203k DD PreEvent Info Session

Catherine Hall introduces the 203k Discovery Days training and the National Association of FHA Consultants. Consultants get paid at each phase of the 203k workflow, and NAFAC offers mentoring, biweekly technical trainings, and a Skype community with 124 members. The association provides software, templates, and HUD application support to help you get certified.
Questions this video answers
Three or more years of referenceable experience in the residential building trades (home inspector, plumber, heating contractor, etc.). If relying only on home inspection experience, that home inspection experience must be three years; otherwise three years in another residential trade plus any required state license suffices.
Repairs less than $32,000 may qualify for the Limited 203k.
The VA requires a HUD consultant whenever the rehab is more than $50,000 (per the speaker).
Fannie Mae uses a HUD consultant threshold over $25,000 (per the speaker).

Good evening everyone. Thank you so much for being on the webinar today. I want to welcome you all to the world of renovation consulting and to this pre event info session. I want to thank you all so much for being here today. This is a do over. We had some technical difficulties with the other webinar program that we tried to work with yesterday. So we just went back to a program that we have a great deal of success with and use as part of our normal activities in the national association of FHA Consultants. And that's Zoom. So I want to thank you all so much. So what I want to do is I want to just basically get started by giving you some housekeeping to help you navigate around the webinar today. First of all, this is a Zoom meeting. So if you look on the taskbar of Zoom, there's a place where you actually can ask questions and type in a chat. We're going to be only here for about 45 minutes to an hour. Basically you all received the pre event webinar pre recorded from the last 203k discovery days that we held, which was May of this year, just a few months, just about six months ago. So the information, the content of what we're going to talk about today is not that much different. The purpose of this live webinar and we are live, I can actually show you my watch and tell you what time it is. It's a. Right now, it's 8 o', clock, whatever. What is it? It's 8:01. The purpose of this webinar mostly is for you to get a feel of who I am before you see me on the stage in Irvine, California. Before you actually get to interact with me there. I want you to see who I am. I want you to understand what it is I'm here to try to help you work with and to help guide you through in this opportunity that you're exposing yourself to, which is renovation consulting. So now many of you here are going to be looking to have your certification hopefully submitted to HUD even before you get to the 203k discovery days. And before we actually get started, I just want to ask you a question. Who here believes that and who here understands and really believes the fact that knowing something like anything, if you have a proven system, you follow it, that success is practically guaranteed. Does that sound true to you? So if you've got a system that works and is guaranteed and has been proven over and over and over again that if you have a system that you can follow easily and effectively, that you're pretty much guaranteed to have success. You agree with me on that? Type in yes in the chat. If you do, then if that is the case and you believe that, then I want to welcome you and thank you and congratulate you because you're in the right place. Because we have been successful with our system of education, support, mentoring and software in helping hundreds of people just like you get from where you are as a home inspector or contractor.
Migrate into the lucrative opportunity of becoming a renovation consultant. So welcome to the 203k discovery days pre Event Info session sponsored by the national association of FHA Consultants. And before we actually get started, I want to tell you who the national association of FHA Consultants are. And I'm going to give you a little bit of the history of our association. Once again, this was all shared in the previous webinar. So many of you have already watched it, but I do believe repetition is the mother of skill. But before we actually do that, I want to tell you a little bit about who I am. Now, everybody can read a slide, and I'm not going to go into that. I want to tell you a little bit about my story as a home inspector and as a home inspection company business owner. You see, I started my company back in the 1990s, and when we started our company again, 1990s may seem like a long time ago, and it really isn't, but as far as the world of home inspection goes, it really was a long time ago. Home inspection has only been around as an actual formal industry since about the early 80s, and in the 1990s it was still something that a lot of people didn't use. My background is electrical engineering from Cornell University, and I found a lot of glass ceilings that were pretty low. I was bumping my head up against them until I found that opportunity existed for someone like me with really good, strong communication skills to be able to share the knowledge I had about residential construction with people without having to be butting up against people who said, oh well, you know, we don't need a woman an engineer, but you can be our secretary. Matter of fact, you can get us coffee. So when I started my inspection company, I realized that I didn't want to have my company stand on one leg because I saw that if I was only doing home inspection, and forgive me, but for those of you who are home inspectors, and I will use the term just home inspectors, you are a one trick pony. And when people start banding words around like recession or mortgage meltdown, which took place in the mid 2000s. And if you only do home inspection, like a lot of home inspectors in the mortgage meltdown environment, you lost so much business, you were ending up leaving the industry. So we actually diversified. And there's nothing wrong with diversifying. It's something that every business should do. And so in addition to doing home inspections, we also provided the reac.
