend going to wholesaling101.io. The link is in my bio. It's where I will show you how to wholesale real estate. You— it's everything you need to go get your first deal in 30 days, and I even front-load your first month's marketing costs for you. You're welcome. All right, what's up, my guy? Love the hustle. What's up, Zane? How are you, bro? I appreciate you being here. All right, is running comps on a townhouse different from a residential home? No, very similar, very similar. You just got to make sure that you're only comping against other other townhomes. How much money do I need to start up similar to this? Co dog 75. You need $65 or $69 to get started. 'Cause that is the cost of Wholesaling 101. If you join in that, you get number 1, full-blown videos showing you exactly everything you need to do. You get number 2, you get weekly calls with me. And number 3, you get 10,000 free leads to get started. So though you can go get your first deal with those 10,000 leads, you'll go make $30 grand, you'll go blow fucking $15 on bullshit, and then you're going to ask me, Tyson, where, how do I reinvest this other $15 grand so I can continue to do this? I'm going to say, no problem, I got you. Go-to cologne. I've been wearing a lot of Le Labo. So Le Labo makes some amazing scents. I've been wearing another, it's another 13 and Matcha something, Matcha 26 or some shit like that. Where are the leads from? The leads are pulled the exact way I show you guys how to pull leads on my YouTube video, How to Find Motivated Leads Using Batch Leads. So it's a pulled list where I come through, I separate out all these motivated factors, um, we filter it out the right way, and then we pull and we skip trace it. Is it a scam like Hustler's University? You know, I've never been in Hustler's University. I don't know if that is a scam, but I can assure you Wholesaling 101 is not. "How much do I need for a duplex in Anaheim, California or the area of Fullerton, California?" I have no idea, bro. That depends. Depends on what kind of deal you strike, whether you're buying it off market, on market, whether you can get some seller financing, whether you're using conventional financing. Too many factors at hand there, brother. "Matt, how much does it cost to have an attorney look over contracts to make sure it's all good?" Depends on the attorney and whatever their hourly billing rate is, brother. But I don't know why you'd need to do that. "Do you still use the 70% rule?" I've never used the 70% rule. The 70% rule is a great way when you're first getting started, But I have an entire math equation that I use to comp properties. If you want to learn that, that math equation, I cover all of that in Wholesaling 101. All right guys, let's get started making some calls. We got Richard, Richard Ventura. Real quick, let me check my YouTube live. What's up, David? Call solid, thanks. All right bro, we got 4 viewers over in YouTube. Shout out to you guys watching on YouTube. Guys, if you're interested in seeing my whole screen where you will see me comping deals, You'll see me using my calculator to get the MAO. Go ahead, roll on over to YouTube. I'm live there as well. Make sure you subscribe. Alright, back to making calls. We got Richard. Richard, Shirley, New York. Thanks, Cleat. Thank you, Andrew. What's your name on YouTube? It's Tyson Smith, brother. Link is also in my bio. Oh, you know what? I actually need to do—
Your call has been forwarded to an automatic voice message system. Ricky Ventura is not available. At the tone, please record your message. When you have finished recording, you may hang up.
Oh, this is the setup, bro. Check it out, Jonathan. Now I got— I can see my fucking YouTube chat and the shit that I need to see. That's what I'm talking about. This is baller. Are you calling warm leads from REI Reply? David, call— I don't use REI Reply. These are leads that I've generated in my business through either pulling lists the way I teach or digital marketing via TikTok ads, Instagram ads, Facebook ads, YouTube ads, Google pay-per-click ads. How long after creating your website did it take for you to start getting leads to come to you? Raw, it was immediately because I pay for leads to come to me. Hair looks better this way. Hey, thank you, Jared, I appreciate you. Patrick, what's up, brother? How are you? What formula do you use? The Drummer Boy, the formula I use is I take ARV, I subtract the selling cost, I subtract the closing cost on the buy side, I subtract the repair cost, I subtract the investor's profit, I subtract the holding cost. That gives me the dispo price. I subtract $20,000 off the dispo price to give me my wholesale fee. That gives me my MAO. No voicemail. Hey, the reason, Matt, I don't leave a voicemail is because I'm live and I don't want it to read off their phone number. Didn't you say you paid $20,000 a month for your leads? Yes. You are so loved. Romans 10:9. Hell yeah, Caroline, I love you spreading some good vibes. All right, so Richard, Richard, we'll call him again. Let's see what's up with Richard. I'm guessing that pays off. Yes, it does, bro. You got to spend money to make money. That's just the— that's just the law of the land, man. Unless you're willing to spend time, because you can also spend time to make money, but I'd rather spend money.
