Since moving to Florida in 2011, Yakupo has completed over 350 real estate transactions and established a substantial property portfolio. Thank you. Thank you for inviting me over here. And you know, you are like, honestly, you are perfect how you pronounce my name. It's almost 100% Italian.

Oh man, you know I had to focus on that, man. Iacopo. I got it now. Dr. Iacopo. How you doing, man? So Iacopo, man, Your entrepreneurship, man, your journey, it started at the age of 11 years old in Naples, Italy. What initially sparked your interest in business at such a young age?

Yes, like what's happening is this one. I coming from a loving family, but you know, my family is a normal working people. What this means, I feel immediately when I grow up in my life, you know, as some people they possible have some opportunity and other people they have less opportunity. And the way how you build, like, opportunity in my vision is go through business and becoming investor. At that age, I already have this kind in my mind where I started to realize I have something inside me. I have this creativity. I wanna go after, create, be a creative human being. And what's happening, I started to read like around 11 years or so, different story about entrepreneur of in Italy, Warren Buffett, I remember like yesterday, and other kind of people, like people touch other human being, like Mother Teresa, uh, you know, Martin Luther King, all this kind of the human being. And after I'm moving in other part of my life, you know, the, the soccer, where, you know, I try to becoming a professional soccer. But this is what is bringing me, this energy is coming because I see like some kind of people, they have some kind of clear structure how they achieve their results, you know?

Oh, that's cool, man. So you said before you became a doctor and got into real estate with over 350 transactions, you was messy out there, huh? You was out there being messy, kicking goals and everything, huh?

Yeah, like means like, you know, when I becoming, I take my PhD in international management over here and I remember like in 2011 when I moving in Florida, really, really different time for United States. And you know why I'm moving to Florida? Because I see an opportunity from the other part of the world, and I see really what's happening in real estate. I remember like yesterday I see Zillow, you know, and I see the different price about property. 2007, '08, the same property in 2011, you know, have like almost 3 or 2 times less in 2011. And, you know, I starting over there, I remember it's not easy because at that time, you know, I don't have any kind of connection in Miami. I go over there, I suffer a lot because I don't speak English, I don't have— I don't know how it's working in United States. I take one flight from my country over here in Napoli to go over there in the United States. But, you know, after a lot of pain, like how you are in your life how other people they have in their life. You know, I achieve big result and I create my portfolio of property where I possible now travel the world, enjoy time with my family, and decide what I want, when I want. And this is given me really big energy in my life.

I like that, man. I like that. He said, I started from scratch, started from the bottom, now we here. Hey, so Jacopo, man, your early age included a promised career in soccer. Can you share how that chapter of your life ended and how it motivated you to pivot towards entrepreneurship?

Yeah, what's happening, how I share with you before, is this one, you know. I started this career in soccer and I leave my house around 14 years old to go out in Italy here to do professional soccer. And I live for 3, 3 and a half out from my house. And what's happening, I have this big, big injury where, you know, I need decide or I continue to play soccer and probably have some kind of handicap. Or, you know, stop immediately to play soccer. And at that time, I really feel empty in my heart, a lot of confusion, a lot of sadness, and all my life at that time is almost stop and finish. And what's happening, thanks God, thanks to the Divine, whatever you want to call, I have a beautiful family supporting me in every step. My father is my hero and my mother at that time give me some word where she bring me energy at that time. I remember like yesterday, I share a lot of time. She put her hand in my front head and told me, don't worry, you will find a way to succeed in something else. And I have this dream, you know, deep passion inside me. Like a lot of people, they have, they have, but I don't know how I find, what I need to do, whatever. And I started to research because the first step to create business, to create, to do investment in real estate is search, searching and do action. This is the two-step people, they sometimes forgot. It means sometimes people, they started to search and don't do action. If you don't combine these two things, it's not working. At that time, what's happening, my mindset, I see people from book, they have big success to reality, to business. And I started to search, I understand I wanna, I started to open my first shop in the jewelry space. I take some money from government, they help me. And I opened this first shop, the wrong position you possible imagine. In the back of the one alley, nobody see me, like, and after 6 months I go slept in the second floor of this shop with debt and, you know, without hope. But what's happening, I believe in this dream. I believe, I know that through this business I possible make money because I study deeply. And I ask, I remember like yesterday, I asked my father, hey, give me €8,000. At that time for my family is really a lot of money. And he give me, I moving the shop. He helped me in everything to paint, to change everything, everything. And from over there, I open Modo 20 shop. I make this company multimillionaire success in the jewelry space. And, uh, you know, this is starting my career in, in business, like with this shop, but without, uh, any kind of sufferance in life, you never possible go at the next step. It means when the suffer arrive in your heart, in your mind, if you believe in what you want, if you have a clear purpose in your life, you need the moving forward. How you moving forward? At that time, I don't have the base to moving forward because I'm moving with my young energy. Now I have some kind really 4 pillars change completely my life to now when I feel down, when something happening in my life, like how happening in your life on, in all the people they listening this podcast. You know, I have this method change completely my mindset and my life, you know.