We also provided inspections for lead paint services. We did lead risk assessment. We did radon testing. We started a termite inspection company so that we could do termite inspections. Because you can't just do termite inspections in the state of Pennsylvania. You had to actually have a license to treat for termites. So we got a company to treat termites. We could do termite inspections. And then I found 203k consulting. When I found 203k consulting, this was pre computer. Okay? So this is pre Internet. And there was nobody really around to teach me how to do 203k consulting. So my experience, an FHA consultant came from the school of hard knocks. But I actually found that success leaves clues. And I would write down anything new that I learned. I had some wonderful mentors. I had some amazing. And you know who my mentors were back in the 90s, my mentors were mortgage lenders who were so in need of consultants that they were willing to help groom me to be a competent consultant. You can't get that anymore because now they expect you to come out the gate once you have your HUD ID number, knowing what you know how to do. And so my background, as you can see, is one where I've taken my knowledge and taken the skill, and most importantly, I've taken my ability as a communicator to help bring other people along with me to swell the ranks of FHA consultants. So lenders have a place to go when they're looking for someone who is a qualified candidate who knows how to do a 203k project and who can address those needs. So my question to you is if we could actually provide you with tools and resources that give you the information so that you can know exactly what you're going to do the very first time the phone rings and be able to be instantly productive and successful, is that something that you think would be valuable to your business? Yes or. Yes. So that's what the 203k discovery days is going to be for you. It's going to be your starting point. It's going to be your entry into the world of renovation consulting, and it's going to give you the springboard to get you to the place where when that phone rings, as soon as you get back into your offices following the event, you will not only not be nervous about the call, but you will be excited and looking forward to that call. Okay, so what you're going to find when you come to the Tools for K Discovery Days is we are very interactive. So this is the place where I want you to say that this is good. So is this good or good? This is your cue to type in good. That's what we're going to be doing for you. So now what is the national association of FHA Consulting? Well, here's what happened. I started training dozens and then scores and the next thing you know, hundreds of consultants and they were all doing the 203k consulting activities in the same model. That is a successful model. As I said, success leaves clues. So what did we do? We formed an association because Lender said they would call me up. Can you tell me someone who you've trained in Cleveland, Ohio? Do you have someone that you've trained in Phoenix, Arizona? Do you have someone that you've trained in Los Angeles, California? Now the sad thing is I don't have a lot of people in the LA basin in the California area. And I'm actually a former California transplant. So I really am coming back to California to give back to the area of the country that I actually gave birth to two children in. So they're California natives. And to basically give back to the community that I've had so much joy and love for, from, for many years of living there before I came back to Pennsylvania and started this company. So the national association of FHA Consultants is a not for profit association designed to create an environment and an avenue that real estate partners, consultants, contractors, borrowers, real estate agents, lenders, anyone that's interested in the world of renovation consulting, whether it is fha, Fannie Mae, Virginia or just basically private transactions, have a place to go to find valuable, real time, pertinent information that they can use in the field of renovation consulting. Okay, so once again, that's your cue to type in. Good. All right. And so what we have done is we actually serve all parties in the transaction. Let me just tell you how we do that. I had a young lady, not really a young lady, but I had a lady in Savannah, Georgia. She had hired an FHA consultant to help her with the renovation project. This was no one who was connected with our company at all with our association. He started the project, did not do a very good job. Then he just basically failed to return her phone calls. And then she was about to start the project with the contractor. She called her lender and said, what do I do? The lender had been someone who had worked with us in another state. And so he told her to call me and ask if I could help her. It was not a large job, it was only $50,000 worth of work. And one of the nice things about FHA consulting is if you are eligible to do home inspections in that area, you are eligible to do 203Ks. And in the state of Georgia there is no licensing for home inspection. So what I said to her, I said, how many draws have you got? She said, well, it's a three draw project. The consultant who's not returning my calls, he did one draw, but now he's not returning my calls and the contractor needs to be paid for the second and the final. So what I did was I was on my way down to Florida from my office here in Pennsylvania. I have an office in Florida, and we were getting ready to do the 203k discovery days in May of this year. So I said to her, I tell you what, I coming down through Georgia to pencil to Florida in middle of April, if you're ready for your draw, I can have your lender assign me as the consultant of record. I'll do your second draw as I'm on my way down. And then I'm going to be heading back to Pennsylvania in mid June. If your contractor is ready for the final draw, he needs to be. I'll do the final draw on my way back. I will only ask for the amount of money the original consultant was asking for. I won't ask you for any extra mileage which I'm entitled to do so and let's get you done. And that's exactly what I did. I didn't have to. I didn't. I could have simply said here we don't have any members in Georgia and I'm working to fix that. But I was more concerned about making sure this lady had what she needed so that she could move forward with her project.