More scalable.
You're the next Jordan Belfort. Well, Jordan Belfort was kind of a scumbag. Now, I love the movie just as much as the next guy, but I want to be better than Jordan Belfort because I want to show you guys how to make money ethically, not being a scumbag. But I hear his sales training is really good. He is somebody I'd really like to meet. If I got my top 5 people that I think I would like to meet, like to have dinner with or maybe to come on the— here's what we'll do. My top 5 podcast guests. I'm saying number 1, Andrew Tate. Number 2, Dave Portnoy. Number 3, Josh Richards. Number 4, Dwayne 'The Rock' Johnson. And number 5, Wes Watson. Wes Watson podcast would go unreal hard. I actually DM'd him asking if he'd come. He said I had to pay him $20 grand. Makes sense. Would you ever do a podcast with Mr. Tate? Fuck yes. Isn't Josh Richards a TikTok dancer? Yes, something like that. But that guy's dope. All right, we got somebody, Shanice. Where is this? Where's this property at? Shanice. Spiro, it completely depends. I mean, I can't give you like a range like that. Like, I can't just say, oh, you usually go $20,000 less than what people are asking, because it completely depends on so many other factors. Where the property is, how much they're asking, all kinds of things. Oh, I would love Brad Lee and Gary Vee. They're definitely— those two are definitely my top 10 as well.
Please leave your message for—
oh dude, I would love to have an HGTV show, David. I would love that. Wes Watson still gives off white supremacy vibes.
Ooh.
Well, I don't like that, but I just like his attitude of like, fuck you, get in shape. I think that's dope. How was the course Monday? Oh bro, the first call was amazing, man. It was so cool getting to know everybody. We got a solid-ass group of people in there, bro. Everybody was such a Chad. They were all dope. Do you have your own real estate portfolio? No, Matt Smith, no, I do not. Are you a millionaire? I do not have a million dollars liquid, and until I have a million dollars liquid, no, I'm not a millionaire. Yeah, I could go through, I could say things about like company valuation and assets and these kind of things and make the case, but I don't believe in that, bro. Once I have fucking a million liquid, then yes, I'd be a millionaire. But right now I'm not. I might have a deal on 4 duplexes. Can you help? Of course I can, bro. This is exactly— 13 Second Covers— why you need to be a part of Wholesaling 101, because in that group is where I will help people with deals like that. All right, next we got Michael Gross. Oh, I shouldn't have said his full name, but we got Michael Jennings, Missouri. Sorry for doxing you, Michael. We'll make sure not to say your address. What is your largest asset? My largest asset is the company. Or the companies. You ever watch Jerry Norton? Yes, Jing Room, I've seen Jerry Norton's videos. Very helpful, very intelligent guy. Michael, no answer? That's ridiculous, we'll call you again. Alright, banging out them calls, yes sir. Daddy's money overhyping cold calling real estate. What are you talking about? What do you mean? How old are you? I'm 25. Will you get Grant Cardone on the podcast? Yes, I will. Eventually. Your dad should do TikTok Lives also? Oh, absolutely not. My dad is not a fan of being on camera. I've only caught a couple Lives so far. When was the last time somebody answered? Well, I just started. We've made 3 calls and no one has answered today yet. So that's just how it goes, brother. Next we got Vershanda out of Rayville, Louisiana.
Please leave your message for— for—
Come on, brother. Answer your phone, Vershanda. Whatever, I'll call you again. How many cold calls you bang on a day? So guys, I'm only cold calling when I'm live. It's not something I'm doing.
