It's one of the largest cities in the country, and it's growing. And so it's pretty phenomenal that Houston over the last years has been growing its population at over double the national average. And the city has been, like I said, working hard to recruit Fortune 500 companies, not just in the oil and gas sector, but outside of it, too. You've got medical, you've got education, and there's a ton of stuff happening with the ports and with kind of more like downstream energy stuff. That's kind of one of the reasons why Houston ended up being not as overbuilt as other markets. Because when developers were saying, do I want to build a deal in Austin or do I want to build a deal in Houston? Right, they would go to Austin because they would think Houston might be harder to raise money for it or might have weather issues kind of got overlooked, which now has created a better supply and demand, which is benefiting.