I completed the renovation, the contractor got his work done, I inspected it, everything moved forward exactly as planned. Everybody's happy. And a matter of fact, as it turned out, this individual wants to become an FHA consultant. So I told her, I said, well, you got to become a qualified home inspector and that takes three years. So she's in the process of becoming a qualified home inspector and I hope to see her one day at a 203k discovery days where she actually will be able to share her knowledge and pay it forward. So that's what 203k consulting means to me. It means an opportunity to help people rebuild neighborhoods one home at a time. And the national association is making a difference because we have a commitment to competency, consistency and community. So now I'm not going to go through the three C's in a great detail, but because A, I'm hoping that many of you watched the replay of the previous 203k discovery days. And I'm going to go over this in a great deal more depth at the upcoming 203k discovery days. But I want you to understand that one of the ways that we ensure competency of consultants is with the 203K Discovery Day training by having everyone starting from the same field, starting on the same level and growing together and rising together. Rising Tide lifts all boats. So by doing so, we're actually helping people just like you get to see what the world of renovation consulting is from an actual global view. And then we drill it down in the way we help you once you enter into the community. So the community is, is how we actually. I'm going to stop video so you can focus on the screen. The community is how we actually really help keep everyone functioning on the same playing field. We have bi weekly webinar training sessions. We had one this morning, the second Thursday morning from 8am to 9:30pm sharp. We end promptly at 9:30 is a technical training conference and that training session and all of our sessions are recorded. That technical training conference was a Zoom call. Like I said, we use Zoom for all of our ongoing group sessions. And today's session we talked about what to do when a lender pays a contractor money up front, because that's something that is able to be done with the Fannie mae, with the VA and with some forms of the 203k loan. How do you process the loan paperwork when a contract has been advanced funds and you weren't made aware of it? And so we spent 90 minutes discussing that and other aspects of the project as it relates to paying out the contractor. And so now the members of the association have that resource. Not just now, but also if time comes that they find that they have a situation where they've learned that the contract has been advanced funds, all they have to do is go back to the archive, pull up that 90 minute session and refer to it. We also, as many of you have been made aware of and invited to join us. We have a Skype Group. So now I'm going to actually pause the screen.
Okay. So I'm going to actually resume the sharing of the screen. Everybody should be seeing the screen now. So how we're making a difference with our three Cs first of all, I referred to the go back here.
I refer to the three Cs of competency, consistency and community. Okay. And then the first C we talked about the competency and how the 203K discovery dates creates that competency. And then we have community. But one of the ways we have community I'm going to pause to share, I'm going to show you live is our Skype. We have a Skype group two actually in our Skype groups we actually have day to day interaction with our members. So if anybody has a question anytime, we actually will be able to answer them either. I answer them personally and I publish on every single week. I give out my schedule to all the members to let them know what my schedule is. Let me open up this Skype group for you.
And move this over here so you can see it. So hold on, it's coming up now.
So here's what you're looking at. I'm going to resume the share. So you should be seeing.
Great. Okay, so you're sharing my screen. So here you can see this is our Skype group where people have posted questions and and asked questions and comments. We have 124 participants. And here you can see that people asked a question. Someone said is there a NAFAC member in Cleveland, Ohio? What do we do when you have a situation where there's a problem with the draw coordinator informing a borrower something, how do we respond to that? What's supposed to happen with the final work write up matching the contractor bids. And here one of our members posted and you'll hear more from Walter at the Discovery Days here you can see that. And we're going to be having a great deal of conversation probably about a good segment of our conversation this week at the Discovery Days will be about other types of rehab loans. And you can see here now that the VA has a new expanded renovation mortgage. And with that renovation mortgage that the VA has they are now requiring a HUD consultant whenever the rehab is more than $50,000. So they are not just use, they are now VA has realized and I actually had conversations with the VA to help them understand that this is something that they need. I suggested that they follow.