Please leave your message for 409-599-0707. Nothing has been recorded. Record your message after the tone. Simply hang up when done, or for delivery options, press the pound sign. Okay, dude, smartphone.io, you guys are fucking up real bad. You guys are fucking up real bad and pissing me off, and I'm gonna have to find a new VoIP. All right. I feel like you got to dial 500 people a week at least. Absolutely, dude. I'm a realtor. I mostly do cold calling. Any advice on that? Yes, Mario, be yourself, be confident. All right. Do you run your comps differently in every state? No. Yo, what's up, Rage? How are you, brother? Good to see you in here, man. I hope that— how's that deal in Wisconsin going for you? Rage? What company do you own? I own several. Okay, Rachel. My text yesterday from smartphone didn't work at all? Jesus, they gotta figure it out. Stop calling me, no. Both lives at once, going crazy. Yo ho, respect. Respect for you being on both. You stream this from a smartphone or a camera? This one is on, if you're watching on TikTok, it's on my smartphone. If you're watching on YouTube, that's a camera. All right. Do you open a separate LLC per state? No. All right, we got Rachel, San Antonio. What the f— Dude, why is this messing up so bad? Call ongoing. No, it's not. Dude, smartphone sucks ass. Excuse me. Smartphone, please stop sucking ass. Oh no, it's okay. They're just like, no, I'd rather just suck ass. All right, let me fucking remove the extension. Remove. And let's go back to smartphone, get it redownloaded. Jeez. RingCentral, my guy. Yeah, I need to get that. Oh, apparently my mom is— apparently my mom is in the live. Hey, hello, Mom. I love you so much. My mom is not pleased with me saying my number one guest is Andrew Tate. My mom is not a fan of Andrew Tate, but that's okay because you know what, we're all allowed to have different opinions, and I happen to like him, but I love my mom even more. You focusing on Louisiana today? No, man, I'm calling everybody. W, Mom. Dude, my mom— my mom's a goat, for real. She is. And nothing would be possible without that woman. Alright, what's your go-to phrase for cold calling? Mario, my go-to phrase is, hey, this is Tyson, have you thought about selling your house? Done deal, bro, we're starting a conversation now. We love that, rockin' and rollin'. Tyson, have you had any females sign up? Yeah, dude, we have some chicks in the course, bro, and they're all dope. And I love them all. All right, some of the shit Tate says is crazy. Yeah, bro, absolutely, man. Some of the shit he says is crazy, but he also says some really cool shit that I'm all about. Oh man, dude, this is— oh, fuck. Alright, okay, we got the smartphone redownloaded and ready to go. What's up, homie? How are you doing, bro? I remember when you had the LED— the LEDs in the back. Oh yeah, bro, that was a good— that was a good backdrop. I like that backdrop. Okay. Alright. Now we're back to fucking— Now we're rocking and rolling. Alright, just waiting to close and trying to get updates every week. I love it, Rage. Let me know if you need any help with it, bro. Spiro, do you do vacant house or pre-foreclosures? Yes, I do both of those. Which do you have the most success with? All of them, bro. So Spiro, I actually, I've got a whole video showing you all the lists I pull They're all great. It's crazy 'cause there's different seasons. Like, we'll see like for a couple months my lean list will perform amazingly and then maybe the next month pre-foreclosures will do great. It just bounces around, we pull 'em all. All right, okay, can you type the name of your watch on your wrist in this chat? It's a Rolex Submariner. The nickname would be a Rolex Submariner no date. I do not know the exact reference number, I'll check for you now.
Ooh, okay.
