In this short video, Tyson Smith explains wholesaling as a real estate investing strategy that lets an investor flip houses without ever owning, fixing, or paying for them. The process begins with securing a purchase agreement for a property at a deep discount, which grants the investor equitable interest. This interest can then be marketed and sold to another buyer through an assignment of contract, allowing the wholesaler to profit before ever taking ownership or paying for the property.

Can you explain wholesaling to me? Yes. Wholesaling is a real estate investing strategy that allows you to flip houses you don't own, never fixed up, never had to pay for. Once you have an agreement to purchase a property, that gives you something called equitable interest. And when you have equitable interest, you're allowed to market your interest in that property and sell it to somebody else via what's called an assignment of contract. So essentially, we get a property locked up under a purchase agreement to purchase it for a deep discount, and then we sell that property to somebody else before we've ever had to pay for it. That's what wholesaling real estate is.