Fannie Mae's guidance and anything that's over $25,000 uses a HUD consultant, they've said 50,000. But what's going to happen is they're going to have problems with people having problem projects under 50,000 between 25 and 50 and they're going to lower this threshold. But as you can see, a VA renovation mortgage, a HUD consultant is required. So the VA is decided we're not going to try to qualify our own consultants. We're going to use the existing HUD consultants. So here's another opportunity for you to be able to generate income as an FHA consultant. So is that cool or cold? That's real cool. So let's go back to.
Our slides. Okay.
And make sure everybody's seeing that. And let's see. So let's go back. Come on and go. Okay, so now with that being the case. Excuse me. The next thing that we worry about but not worry about, the next thing that we focus on. Good. Making sure that's sharing correctly. Consistency. The third C is consistency. And the way we create that consistency for you as a consultant is with our two monthly coaching tools, with our Skype meetings, with the one on one support that I provide to you through one on one coaching sessions. I provide 30 minute intervals of coaching sessions for all of our members. So if you have a situation, for example, when I was describing what to do when a contractor gets advanced funds and I was talking at a little bit of a higher technical level than some of our new members, I actually said if this is something that you're not able to catch up to and it's giving you a little bit of confusion, make a note to schedule a one on one coaching session and I'll explain it to you during that session. Okay, so now let's see. We have here. All right, people are typing in. Good. Yay, team. Excellent. So this is working out. I'm excited. So this and the other way that we create that consistency that lenders have gravitated to and I've actually presented this to the VA and many of the lenders love this and we're going to be talking a lot about this. Also at the 203k discovery dates that you're going to be attending is the Genesis Rehab Report creating system. Now, the Genesys reporting system is designed to make 203k consulting as easy as possible. It is a task driven system that takes you through the role of being an FHA consultant step by step by step. So you never have to wonder, what report do I have to deliver now? Who gets what? It's all done for you. All you have to do is fill in the information. So now how we plan to serve you, what we plan to do for you is we want to help you get on the roster. We want to give you real live experience in working with 200 3K projects and we want to help walk you through the process of creating a 203k report. Now, two and a half days is not enough time to get you up to speed in everything you need to know. But the two and a half days at the 203k discovery days will give you the basis of letting you know what is the system that I'm getting and how and what is the next step on my path. Because you don't need to know. See all of the steps. If you can take the first step and you can see the next one that's ahead of you, all you need to do is see the next step. And if you know that you have a resource through Skype, through one on one coaching, through Zoom meetings to be able to know what my next step is. You're never alone. And that's what our goal is to help you never feel alone. And this is where you type in good. Ok? That's why I want you to type right now. Is that good or good? This is good. So let's just give you a little brief education about the flow of events. And again we're going to go into a lot more detail about this at the Discovery days. But here you can see I'm gonna turn off the video because I'm gonna look at that screen. I don't want you to see the side of my face. When you do a 203k project, you're going to learn how to create a preliminary work write up. And when you create that preliminary work write up and contractor bid, all using the Genesis Rehab reporting system. If the repairs are less than $32,000 and if the property is able to be has no structural needs in the home and that project can move forward with a limited 203k, you get paid for creating that preliminary report and we show you how to be able to earn that income plus income for many ancillary services that are necessary to generate that preliminary report. And then if you are able to, if the client is not able to move forward because the repairs are greater than than $32,000. So if the repairs are less than 32,000, they can move forward with the limited 203K. If the repairs are not less than $32,000, then we assist them by creating a contractor bid. So now I want you to know that if you know any contractors, and I'm going to pause right now. If you know any contractors in your area, and let's say you're in the California area and you know some contractors, I want you to tell them to come to the 203k discovery days. I want you to help them get to see what you're going to learn so that they can understand what it is to work with a competent consultant. And that way they can also be excited and motivated to move forward with the opportunity of being a contractor working with the world of renovation consulting. Now, I'm also going to let you know that many of these contractors are also eligible to become FHA consultants. But most of them decide it's easier for me to work with the consultant instead of me trying to be a consultant as well. So if the contractor completes the bid successfully, you then, as the consultant, create a work write up. So now here at the point where you create the preliminary work write up, then at the place where you create the contractor bid, and