Reference 114060 is the specific one. All right, back to calling Rachel. All right, let's go. All right, are you a billionaire? No, I wish. Will be one day. What's up, Brandon? How are you, bro? Yo, Ty Eagles, thank you for following, dog. Please, dude. Guys, we are fucking— we're moving, we're moving up the followers. I'm telling you what, bro, um, getting from 20,000 followers on TikTok to 30,000 has taken a lot longer than I think 30,000 to 40,000 is going to be. So all of you guys who are following, just know I appreciate you. Thank you, guys. Do you use PropStream? No, ain't no one answering you, not right now, but they will, Zach, they will. Can you give me a general breakdown of what wholesaling is, please? Yes, absolutely, guys. Um, fucking bird's eye view. Wholesaling real estate. Wholesaling real estate is finding homeowners who are willing to sell their property, getting that property under contract, and then you sell that contract to another investor before the property closes. So you are selling a contract to somebody else, so you don't actually have to come up with the money, and you get to take the difference. It's a way to flip houses without doing any of the repairs and without having to come up with any of the money. It's an awesome strategy. I teach you guys how to do it at wholesaling101.io. If you don't use PropStream, what do you use? I use Batch Leads and Zillow. I use Zillow to comp and I use Batch Leads as like a second line of defense for comping. And I use Batch Leads to pull my leads. What's the next watch you want? Dude, I love my watch so much, I don't really have a watch that I want after this. This is the watch I love, bro. So I'm not really like big, like a huge watch guy. You know, really, for like dumb luxury shit, bro, I wanna buy cars. I'm really into cars. Do you wholesale land? Yes. Rolex Pepsi, too clean. I like the Pepsi. I prefer the Batman though. Tyson, I found a property with 7% net cash on cash. I don't really know that I love that, bro. 7% net cash on cash kinda, I don't know. That's not very attractive to me. What was the hardest obstacle you came across starting off? The hardest obstacle is the lack of, uh, guidance. When I was starting off, I'm kind of just winging it, bro. It was me and my dad just figuring it out, and we didn't really have anybody that we could go to and ask a lot of questions. That's why I've started Wholesaling 101, because I know when you're starting out, a million different things can come up and you got all kinds of questions that are not able to be answered just like on Google. So in Wholesaling 101, when you have those questions, you can go ahead and ask them, and I will be able to answer you directly. When you have this kind of help, it makes finding success so much easier. "How long ago did you start the company?" About almost 3 years. "Are you the one who put those buy homes cash signs in my neighborhood?" If they were in Arizona circa 2 years ago, maybe. Yo, Sleepy Buttman, thank you for following. "Hey guys, my name is Brad and this is my Dodge Demon." Dodge Demons, bro, are those like the highest tier of like Hellcats? What's the deal with those? "How much is Wholesaling 101?" Wholesaling 101, guys, is $69 a month. It is the best absolute value of all time, bro. All right, you want us to call the same house as you're working on YouTube? Please no. All right, my mom says, I guess if you like misogynistic assholes. Mom, come on. Asshole maybe, I don't think he's a misogynist. He just has, uh, different, more traditional values, you know. But I think that he advocates for taking care of women and loving them and treating them with respect. I like that. All right, we got next. Oh shit. All right, seller leads. Oh, by the way guys, if you haven't already, if you're looking to get started wholesaling, you don't feel like you need the help, you don't want to spend any money, then go ahead and go to www.freewholesalingresources.com. The link is also in my bio, and you can go download my purchase contract, my assignment contract, and my script absolutely for free. You got me and my wife reading The 48 Laws of Power. Bro, it's a really good book, man. I hope you guys are enjoying it. It's a pretty cutthroat book though, I'll tell you that much. But it's good to know, it's good to know. "Terrible opinion, Mom." Hey, listen. That's the beautiful thing about the world, man, is that people have different opinions and not everybody is the same. It's okay with that. I'm always open to be challenged and to see about things. I wanna see other kind of viewpoints. It's good, it's healthy. "How many deals do you close in a month?" Strand the Man, like 30. Adam Vassel, "Do you have any buyers for land in Florida?" Absolutely I do. Yo Josh, thank you for following, bro. "I got $50K, what should I do with it?" Captain Sparrow, you got $50K? Here's what I recommend. Go put $50K down on a Porsche 911 Turbo S and go drive a Turbo S. That's what I would do. What type of business do you own? Wholesaling real estate as well as real estate education businesses. What's 48 Laws of Power? It is a book. No beard? Dude, here's the thing, dude. I've been wanting a beard, but I saw this video by Brandon Carter and he was like, look at the last however many presidents. None of them have beards. He was like, if there was some kind of strategic advantage, the president, who is optimizing everything, bro, from the, like, the ties they wear to their fucking shoelaces, is making sure that