Yeah, that's cool, man. And one thing I take out of what you said, I did an interview yesterday myself and they asked me who was my hero and I said the same thing that you said. My father was my hero, man. People just don't know that having a strong father and an influence in your life, man, coming up, how important that is to a young man to even grow into the man that you are today. So that's pretty cool, Jacobo. Hey, so man, let me ask you, man. So you talked about your jewelry store and everything. By the age of 22, you was excelling in real estate, specializing in auctions and short sales. How did you first get involved in real estate, and what strategies helped you succeed so quickly?

Yeah, like what's happening, I started to research, the first process I explained, and I do one course here in Italy where I learn how buy in the auction through one course. And I starting to invest in this auction. At that time is not a lot of competition. I remember like yesterday, I make €34,000 with my first deal where you think about Here in Italy, then people, they make around €20,000 for all the year, you know. And I started to realize, you know, the power of real estate. I started to really understand where I want to stay in my life. And one book changed completely my prospect of life. The book is Rich Dad Poor Dad with Robert Kiyosaki. He completely like Boom! Opened my mind. I remember like yesterday, I read this book and I understand, wow, now I know what I want. I wanna become investor, becoming freedom, have freedom, utilize real estate like leverage, utilize the possibility to have advantage for the tax in real estate. And I starting from over there and everything go really good until 2010. When I arrive at 28 years old, I have this dream, like I believe I am like almost everything I touch becoming gold. But you know better than me, the divine, God, whatever you want to call, bring some difficulty, you know, to grow, to go to the next level in your life. And what's happening around 28 years old, I open another business in the jewelry business, like really big company, you know, everything is perfect. I have the jewelry, I have this other business, I have real estate, I have like a beautiful girlfriend at that time, and my family support me. Everything's perfect. But you know, starting, you know how what's happening in our life when something started to go in no good direction, you started to feel that you don't understand what's happening. And arrived couple of things. First of all, my business started to lose revenue, uh, the jewelry space. The second business I create with my knowledge, starting to the people I create this company, one of these people, you know, take the company from me in knowing the right way. What this means, he have an agreement with the person I put in charge of this business. Imagine what's happening, my best friend, I have one girlfriend and I take this girlfriend, I position it in this business to control my interest. You know, it's a business like $50 million, it's not like a joke. And what's happening, this lady go in my back and create a company with my ex-partner where, you know, take all my knowledge. And what's happening, at 28 years I take this thing, the real estate slow down over here in, in Italy, no anymore fast like before, and I need the fine another way, not to make money because I already like have create some kind of money, but I wanna have this driving force inside me. Started to research, started to understand. I seen opportunity from the other part of the world. And I remember I started to speak with my father and my father told me, what, in America? What's happening? You are over here. What do you want to do over there?

Don't worry.