then again at the place where you create the consultant work write up. Whoops, I clicked the button too quickly. Go back. You get paid. Each one of these phases of the process provides you with income. And we're going to show you how you get paid by the borrower at the time of service. And that borrower gets reimbursed for those funds. They pay you at closing, so they don't mind paying you because all the money they pay to you comes back to them again. This is good. So. So now we're going to show you how you can work with these projects both before, during and after completion of the renovation. Now let's talk about the qualification process. Do you have three or more years of referenceable experience in the residential building trades? In other words, do you have three years experience as a home inspector? Have you been a home inspector for three years? Have you been a member of a national association? Are you a member of your state's licensing board? If you have three or more years experience of referenceable experience in the residential building trades as a plumber, heating contractor, etc. A home inspector, any of those things. And if your state requires a license for home inspection and you have that license, those two prerequisites, if you can say yes to those, then you are, right now, where you're sitting, qualified to be an FHA consultant, that's all you need as a prerequisite to do this work is you need to be able to prove you have three or more years experience in the Residential building trades. And if your state has a licensing for home inspector, you are a licensed home inspector now. You do not have to have three or more years as a licensed home inspector. Some people have been confused about that. If you have three years experience as a plumber, you own Joe's Plumbing company and you had your plumbing license, and you can prove you have had a plumbing license for over three years and the last six months, you got your home inspection license, you are eligible to be a 203k consultant if your only referenceable experience in the world of renovation. Renovation, consult construction. If your only referenceable experience in the world of residential construction is in home inspection, then you must be a home inspector for three years. Okay, so does it matter how many inspections you have done? No. All you have to do is prove that you've been doing it for three years. Great question, Kevin. Thank you for that. So you may have only done. Because many people, when they first start out being a home inspector, they've only done 50 in the one year. So that is not a prerequisite. All they have, all they want to do is show. You have to show that you've held a license or you've been a member of Internachi or ASHE for three years. Does that make sense? Does everybody got that? Type in yes or type in cool. Okay, good. Excellent. I like interactivity and trust me, we're going to get real interactive at the discovery days. Okay, that's what you see is what you get. Okay, this is me now and in person. So now, in order to create, to submit your 203k application packet, you will need to have these four things. Now, I want you to understand something. Getting on the FHA roster is just the tip of the iceberg. People think, okay, I got my HUD ID number, I should be able to do 203k consulting. Not really. You see, HUD doesn't teach you how to do 203k. The HUD website tells you what the reports are you have to generate. And the HUD website will tell you what the prerequisites are to become a consultant. They do not tell you how to create a package to submit to them for approval, nor do they tell you what to do once you're on the roster. That's where we come in. We are the only association that gives you everything you need from how to get certified to how to terminate a contractor and the software to do it. We're the only association that gives you monthly marketing resources and tools. We're the only organization, the only entity that provides you with hand holding. That's not only group sessions, but one on one. And we are the only organization that has a web based, 100% web based software created by and for a consultant, created for consultants by consultants that allows the contractor to log in, enter his bid electronically and enter his draws electronically. We've done everything for you and made it streamlined and easy for you to be able to do. Okay, should my resume just include renovation, inspection related stuff or all of my career for 30 years? Guess what? Your resume is going to be created based upon the done for you template that we are providing to you. So the answer to that is no, they don't need to go back that far. In fact, less is more. You don't want to put together a 25 page resume, one page. We want to get it fitted onto one page. That's all you need. And so now I'm going to pause and I'm going to go to a different screen. Excuse me.
There it is. Perfect.
So here you see the link that I just shared you and you would have received an email with this information. So type in yes. If you did get the email that sent you to the link. Nafac.org 203k discovery days forms. All right, I'm going to enter it into the chat box right now. But you should have all received that email. Good. Jeff says he got it. Excellent. So it's ww. Someone sent you an email. That would have been the wonderful and amazing Yari Palau. She's our social media guru and she's actually going to be doing a session on social media marketing for FHA consultants. How many would like to attend that? So napac.org 203k discovery days forms. Okay, so you should have gotten that. And when you go to that website, it's going to take you. I'll show that first page.