their appearance is optimized for people to like them. And he's like, all of them are clean-shaven. All of them. And I'm like, oh yeah, man, that kind of makes a point. So I'm, I'm with it, bro. I'm a clean-shaven shotty. What happens if you have a house under contract but no investor? So This is another super common question I get, and here's the thing. Let's take it back to when you're locking the contract up. When I'm locking contracts up, I let them know, I'm like, "Hey, listen, I'm not actually your buyer. I'm going to be working with somebody else in order for me to get that price for you." And I let them know when we're going through the contract, I'm like, "See here, here's the inspection period. This is the amount of days we have to go find that buyer. If during that time we can't find a buyer at the price, unfortunately we will have to cancel the agreement. Is that okay? Does that make sense?" We'll either have to cancel or we'll let you know what price we can do. Does that sound fair? They say, yeah, that makes sense. So if you don't find an investor, you know you have an inspection period, and during that inspection period you can back out of the agreement. Nice Rolex. Thank you, brother. I appreciate you, man. I can't even grow a beard. Rage, bro. Me neither, really. I can grow some like really shitty facial hair, but that's it. How much earnest money do you put down? Schwab sells. I typically put down $100. When I first started, I was doing $10 EMD. Yo, Happy Goat Milk, thank you for following. Samwise, thank you for following. What made you start wholesaling? Stan the Man, I started wholesaling because I graduated college right in the middle of the coronavirus pandemic and everything was shut down. And the job I had lined up was like, Tyson, we don't have a spot for you anymore. So I was no longer— I no longer had that job. Now my dad had discovered wholesaling real estate because he was working as a realtor, and he ended up getting connected with a man named Templeton Walker, who is now, uh, definitely one of my biggest mentors. Amazing person, go check him out if you haven't already. Until Walter showed my dad on this particular deal that he could wholesale it, and my dad learned what wholesaling was. He's like, holy fuck, this is crazy. So when I graduated, I didn't have a job. He's like, Tyson, come with me, learn this wholesaling thing, it's fucking sick. Look at these people on Instagram, look how fucking badass they are. And I was like, holy shit, they are badass, let's learn how to do it. We started doing it, cracked some deals, fell in love, here we are now. What industry were you about to go in right out of college? Uh, Stormy, bro, I had a job working in a commercial real estate firm. It's probably one of the— it's not probably, it is the biggest real estate investment services firm specifically for student housing properties. So they broker all the big student housing deals at all the colleges. So, you know, like at colleges they'll have these big-ass fucking buildings like at ASU. What are some of the ones? The Hub, the Cottages, West 6, shit like that. We were brokering those deals. What's your best year to date, bro? Every single year gets better and better, man. My best year to date is fucking 2023. What's up, Squatchtastic? How are you, bro? Stan the Man, how long did it take me to get my first deal? It took 2 or 3 months, brother. Yo, Cokes1329, thank you for following, dog. Good to have you here. All right, guys, back to making some calls. Also, I love the questions. You keep them coming, guys. Amazing questions. All right, what is TMD Capital? TMD Capital is my preferred hard money lender. Yo, I appreciate you, Troll New.
Thank you, man. Hey, sorry, I can't pick up the phone.
Greg, dude, come on. Let's pick up next time, dog. Let's call you again one more time. Golden Valley, Arizona. What's up, Greg? Hey, yeah, dude, foundation is a great property to wholesale because you know that you have to get it for a lower price. So yeah, you just offer lower. Did you use Zillow when you first started out? I still use Zillow, baby. You're looking jacked. Thank you, dog. I appreciate you. You use a VA? I don't have any VAs anymore. All right, Greg don't want to talk today. Cool. We got Crandall. Crandall King, what's up? All right, where else have you worked at before completing college? Uh, bro, I've worked all kinds of jobs. As soon as this call is over, I'll tell you guys about every single job I've ever had. I quit playing soccer as a freshman in high school. Hello, Crandall?
Hello?
Hello, Crandall? I don't know, we'll call him back. "When you started out, did you use a VA?" Yeah, Stan the Man, bro, absolutely I did. I had about— Hello? Randall?
Hello?
Hey, can you hear me?
Yeah, I can hear you.
Hey, this is Tyson. It looks like you filled out some information on my website about selling a property over in Whitley City.
Yeah, uh, you can call my house phone because I'm out and my husband will answer the phone. My house number is 606-376-2249, and his name is Crandall King.
All right, that was 606-376, and what was the last 4?
2249.
Amazing. And you want me to call and ask for Crandall?
Yes.
All right, well, hey, I do appreciate that. What's your name, ma'am?
Carolyn.
All right, Carolyn. Why?
Carolyn King.
All right, Carolyn. Well, I do appreciate that information. You know, my grandma's name was actually Carolyn, but, um, I will go ahead and I'll give Crandall a call right now, okay?
All righty.