Don't worry. You know, I starting to research in Zillow and everything, and I go from other part of was really, really, really difficult for me. A lot of cry, a lot of pain, a lot of difficulty. I slept on the floor multiple times because the people from FPL, they don't understand my accent. At that time, they don't— I don't speak English, you know, almost 3 words. And from over there, after a lot of pain, I grow first of all like a human being. And second of all, in business. And something changed completely my life. Something really give me the energy is the meditation transcendent, the prayer to connect with the divine.

Man, that's pretty cool, man. Just explaining what between you and your partner and his girlfriend and $50 million and still had a resilience to get past that and move forward, man. I give you a lot of credit, Dr. J. Hey, so man, let me ask you. Since you was talking about this transition, you've completed over 350 real estate transactions since moving to Florida. What were some of the key lessons you learned about the US real estate market compared to Italy?

Okay, first of all, I wanna tell you guys something. I am so proud to stay in America, your country, because I am Italian, but I feel, you know, the second aspect American. And I believe God, the Divine, blessing United States because it's the best country in the world. Please don't forget this. Don't forget means you have in one country where if you have the anger, or if you have the knowledge, or if you don't have the capacity to go after your dream, You know, you have the possibility and return to your question. You know, the big difference is really substantial. Think about something. Real estate is the same in the world. And I will explain what does it mean, this one, you know, we have a property tax in United States, property tax in Italy and in other country. We have the capital gain where, when you buy and sell something, you need the paid state. And you have the characteristic about the law in real estate is in some state is different. Means, for example, if you create property for cash flow, you have in some state more easily to take back your property. Another state— now why I explain this? Because in United States, technically You have another aspect so important. When you have the deal, when you have opportunity, when you working in the two aspect of your life, if you don't have money, it means if you don't have money, you have two leverage you to work. One is time, second one is knowledge. Now the time, if you don't have work, you have a lot of time in your life. The knowledge, how you acquire? You acquire now through everything you have online. We are in the best moment of our life. And the third part about money, people told me, how, but how are we starting to working in real estate in United States? Really easy. When you find the deal, you have a lot of people that will give you the money to purchase property. Hard money lender, investor like me, where if you don't have the money, but if you have the deal You know, somebody, you find a way to have the possibility to purchase the deal. In Italy, like in other states in Europe, is a little bit different because, for example, in Italy it's not exist hard money lender. We need people, they lend the money with tight interest, but you need to go only through the bank. And the process to go to the bank is really heavy. Really different. Plus, in United States, in some state, for example, Florida where I am, the right for the people, they own property, is in completely different respect in Europe, in some state of the Europe. For example, Italy, Spain, or other countries where technically in, in Florida you have one problem with the tenant where they pay you, you have 1 month, 1 month and a half to take back your property because it's your right, it's your money, it's your sweat. In Italy or in other country, you know, forget about, you know, you need to have 2 years to take back your property and it's a lot of rules where they are more on the side of people of some kind of the human being, you know. This is no means good or bad, but in real estate is so important. Something I wanna share a bit about what you ask me, so important is this one. I think so people in United States, they need understand that they are in the best country where they possible generate money with cash flow and decide if they want to live for certain amount of time in different other country where the low— where the life is high, it means from the part about, you know, price, cost, living, it means the price is low, but you know, the quality of life is high. For example, you know, I share the other day with another person, if you have the possibility to really create cash flow from United States, you possible decide to live a certain amount of time in Europe where your cost in some kind of state is really, you know, maybe I spoke about Respect Miami, is like 20-30%, you know, of the value to spend money over there.

I mean, it's like, you know, I think this is a big difference, but if you understand how it's working real estate globally, you possible choose where make money and utilize this money to live more comfortable in other country too.

I like that, man. That's cool. And I think everybody would like to make more money here and then live more comfortably there. You know what I'm saying? That's the ultimate goal right there. So Doc, man, let me ask you, you developed a unique method called MPBE, Meditate Morning Prayer Biohacking and Exercise. Can you explain each part of this method and how it has transformed your life?