It's going to take you to this section here. Okay, great. So you're seeing that screen. When you go to that page here. The most important thing you want to do is go to the 2019 Quick Certification Checklist. This is critical. We have updated your certification documentation requirements as of 2019 due to some changes in what HUD's regs are. Okay. And as HUD makes its changes, we will make sure to make your changes so that you never have to worry about not passing your HUD application submission. So when you click this link to the certification checklist, there you also see the resume template, the narrative. You know what you see? It's no longer a checklist. The problem was that people were copying the narrative word for word. HUD was getting the same templates and they were rejecting it saying this is not original content. They don't mind the resume being based upon, they don't mind the resume being formatted because a resume is a form anyway. But the narrative, they want it to be original information and they want you to be able to document your knowledge understanding in your own words. You have a cover letter template, your certification affidavit and your knowledge assessment form. Now we will be reviewing as part of your ticket price to the 203k discovery days. We will have a member of our staff reviewing your submissions. So if you get your application packages emailed over to us before the 203k discovery days, we will and we will allowing two days, two business days for us to review it. So if you send it to me on send to my office on Friday, don't expect to have it looked at before Tuesday. We will have someone, my staff, who is nothing, does nothing but review packages, review your application package and let you know if they see any valuable visible hobby, obvious mistakes. And if not, they will let you know that, yeah, you should go ahead and submit this application. Now. We have had many people get to the 203k discovery days and while at the discovery days check their emails and find that they've been approved while they were at the discovery days. In fact, one of our members, his name is Michael Shavers, he's from Alabama.
Actually he's from Kentucky. Excuse me. And Mike, at a previous 203k discovery days got his notification that he was approved on his email through us on his phone. And not only that, but a lender saw him on the roster from an area they were looking for a consultant and called him to schedule an appointment even before he had completed his 203k discovery days training, he is now a very highly successful consultant. Mike Shavers. You can go to the napac.org website and look him up by name if you want to check in. His name is Michael Shavers. Any of the consultants on our roster, feel free to call them up and ask them about their experience in Napac. We've got nothing to hide. And unlike someone saying, oh, here, call these two people for a reference, you can call any of our members for a reference because they're all going to tell you the same thing. We are family. We are family. And that is what makes this so much enjoyment for me and why I am so thrilled to add you to our family. So let's continue where are we at? Okay, back to screen one. Okay, so these are clickable links and this is not a clickable link. We're telling you to go to the certification checklist. I'll stop the video so I'm not seeing this out of my face. So let's open up that checklist again.
I'm having fun already. How many are having fun with me right now?
Type in yes. So on this checklist it tells you exactly what you want to do. So I want you to print this off. You actually can download it, you can open it and you can print it off. We want you to print this off your resume showing relevant residential construction inspection experience. Referenceable should include all licenses and certification numbers and all pages of your document. Need your Social Security number. The narrative of skills. See page two for more detail. This is the most important thing, what you need to understand. And if you watch the previous video, you heard me say this and you will probably hear me say this to you in a one on one session. The narrative is your interview. You will not have a physical live interview with anyone from HUD for them to qualify your skills. So this narrative is where you are going to use the word I a whole lot. I would, I will, I understand my background in this, helps me know how to do that. You're going to basically answer interview questions about what it means to be an FHA 203k consultant. Now, ideally, for those of you who have already invested in the 203k in the box FHA consultant training and marketing system and are coming to the discovery dates as part of of your package, you already have the resources that we provided for you for that information. For those of you who are getting this pre certification package as part of your investment in the discovery days, you're going to learn what you need to know to fill out this narrative at the discovery dates. So you may say I'm going to wait till I complete my discovery dates and then submit my application package. Either way, before the discovery dates or following the discovery dates, we will provide you with free application package review. Is that good or good? And that's all part of the very incredibly low price you paid for this training. And trust me, the price of the Diploma 3K Discovery Days in our next training in May of next year is going up. Because we give so much content, so much value, we basically need to really just up our game. I'm just going to tell you how many of you here as home inspectors raise your prices periodically. You do it because the demand shows the need for you to do so. So the narrative is what you're going to use. And I'm going to show you that. Page two, the certification affidavit, it's already a form fillable document, so you're just going to copy and paste. And the knowledge assessment test, we're giving you the knowledge assessment test. And at the 203k discovery days, day three, the actually end of day two are the discovery days. We're going to actually take that test live in class. All right, so we having fun? Yeah, we're going to have a lot of fun. Do I throw shoes at people when they look like they're nodding off? Yeah. So just get ready for that. They're soft shoes only have this much of a heel. So they're suggesting that you want to review these HUD regulations and documents. You try to do it, you'll fall asleep. But they are there. And here are the guidelines for creating your narrative. So now we do not provide you a copy of the sample narrative anymore. We were providing a sample narrative and too many people were ignoring the instructions and just literally cutting and pasting and it just wasn't working. So we're no longer providing you a sample, but we are giving you the questions that you need to answer so that you can understand what you're looking at. So we're going to give you this information so that when you are looking at the information in the discovery days, you're going to be able to answer every single one of these questions and be confident in what you're putting on your narrative. Okay. That's what we're going to be providing for you. The other information that we give you, as it says here.