All right, thank you. You see me, dude? I was like a fucking ninja on the pause, bro. Here's the thing, I wish I didn't have to do that. I don't have to pause for YouTube because I know the homies over on YouTube are fucking— they're the— you guys are the dogs. You guys are gonna snake my leads, but, um, I don't need you guys calling Crandall, trolling his ass. I'll call him right now though. What's up? Hey Danielle, what's up? Did you have any success cold calling as a realtor in your past life? No, bro. But you didn't mute YouTube. Yeah, brother, I don't need to mute YouTube. Like I said, bro, I know the YouTube homies are real. Shout out to YouTube homies. If you guys are—
Hello?
Hello, Crandall?
Yes.
Hey Crandall, this is Tyson. I just spoke with your wife Carolyn. Looks like you or her had filled out some information on my website. About selling a property over here on Memorial Circle?
Yes, yes, I signed a contract, uh, 4 days ago with a gentleman at— I had to go back in my email and look, uh, to accept his offer. I was asking $100,000 and he offered $83,000, and I signed the contract he sent to me.
All right, well, hey, listen, I'm glad to hear it was taken care of. Um, do you know what date that contract is set to close?
No, no, I do not. It's not— he's not sending me no more information.
Okay, well, hey, Crandall, would you mind if I gave you a call in a month just to make sure that that deal worked out?
Okay, yeah, sounds good.
All right, well, hey, Crandall, I do appreciate your time today. Um, I hope everything does work out with your deal. If not, I'll give you a call in about a month and we'll see if we make something happen.
Sounds good.
All right, well, I appreciate you, sir. I hope you have a wonderful rest of your day.
I appreciate you. You have a wonderful afternoon yourself.
All right, thank you, sir. Have a good one. Bye-bye. What a sweet dude. Crandall in Carolyn, sweet. But look, guys, you see that? Listen to this. Let me tell you guys a story real quick. This lead came into my system Oh, it came in a month ago. Listen to this. This lead came into my system one month ago, 30 days ago. Since then, we have called this man 27 times and we have sent him 28 texts. In that time, I— we have not gotten him to answer the phone one time, but somebody else did 4 days ago. They got him on the phone first, they got that deal. This house definitely— look, the guy, he said They offered me $83,000, they could definitely sell this shit for like $100,000. I just lost a $17,000 deal and it's because we were unable to get him on the phone. Now I'm not pressed about it because here's the thing, this is a numbers game. And it just goes to show that dude, you just catch somebody on the right time, you keep following up, you will get a deal, bro. It will happen. Now look, it sucks that we weren't able to be the ones that got him on the phone to take care of his problem. But somebody else did, so that's all good. Look, we'll follow up in 30 days, we'll make sure the deal was closed. If not, we'll take a look at it ourselves, we'll dive deeper, we'll get it taken care of for him. But it just goes to show, dude, you gotta follow up, you gotta get these people on the phone. Daniel, you came on my For You page, how did you start? What the fuck? All right, if you guys are watching on YouTube, I just got banned from— I just got a 1-day ban on TikTok Live because illegal activities and regulated goods. It says your live access was suspended for violating our illegal activities and regulated goods policy. Policy. We don't allow content that, one, depicts, promotes, or trades firearms, ammunition, firearm accessories, or explosive weapons. Not doing that. Depicts, promotes, or trades drugs or other controlled substances. Not doing that. And depicts acts punishable by law, including theft, assault, human exploitation, counterfeiting, or other harmful behavior. What the fuck? No, I don't agree with this decision. Appeal.
Submit.
Well, at least it was only a 1-day ban. Weird. Yeah, well, um, I guess fucking TikTok's lame, bro. I don't know what to say, but it's all right. We'll keep making some calls for the YouTube homies. Uh, yeah dude, YouTube's better anyway because especially on YouTube, dude, we can, um, you guys can see, like, I want to be able to show you guys my comping process and stuff. So YouTube's better anyway. Um, okay, so I'm just creating a lead on that Crandall and Carolyn thing. I'm just creating a note. It says, hey, they signed a contract for $83,000. Um, follow up and see if the deal closed. So we'll go ahead and, uh, I'll create a date. We'll follow up with them. And what though? All right, we got a follow-up date. We'll call him, you know, we'll reach back. We'll see, you know, hopefully the deal closes on his end, but if it doesn't, whatever. Alright, basically YouTube, Instagram has seen their share of business decline and they're trying to bully them out. Interesting. Okay, sorry guys, just answering some DMs and shit. Uh, who we got next? James Conifer Drive. Why is there not a full address? What the fuck is going on?