Yeah, like how I spoke before, like life is similar for everybody and I do this knowledge, I share this concept every time. Everybody we born, everybody we go through some kind of problem in our life, everybody unfortunately we lose grandparent, grandfather, And father, mother, you know, this is the process of each one, you, me, and other people that listening this podcast. What's happening, you have some kind the moment in your life where whatever coming in your face, in your heart, it's possible break completely your mind and your heart. Now this is happening to me when I moving, I started to lose revenue in business, people they steal from my business, and everything. And I feel my ex-girlfriend leave me and not because she probably don't have affection for me, but because my choice is too complicated for somebody, you know, to stay near me because I need to go. This my other opportunity to build something more. I have my creativity moving forward. Now, why I tell you this? Because at that time I arrived really at the low point in my life. I have a lot of sadness, a lot of frustration, a lot of difficulty. I remember one time I stay in Miami, speak through phone with my ex-girlfriend. I show her my face where I cry, and I understand at that point that like technical life, you need to build the on yourself, your mind, and your heart. Because other people sometimes possible help you, but sometimes possible create big issue in your life. And what's happening, I see one my friend, he have in Italy, he have this kind energy every time. And I ask him, hey man, what's up in your life? You have every time this beautiful energy, this beautiful smile. And he told me, hey, No, you know, try to go and do meditation. I don't know at that time what does it mean. I go, I remember like yesterday, I do Meditation Transcendental. I learn this MT, completely changed my life because— and this is the first part of my method, because I go every morning at 4:30 in the morning, I wake up really early because my phototype of human being is working perfect from, you know, 4:30 in the morning until 1:30 PM. After I started to lose energy and, you know, I utilize my hour of the day for what I need moving forward in the early in the morning. But everybody's different, not for everybody's working the same. And I do meditation, I do morning wake up, and I do another thing really important. Pray activation. What this means, pray activation? I coming from Catholic family, my mother, my family, they share with me how pray, how is important the part about pray. But, you know, I never understand the power of, you know, for the pray activation. What it means, pray activation? Something completely different. Wherever you believe, you believe God, you believe the Divine, you believe something else, we are under one umbrella. The point is this one: when you ask for something, you need to first of all give. This is life. This is called reciprocity. It means I give to you, you give me something back because your heart feels to give me something back. This is sometimes work, sometimes it's not, but with the Divine is working correctly. I believe 1000%. What's happening, I do pre-activation. All my method is 1 hour and 10, 15 minutes. And what's happening, first of all, I do 20-minute meditation transcendental. After I work with pre-activation where first of all, I pray for somebody near me or somebody where, you know, I touch their life in some way. They give me CJ Moneyway Show, folks.

Let's get to it. This, this, I already have in my mind, like visualize, clear, and I do this other part of the method where I completely regenerate and I see life in my third eyes over here where everything is coming inside me. And after I do biohacking with different device, biohacking is the capacity to, I call this, you know, it's the capacity to bring you energy with the device, with the control of your energy and with some kind of action where this kind of action bring you more clarity and energy in your day. For example, you know, it's everywhere, but the breathing part is so important. And the other part is the cold shower, uh, really important for me. And this is a little bit like the point where the biohacking is working for me. And after I do the exercise, exercise specific, for my phenotype of human being. And in the book, I go deeply in this 4 steps where I explain, where I go, where I tell, not only like generic, but because I am investor, sensible, pragmatic, I go, I tell the information where it's coming from. I knowledge the people, the university, and I utilize in my life. And in the second part of the book, I explain really detailed step step by step how every day, one minute, one hour every day, I do to achieve my success in real estate. How I— what I do, which kind of calling I do, which kind of action I do to achieve my result in real estate.