And don't hesitate to try to answer these questions if you see have you feel like you want to go ahead and look through some of the HUD regs and go through some of these app information. Or better yet, if you simply want to read my book, Insights of a successful 203k consultant, and you can download that for free at www.napac.org.
Insightsbook. If you read my book, you'll get all these answers right then and there. So let's go back to.
There is your resume template. So to answer your question, I think it was from Kevin, you want to follow this template exactly as it is written. And you see where it's in yellow, anything in yellow is the parts that you are going to put your personal information on. And anything is gray is supplemental information. So if you have three or more years experience as a contractor, then that's all you need to put in here if you are three or more years experienced as a home inspector. But if it's a combination, then you want to put that supplemental information, your certifications, other information, other experience and your education. So there you see everything that's highlighted in yellow is all that you're going to do. And you can see here that you actually can open this in Word, download it into your own File Explorer. We give you 100% complete access to this. Is that good or good? Nobody else provides you with a resume template to submit to HUD as quickly as possible. We actually give you is it valuable to add Reno contracting work stuff if you do not have a license, I would not put anything in your resume that is more, more than the three years experience if it may cause someone to ask a further question. So if you do not have a license for it and you don't need to put it in there, don't. Okay, so here is your cover template. This is a cover page already done for you. So just like the resume template, all you do is fill in the places that are yellow.
And green and or green.
And here's a certification affidavit. This is a government form. It's actually not a government form. They want you to put it on your letterhead. Okay. Sample certification placement on the roster. There it is. Have to fix that link. So this is actually a document that you place on your letterhead and this is printed off. And we recommend that you get this notarized.
And let's see, I'm going to.
Copy this link.
And I'm going to copy this link just in case there's an issue with that on the website. So there you go. That's the link. I just sent it to everybody. We're going to actually send it out. We also sent these out in the email.
Already templated. And there is your knowledge assessment test.
So when you click that knowledge assessment test.
You print it off and you fill it out and you scan it back in and send it to us before the event and we will grade it or bring it with you to have answered at the 203k discovery days. Okay, so that is all you need to submit your application to hud. As I said, getting on the HUD roster is not the hardest part. It's not even the most important part. It's what happens after you get on the roster. That's where the situation arises. So simply fill in the areas where indicated in yellow, email it to us and at least two days, as soon as Possible. At the very least two days before the Discovery Days event, we will review it and let you know what the quality of it. I want all of you to friend me on your Skype. Set up Skype on your computer. If you're computer challenged to a degree, get a 12 year old to set it up for you. They can do it. And then I want you to send me a Skype friend. Rick Frost. My Skype ID is Katherine Hall, 203K Queen. So you can search for me on Skype and find me. And then if you, if you did. Okay, so Kevin, you did fantastic. So when you do that, I will say hi, welcome. And that way we'll be able to stay connected. I don't do email. I'm going to say this again. It's being recorded. I personally do not do email. I have a staff that does my email. If you want to talk to me, if you want me to help you, reach me where you will find me, which is on Skype. I have Skype on my phone. I have Skype on my tablet. I have Skype on every computer I plug into. And you can ask any member of our association, how quickly do I reply? Usually within three hours, unless I'm on a plane. And now that Southwest has free wi fi, I can do it on. I do it even on the planes when I'm traveling. Okay, so send those forms.
So you want to send those forms to support that fact.org as soon as possible and you have not heard from me. Well, let me check Kevin, right now, while we're here. It might have been. Let's see, let's see. Right down here. Sometimes if I don't know who you are, if you haven't said I'm attending the Discovery Days, I might not have friended you by not knowing who you were. Okay, so these are all of our members. See. So what I would suggest you do is send me another. So I know Jeff Kreska. Jeff, you're on the call. Jeff sent me a friend request and I actually accepted his.
So there he's coming to there. He got his 203k Discovery Day forms. There's a phone number and there's my email address. So that person did. So.
Paul Holop. He's somebody who's coming. Try again. Yes, try again.
And I'll be more than happy to accept your friend request right away. Okay. And just mention you're coming to the 203k discovery days. Please do. So the Genesis Rehab Reporting System. I don't want you to worry About Genesis right now, a lot of you had said, I tried to get into Genesis, I didn't know what to do. Leave Genesis alone. We're going to walk through Genesys at the Discovery Days and in fact we just basically, you're not going to be working with Genesys on your laptop at the event. It's been too complicated for people of different computer technical abilities. And we've also been having a lot of challenge with hotel WI fi. I don't know if ever you've ever been to an event at a hotel, but with hundreds of people at a hotel, their WI fi's get overwhelmed and they crash. So I'm going to walk you through Genesys and then after that, once again, we're going to hold group sessions and one on one coaching to make sure you are totally up to speed with the Genesis Rehab reporting system. So now while you can go in and create your login information if you'd like. And somebody just sent me a request, looks like. Let's see.