What the fuck? This is Von.
Hey Von, this is Tyson. Uh, looks like you had filled out some information on my website about selling a property over in Aledo, Texas.
Okay.
Were you still looking to sell that property?
Yes, I am. I was looking for cash offers. I don't know who you with, Tyson, but I was online. Been my information out there yet?
Okay, yeah. So I'm with We Buy Homes Cash. We absolutely can make you a cash offer for the property. I just need to ask you a few more questions and then we'll be able to get you our offer in writing. How's that sound?
It sounds good. What you got for me?
All right, so I'm getting the property pulled up real quick. While I am, can you let me know what's got you thinking about selling this place?
I'm going to get a house with a pool.
Okay, you're looking to get a house with a pool. Is that right?
Yes.
Okay.
I'm going to get a house with a pool. It's in Texas. It's hot in Texas. My first year in Texas. I need a pool. So that's why I'm selling.
All right. That makes sense. So you said you were kind of looking specifically for cash offers. What makes you want a cash offer rather than listing this property on the market?
Because it's faster.
Okay, so speed is going to be important to you?
Speed is really important to me.
How soon would you be wanting to close?
Yeah, as soon as possible. There's no time frame, but the sooner the better.
Okay, the sooner the better. Um, so one thing people love about working with us is we actually allow our sellers to pick their move-out date. Okay, so do you have an idea of when you'd want your move-out date to be?
May 1st.
May 1st, okay.
I mean, if you need a date, let's say May 1st.
All right, and we don't have to set that in stone, but, uh, just gives us a good idea. Um, all right, now let me get some information about the property. I'm seeing here it's a 4-bedroom, 4-bath.
4-bedroom, 3.5-bath.
3.5, okay. And I'm seeing online that the property is 2,784 square feet.
Yes, yes, and the pictures are online as well. I haven't taken them down.
Okay, and the pictures that are online, are those going to be pretty accurate?
Yeah, they're accurate. Minus the furniture, of course, the furniture's updated. But they're pretty accurate.
Okay, so you haven't made any like interior updates, like changed anything in the kitchen, flooring, paint?
Negative.
Okay.
All right, all the same.
And then do you know how old the roof is on this property?
Yeah, it's, I think it's 6 years old. I might have to look into my files when I did the appraisal and everything when I bought the property. Big old file. I think it's 6 years old and it should be in the profile still. And I know the AC is 3 years old.
Okay, excellent. And then, um, what is the parking situation? Is there a driveway? Is there a garage, carport?
It's a 3-car garage on the property. The, the, um, the garage can hold up to 12 cars. The parking spaces can hold up to 12 cars, and it's ample street parking in front of that house and around the corner. The property sits on the corner of the street, so it's ample parking. We got married in this house and we had 12 cars in the driveway without, without question.
All right, yeah, very nice. And so, and you guys are currently living here?
Yeah, we're here now.
Okay, and, um, do you know if the property is on city sewer or if there's a septic system?
It's city sewer.
Okay, now based on what you've told me, Vaughn, um, how much would you be looking to get for this property?
Well, I'm looking for a minimum of $470K. Um, I had real estate friends and they looked on one home site and they showed me, um, all this stuff. Um, there's $500K and above, but I'm looking for a minimum $475K. I got an offer from, um, Offerpad for $455K, and I'm waiting on an offer from Open Door as well, which should come probably by Friday or the earliest Monday.
Okay, gotcha.
So, uh, yeah, I'm just being upfront, honest. Yeah, I'm trying to get a house with a pool, and the cash way is the best way to go.
Okay, so, um, if we were able to make you an offer of $475,000 cash, is there anything else you'd have to figure out before deciding to move forward?
Uh, no, sir. That's right what I'm looking for.
Okay. Um, all right, well, hey, listen, I believe that's—
I can send the people out and look at the place. I could do a video call like I did with the other people. It's a really nice community. It's a really nice piece of property, such as it doesn't have a pool for me and my family. So for me, need a pool. It's too hot here.
