The Truth: How I Destroyed My Real Estate Business

In this candid YouTube monologue, Kevin Ray Ward recounts his meteoric rise to becoming Realtor of the Year at the world’s top Century 21 office, followed by a rapid personal and professional collapse triggered by a failing marriage, an affair, divorce, and burnout that left him sleeping in his office and his business halved. He explains how ignoring problems in one life area creates a domino effect that erodes all other domains, describing the gradual slide from avoidance to destructive choices. Ward then introduces his "7 domains of life" framework—faith, feelings, focus, fitness, finances, family & friends, and fun—arguing that true success requires balance across all of them. Drawing on his own experience of a coach who could only help his income, Ward built a coaching model that treats real‑estate agents as whole people, offering life‑coaching alongside business training. He promotes his book More Yes, More Success, which expands on the 7‑domain approach, and invites viewers to request a free copy by commenting "It's all life". The video ends with a call to action to like, subscribe, and apply the holistic mindset to avoid the same destructive pattern.

In my 3rd year in real estate, I sold over 100 homes and I got voted Realtor of the Year for the number 1 Century 21 office in the world. And I was on top of the world. And 6 months later, I was sleeping in my office, going through a divorce, and burning my life to the ground. So this is the truth about how that happened and what it cost me. See, everybody wants to hear the success stories. And I've had plenty of success stories, but nobody wants to hear the part where the guy at the top throws it all away. But that's the part that determines whether you win or lose in life, and that's the part that will actually save your career, maybe save your life. So I'm gonna tell you exactly what happened in my life. I'm gonna tell you exactly what happened to me. The choices I made, and I'm going to talk about the one lesson that changed how I've coached agents ever since. It was year 3, my real estate career. Again, Century 21, it was number one Century 21 office in the world, and I was the Realtor of the Year. But the truth behind it was that part of the drive and the motivation for me working so hard was that my marriage at home was not going well. And my relationship with my wife was not good. I had 3 daughters and I was trying to be a good dad, trying to be involved in their stuff, but I was burying myself at work at the office to avoid having to deal with the fact that my relationship, the most important relationship, the anchoring relationship in my life was not going well. And so I started out just ignoring it, right? Right? So this is how we do with problems when they start. We just want to ignore it. And so it went from ignoring it to avoiding it. And then you start getting stupid. You start making bad choices, bad decisions, which is what I did. And so just little things, one step at a time. And long story short, I started having an affair with another real estate agent in the office that was younger and prettier and willing. And It wasn't just a one-night stand. It wasn't a one-time mistake. It was like I went off the deep end. Here's the thing about when we start making bad decisions in our life, in one area of our life, it affects all the other areas of our life. It starts slowly. It starts gradually. It starts with us just kind of ignoring a problem. We're like, if I ignore it, no big deal. Nothing's happening. Then we start avoiding that problem, but then we start turning to other things to numb the pain, to ease the problem. And it— the downward spiral started slowly for me. It just started by hanging out. It just started with talking. It just started by going out and having a cup of coffee or going out and celebrating because I got a listing or she got a listing or whatever. And, and then that— it goes from gradually to all of a sudden, all at once. That slippery slope took over and I got sucked into a full-blown affair. And Instead of facing it, instead of dealing with it, instead of doing the right thing, I chose to walk out on my family. And over the next 12 months, I went through a divorce, burning my life to the ground, burning my business to the ground. And 6 months after being voted Realtor of the Year, I am literally switched companies, found a company where I could have more office space, and I was literally sleeping in my office. Wow. And just trying to survive my own guilt, my own shame, my own choices. And there's nobody else to blame. I could blame plenty of people, and I could blame it on my ex. I could blame it on the lady I had the affair with. I could do all of that. But the reality was it was me that made the choices. And over the years, I've seen this kind of thing happen to real estate agents over and over again. Now, most of the time, it's not anything as outrageous or scandalous as a big affair, and it all blows up. But it just happens with us making a series of bad decisions, avoiding things that aren't going right. And it can happen in any area of your life, what I call the 7 domains of your life. It can happen in any one of those, and it can lead to you burning your life to the ground, or it can just lead to you burning out. And either way, the problem is you go from trying to win to actually losing. You see, winning on the business school board, winning on the listing board and the transaction board and the top producer board at the office is one thing, but when you're losing a home, you're still losing. And there's