There you are.
So let's see. This is. Yeah, so basically on September 1st, and you know what, you just sent the little. Hi. Not knowing who you were. I did not accept it. So I will accept it now.
Gotcha. Okay, so there you are. So I did accept your friend request, so we are good to go.
See how easy that is.
So as far as using the Genesis system, if you want to use the information on the slides and in the recording, I'm going to send this recording out to you to set up a Genesis account before you come to the event. Have at it, but don't worry and don't feel like it's necessary because we're going to go through Genesys at the event. We're going to show you. I'm going to walk through an entire project from initial contact with the buyer all the way through to final draw. And I'm going to show you step by step by step what the Genesis system will do for you. So don't be overwhelmed by software issues. I hate for someone to come saying this software doesn't work. It's not the way to go. I want you to feel comfortable and excited about this. So like we said, set up a Skype account and connect with me, please. We're going to talk to you about additional software that you want to set up. Well, the good news is you already have Zoom because you're on this call. So that's checked off that box. We'll talk about Acrobat Pro DC and we're going to talk about other resources. And we're going to have other guests to see you, just talk to you. We're going to have representatives from Inspection Support Network isn't. How many here know what ISN is, how many here are using ISN now for your home inspection scheduling. Anybody use isn? Type in yes. Okay, well, guess what? Once you are a NAPAC member, we will notify ISN and they will give you all of our pre worded, pre created 203k consultant templates automatically in your ISN account to be able to use when you're communicating with your borrowers, your contractors, your lenders and your, and your, your clients. Is that good or great? And that's just being a part once again, our dedication to consistency. So how can we be consistent? Our partnership with isa another way we can help you be more successful. We have speakers who are going to talk to you about ancillary services like SewerScan. Many of our members are making a lot of money using Sewer Scan to see the sewer lines of homes where the utilities are off. And it's an allowable fee that's reimbursed to the borrower. So how many of you do sewer scans right now? Anybody?
Okay, well don't worry if you're not. We're going to have a representative from Sewer Scan speak to you about that. And it might be an additional fee you might want to. It might be an additional service you might want to add. I will tell you right now, we're going to have someone talking about merchant services to give you an opportunity to be able to have a better, less expensive merchant service provider. And we're going to have an insurance company talk to you about how to be able to insure your services without adding any additional premium on your home inspection insurance. So that's just a tidbit most of the conference, I'm not going to lie to you. Will be me talking to you. Is that okay? You think you're going to enjoy listening to me for a couple of days? We're going to have a lender talking to you about what it is that they look for in a 203k consultant and why they network with NAPAC. He's flying all the way to California from Florida just to talk to you and to let you know that if you build it, he will grow a lending business to partner with you simply because you're a member of nafac. So does this sound like something you're going to have fun with? Are you glad you came back on the call today? Even though we had the technical problems Yesterday, I mean, here. Glad you stayed for the live call. So as you can see, this is different from the recording, isn't it? Because I can never do a recording twice. I'm here to be a live resource for you. I love what I do. I love my members. We have one of our members whose wife passed away on Friday. He called me on Monday to say I have to submit this final paperwork to the lender so they can go to closing. Can you help me? Oh, by the way, thank you for your prayers, but my wife passed away on Friday. So here. Dealing with the devastating loss of his wife, who died from complications from cancer, he still was completing his first 203k project. And I was honored, honored to be there to help him. Because as I said, we are not just an association of people, we are family. So when you come to this event, come planning to join our family, come planning to add another leg on the table of your business that supports your lifestyle and the lifestyles of your employees, your families and your communities. And come learn and help us rebuild more neighborhoods one home at a time. I'm so honored that you were on this call today and I look forward to hugging you in person in Irvine, California. So until then, does anyone have any questions? We've got five minutes on this hour. Any questions?
Three, two, one. Well, then, ladies and gentlemen, I look forward to seeing you. And as I say, at the end of every conversation, every conference and every webinar until I'm able to support you in the future. Be outstanding. May God bless you and I'll see you in a few weeks. Safe travels to the event. Bye. Bye.