Okay, understood. Well, I do appreciate that. We won't need that right now, but maybe eventually later in the process that will be very helpful for us. Is what I'm going to do is I'm going to take all this information to my underwriter. They will let me know how much I can offer you for the property. Are you going to be available in about 10 minutes for me to give you a call?
Oh wow, that's quick. Absolutely, I will.
All right. Well, excellent, Von. Let me take a look and then I'll be able to give you a call back shortly, okay?
Alright, thank you. Have a great day.
You too. Bye-bye.
Bye-bye.
Goddamn it. I hate comping in Texas, dude. And the reason why— so if you guys have seen, like, we go for sale, right? We can see the properties that are for sale. But if you go to sold, it's just dashes. Texas is a non-disclosure state, so you can't just see on Zillow how much it sold for, so it makes comping a lot harder. We're gonna take our asses on over to Batch Leads and see what they got going on. Alright, so let's go sold, 12 months, built within 10 years, located within 1 mile. Let's crank this down to a quarter mile. Let's see what we got. All right, so we've got 3 comps. Similar, similar, similar, similar. Ours is newer. What the hell? What is this? One sold for $278,000. That is very odd. We need to check this out. What the— Alright, just built the same year. It's a very similar house, and for some reason they're showing that this property sold. Interesting.
See that?
They're saying $278,000, so I don't know that I believe that. But then we got a couple here, uh, 6:31 and 5:32. Now let's see, let's see this 5:32. Is this the only pictures we got? It's the only picture we got. Interesting. Let me go back and look at what's for sale. Okay, so this is gonna be a very similar, uh, house to ours. Ours is gonna be nicer for sure, but pending at $440, okay. So the problem is the guy wants $475,000. We're on an Ovation. I think we're definitely gonna have to be— let's, um, I don't know how similar this stuff over here is gonna be. This might all still be on the same golf course, which it looks like it is. So this had a price cut. $499. I think our house is nicer than this too, but it's listed for 83 days. So like, for instance, if we even know— if we know that it'll sell for $500, yeah, boys, we're gonna be super far off. Super far off. Joe, is pure cash only really that faster? Yeah, here's the thing, Joe, with cash offers.
Oh!
Is that when you don't have financing involved, you don't have to wait for any kind of appraisals or anything like that. So it can definitely be a lot faster. It's the only thing you're waiting for is the title report. And some places can pull title in like 3 or 4 days. So depending on if the title's clear. And you can definitely move a lot faster. But this guy doesn't want to move in May. His best bet is to list the property for sure. It's not going to be a deal for us. I can tell even at this. So here's what I'm looking at is ARV is probably— gosh, I actually just don't even know. I just don't really have good numbers here. Either way, I truly believe that $475,000 is like what this house would sell for on the market. And so that means our Novation price is going to have to be at $370,000, which is already just way less than what this man's looking to take. So I'll call him back. And we'll make him the offer. Hey, Vaughn, it's Tyson.
Oh, yes, sir. How's it going?
Good. Hey, so I was able to take a look at this with our underwriter. Based on what we're seeing as far as other houses that are listed on the market, for an all-cash deal, we would need to be at $343,000.
Okay. Have a good rest of your day. Thank you.
Absolutely.
Happy pants on it.
Yeah, I understand that's not going to work for you. I just wanted to know, you know, like how close maybe you could get to that number.
No, I have an offer from OpenDoor for $465,000. I'm from Offerpad. Like, why would I take the $343,000 cash and I have an offer of $465,000? I'm just trying to get to $475,000.
Right. Well, it's just so with the— right, I just want to understand because I know that because we've sold several houses to OpenDoor and Offerpad, and I know that every single time we've sold them a house, they tell us the price, but But then after that, they have a bunch of other fees.
No, sir. I told all my homes, anytime I move with the military, through Offerpad and Open Door, and I always got the market rate. No fees. So, but thank you for the offer. I respectfully have to decline at $343.
Understood.
Thank you so much.
All right. Well, hey, I do appreciate you, Vaughn. Thank you.
I do appreciate you too. God bless.
Bye-bye. Interesting. Yeah, I don't think there's anything we can do there besides follow up, because we'll definitely do that. But I definitely can't compete with the price that he's asking. Yeah, Brian, I mean, they 100% are. I mean, the thing is, if they offer him $450 or something, he's not walking away at $450. All right, I gotta go get some lunch. It's now noon.