nothing that will destroy your life faster than one area of your life that is unaddressed and you let things go to— you let things go into the pit. And it can happen in relationships, it can happen with your fitness and your health, it can happen with addictions, it can happen with your finances, making bad decisions, ignoring debt, not taking care of things. And all of a sudden you're deep in the hole and you got back taxes or you got back child support or you got just whatever. There's so many different ways it can happen. And I've seen it happen with not just people burning their lives to the ground, but I've seen it happen probably as much with burning out because we don't deal with the things in our life. And so when I started coaching real estate agents 14 years ago, one of the decisions I made was that I'm not just going to coach you how to win in business, I'm going to coach you how to win in life. And the reason that was so personal to me was because I remember I had a coach when all this was happening. And I was paying $1,000 a month. This was way back. This was back in 2000. I was paying $1,000 a month to a one-on-one coach. And when I told him what was going on and he found out what happened, he said, well, I can't help you with that, but I can help you keep making money. And I just remember, like, I don't know how I felt. I didn't feel betrayed. I just felt helpless. Like, this isn't what I need. I don't need help making money right now. I need help surviving. And I wasn't surviving. I was dying inside with guilt and shame. I'd been in Christian ministry. I was the good guy. I was trying to be the great father, the great husband, the godly man. And all of everything, my moral compass, everything was just destroyed. It destroyed my peace of mind. It destroyed all of my relationships. And it hurt me business-wise. My business dropped by over 50% the next year because I was so busy trying to just survive with the guilt and the shame that I couldn't work. I couldn't focus. I couldn't be productive. The thing about it is, guys, you know, they talk about, you know, work-life balance, and there's work here and there's life here. Well, it's all life. It's all combined. And so it's this, this whole thing that I call the 7 domains of life. It's your faith, it's your feelings, it's your focus, it's your fitness, it's your finances, it's your family and friends, and it's your fun. It's like all of it. And I was trying to avoid the pain of a bad marriage by having fun that was destructive. And so, you know, the fun domain, if it's toxic to your life and destroys you, that's not winning. That's losing. And so when I started coaching, because my coach couldn't help me or chose not to help me, I decided, you know what, I'm not going to work that way. My commitment is that when I coach real estate agents, and all my coaching members will attest to this, that I don't care just about your business. I care about your life. I care about what your life's going to look like a year from now, 5 years from now, 10 years from now. That's what I care about. Because I've seen the devastation of what it looks like to be successful in real estate, doing a lot of transactions, make a lot of money, and everything looks good on the outside, and inside everything is crumbling. And it's gonna Catch up with you, and when you when you destroy your life in one domain, it's going to catch up in all the other domains, and you can't separate them because when one area collapses, eventually it all collapses. And that's what I learned the hard way. You know, it's like it's why so many of my coaching members will say, "You know, you're not just my real estate coach; you're my life coach." And the reason I approach it that way is because. To me, it's all life. So this is for those of you right now that maybe your business is going great, you're working it, you're winning at work, but you're losing at home, or you're losing with your fitness, or you're losing to addiction, or you're losing your peace of mind, and you're so stressed out that you're hating your life and you're facing— you're on the verge of burnout. And so I just want to say there's hope. One of the things that I actually address this in my new book, More Yes, More Success, Is that it's all life, and I talk about the 7 domains. And that's what I want for you more than anything else. And so in the book More Yes, More Success, I talk about how do you be honest with yourself, how do you protect yourself from making the stupid decisions, from getting stuck in— getting sucked into the pit of avoiding and ignoring it and then pretending like it's not gonna happen, and you start acting out and you start making bad decisions. And our life is ultimately the sum of all the choices and decisions that we make, and I want you to make the right choices Not only in your business, but in all of your life so that you're winning. So if you like this video, I hope you'll give it a thumbs up. If you're new here, subscribe to the channel. Most of my training, my videos are coaching and training content, but this one's personal. And it's just, I don't want you to have to go through the same kind of pain and destruction to not only yourself, but to the people that matter the most to you because it's taken me years to fully recover from that. My relationships, you know, it harmed my relationship with my daughters for years and years and my grandkids because I was alienated. I just— because I didn't deal with it. And you can win in business and lose in life, and that's not winning, it's losing. So my wish for you is that you win in all areas of your life.