I like you opening up, man, being transparent about everything. As far as, like you say, you can go through certain things in life, like you was saying, the ex-girlfriend and you showed her that you, you know, you was crying and things of that nature. But to hold things together, see, that's the inner part, you know, like we can see you now writing books and 350 real estate deals, your portfolio out the window. But then it's trials and tribulation as you alluding to earlier. It's things that you go through to get to where you are. You just don't get here by happenstance, you know. There's a lot of, like you said, tears and, and hard times, difficult times. And so that's what I appreciate you exposing on here, man. The things that, you know, you have to endure to get to some of the places that, you know what I'm saying, you trying to be and to always stay focused on your dreams. And no matter who it is, whether it's a beautiful ex-girlfriend or whoever, if God have given you a dream, you gotta move forward. And like you was saying, she might couldn't handle the capacity that you was at. Because being a creative, we need space. You need to give me my space to do what I'm doing because I'm not doing it for me, I'm doing it for us. But sometimes people that's not in your space, they don't understand what you're actually doing. Or you have a dream, Dr. J, you have a dream, but because they couldn't see the dream, they don't understand it to a certain extent. So I get you, man. I get you. I appreciate it. Hey, so I only have a couple more questions for you, man. And you was talking about this. And so I would like for you to elaborate on just a little bit more your book, which is in the background right there. Nice cover. Healthy, Rich and Happy. What inspired you to write this book and what can readers expect to gain from it?

Yes. Okay. I think so in life, everybody, we go through two phase in our life. First of all, research and learning. Second of all, do the action and make the result of this learning process. And third of all, contribution. This is why I wrote this book. Contribution, contribution, contribution. To which kind of human being? Which everybody they want achieve these 3 words: healthy, rich, and happy. Because We have one life. We don't know for how long we will stay in this beautiful world. And this reward is so important to create. It's not coming like this, you know, it's not coming like, wow, you know, you need the, like, really, we need to really understand, okay? Like, people, they have the big success, they go through really heavy moment. And you know, I have the honor from this book, you know, I have people that endorse this book. One is my friend, he's a billionaire. One other two, they are two real estate multimillionaire expert. And why I share with you this? Because like this my friend told me something, success is a process where you need to have a lot of failure and handling this failure and handling all the down process and moving forward. And the reason why I create this book, because I know 1000%, I am sure if the person will read this book, because it's coming from my heart, it's coming for contribution, people, they receive a lot. They don't receive only something theory, but they receive something to apply every day, first of all, to build something internal. Because I don't wanna— you guys, you are outside of there— to start to go after your dream like how I do, and I arrive one point where I completely without my mind, burnout, without my heart. Because this is happening. You possible achieve the result with all your push-up, your energy, but finally you arrive completely without energy. And this is the reason why I wrote this book, Contribution, where I build this method and I explain step by step how achieve result in real estate. And after, when you achieve the result in real estate where you create abundance, like how I do in my life, I try now to go at the next step of my life where I wanna contribute to people they have less. And for this reason, the book of a year, I do all the donation from one association in Miami where I help homeless people to have another time dignity in their life. And for me, this value more than the money, because when I see people smile, I feel really happy in my heart. Because in reality, what we love us, you, me, the other people listening this podcast, is only one word, nothing else.

Love and love. That's it. There's no other thing. And when you have love inside you, you share with other human being, the outside world started to, with your action, to arrive abundance in your life. I am sure about what I tell because it's something happening in my life, and this is the way how I build my life internally and after with abundance, you know, to try to live comfortable and to live and do what I want, you know.

Yeah, I like that, man. I like what you're doing. And like I tell a lot of guests that come on, man, one thing that inspires me, man, and that, you know, makes me happy having you guys on is the humility that you guys have as far as wanting to serve others, you know, like you were saying with the donations that you give for the less fortunate and things of that nature, man. Because you guys can look past yourself and look past where you are and being successful in life. And one of the things that drives you guys are to help others, man, to serve others. And I think that's one of the most important things that it is, you know, to take what you have and not just, you know, stay on the level that you are and don't worry about everybody else, man. You guys want to reach back and bring people to a level to try to chase after their dreams and then help them any way that you can, man. And I find that a testament to you guys' character and integrity, man. So keep it up, man. Dr. J. So just let me ask you one more question, man, or maybe two, but this one. With your extensive experience in business and real estate, what is the most valuable lesson you've learned about building a legacy of success and fulfillment?

