A non-conventional and a non-QM loan nowadays has become a lot more popular. But what is it? Well, in a nutshell, these loans are loans that are alternatives for people that don't necessarily have tax returns, that may have a significant credit event such as a bankruptcy or foreclosure or short sale in their recent history, or maybe they just don't want to go through the hassle of having to provide all the documentation that comes with a regular conventional or government loan. Now, some examples of non-conventional loans are the following. You have a bank statement loan, right, which typically requires 12 months of bank statements to be able to prove that you have a solid flow of income as a self-employed or business owner. This is a great option for people who make good money, but after all their write-offs to Uncle Sam, don't necessarily have enough money to show for it. You also have what's called the DSCR loan, and these loans quite simply just require that the property be cash flowing enough of a return in order to pay for the mortgage.