Yes, this is beautiful, beautiful question. I think so, you know, the most important thing is to use correct time, knowledge, and if you don't have possibility, other people money to use real estate like leverage to really build your life at the next level. And I will explain in the detail what this means for me. How I explain, I starting with the business Business is really complicated. You have a lot of employees, you have marketing aspect, you have the creation of, for example, at that time, the shop, everything. And it's a beautiful business, is a beautiful aspect of my life. And I continue to do business or, you know, in other area, like in the jewelry space. But in reality, what I realized real estate in United States in particular is really the big opportunity.

Why?

Because what I learned is something is this one: in real estate, you possible starting without money. Really, what is means? Means really this, means if you don't have money, you don't possible start any kind of business. Because to, for example, if you wanna open the shop to sell clothes, you need to have the money to buy the clothes. In real estate, in reality, no. In real estate, what this means, if you have time, remember, and you learn, and you have now all the possibility to learn through YouTube, university YouTube I call, you have the possibility to learn how is working and find deal without money, with only your time and effort, and find after the money to immediately invest in the deal, make chunk of your money, and starting without money, zero, is not a dream, is reality. A lot of people, they do every day this and go after your dream. Means the most important thing, if you wanna starting something, starting real estate is a big opportunity, United States, big, big opportunity.

Man, I like the way you broke that down. I just did a guy Last week, couple weeks ago, he has property in— it's another country, but he got a hotel. And he said he had like 600 transactions in his portfolio. And as you saying, you know, he was like, man, real estate is the thing to be in right now. And so now you making me think, 'cause that's something that I think my young son wants to do. That's something that he mentioned about coming up, you know, he might have interest. So when I was talking to the guy, I was asking him, He said, man, if he could start at 14 years old and learn this stuff at 14, by 24 he'll be a multimillionaire. So that's something that I'm thinking about, that me and my wife might, you know, get into it with him just to learn it, you know what I'm saying, and push him forward, man. But you making me think about it like, hey, there's something I might want to do myself, man.

Yeah, yeah, it's a reality. It's not like a dream, it's reality. It means United States, the majority people that are wealthy in the world, they are people that have real estate. This is reality, you know. And in America, nothing is easy, but it's more easy respect other kind of business. Because in reality, if you ever— I share with you, if you have knowledge at time in real estate, you find money, you know. It's the process how it's working. And, you know, a lot of people, they working in the business and they make really really good money. Other people, they don't imagine how they make, but really good money through real estate, you know. And remember something, you know, real estate have something beautiful. What does it mean? It means when you create your portfolio of property for cash flow and you have your tenant pay, for example, if you buy with mortgage, they buy technically, they, you know, low down your balance when you have the time to spend in do other kind of thing. It means is really the power of real estate is be really the leverage that real estate give you to have more freedom time. And normally you decide wherever you wanna go and how long, how many hour, day, or minute you wanna spend in your life. To improve your business in real estate. But really I share the last one is this one. If you think about, if you make some kind of cash flow every month, and I talk about small amount of money, if you receive like from cash flow $5,000, $6,000, you possible live really comfortable in country like Spain, like Italy, like this kind of country. This is reality. It is not make really, you know, becoming necessarily a multimillionaire, but you know, you working with couple of deal where you generate cash flow and you possible live, believe me, with a small amount of money for United States, really comfortable in other country.

That's cool, man. So real quick, Dr. J, real quick, you've had mentors like Tony Robbins, you know, this impact and many others, but how did this impact influence your growth and perspective as a leader?

Everything. Tony Robbins is like one of the most influential human beings in the world. And I think so he touched really my mindset, my life and everything. And every year I do like one course of Tony Robbins because he is really the master. Create the good emotion in your heart. And really important because I think so everything starting from the inside. In real estate, like in business, 80%, 80, 90% I believe is psychology, how you handling emotion, how you handling frustration, how you working on problem every day. And you know, 10, 20 minutes static, 10, sorry, 10, 20% is static. It means like really the most important part in business is handling the emotion. And Tony Robbins is the big teacher to really give you the power to have more clarity in your life. And, you know, I really proud to really connect a lot of time with him through the course and other kind of event, you know.
