7 Day Flip - Day 2

Day two of a seven-day flip in southern Ohio. The team finished interior painting and started exterior work early despite a roof delay from rain. They fixed a leaking water meter with the city and are ahead of schedule on kitchen countertops, trim, and carpet.

Southern Ohio.
August 11, 2020.
Foreign here your marketing and communications coordinator for Freedom Real Estate Group and Bulldog Renovations. Today I am here at our fantastic property that we are doing a seven day flip on today's day two. Here to give you a couple updates. Yesterday, if you watched my video, you know that we did some painting, played some flooring and worked on the kitchen with doing the countertop and the backsplash. We were supposed to get the roof done.
Today.
However, we are in Ohio. I don't know if you can see the rain or not, but the weather is unpredictable in Ohio and it's of course raining again. So hopefully we will get that done tomorrow. And today I'm going to introduce you our project manager, PJ for Bulldog Renovations.
Hey guys. Day two, like she said, out here in beautiful southern Ohio where we're experiencing more rain. So our roof has been pushed off yet another day, but there's still lots of work going on.
Another thing that will probably hopefully look complete, completely different tomorrow when I come out here to show you guys some updates is the outside. We are going to be doing the outside, completely redoing it as well as this one car, attached garage. Look at the inside of this, guys. That is the carpet and mats that we're going to be installing in the bedrooms. Again, this is a three bedroom, one bath property. So hopefully, like I said, this will all be done in the very near future. Hopefully in seven days. Let's go ahead and go inside and see what we've got done in there so far.
All right. So as you can see, this room's looking pretty good. Paint's done, ceiling walls that was done yesterday. Actually it looks like they've done all the shoe molding and base trim has been painted done in here. Wallets have been changed. Looks like covers are almost a lawn except for a couple here just sort of standing. Pushing 100% today. I'm sure we'll catch some stuff on our punch list and they'll fix that pretty quickly. Let's just keep it w. See kitchen cabinets still getting worked on, making some repairs. They'll grab the tile today. Countertops are on over there working away, getting stuff ready for the bathroom. Can't really go that way. They're working so we had to have the city come out, turn it off. And Betty in the office takes care of us for that. She was on it within 10, 15 minutes. She had it resolved. So it's nice to have someone like that in the office. As you see, they're actually starting to lay carpet already. This, this one what they're actually doing back which is pretty hard to believe. Looks like Jared's here working on the bathroom. Probably can't wait to be on Facebook. That looks like they're demo finishing the demo in the bathroom. They started doing the floor and then they started working on the grout and child that get a new van, new toilet. You guys, the cabinets in here and get it nice ready for our new renters to whoever we're selling this place.
Hi guys. Caitlyn here and I have a special guest with me this evening to walk around and give you guys the end of day report. She is our operations supervisor and her name is Emma. I'm going to pass the camera over to her. All right. So please forgive my filming skills. As you can see we've made a lot of progress. We're honestly moving way faster than expected. But one of the cool updates that we have for you today is actually in the bathroom so we'll take you over there. So this bathroom, the way that the vanity set up was with a floor vent right under it. So we had to order this cabinet and then custom customize it ourselves so that way the heat can still flow and our tenants feet won't be cold. So that's a nice little update. We also have carpet in almost every single room here. We're still working on some finishing touches but things are moving along really fast and we're really excited. We're looking really good for finishing in seven days. Let us know if you agree. Alright guys, so I am here to give you an update for the end of the day on day two. This is the garage. You guys remember this from earlier. There's all kinds of stuff here. There was carpet, there was mats gone already. This garage is almost cleared out. But that's not it. That is not it. Let's go over here. So remember earlier in my video I said they were going to start on the exterior tomorrow. Look at this. They are amazing. They've already started. They are one day ahead of schedule. He's painting the door right now. It is amazing. Do you think we'll get done in seven days?
All right, this is the end of the day on day two. Seven day flip. We got a lot done today. Got all a quarter round down. Honestly it's probably usually a two day ordeal for most of these properties and it's painted so pretty impressed with that. Also they finished up the painting. Carpet's laid, it hasn't been stretched in yet but it is down so it should be done tomorrow. Blanket up materials all here. We'll start working on the windows here, making sure they're all safe and functional. Just that they lock open and close for our tenants. There's no actual window scope here as they're all in pretty good condition. Yeah, the bathroom, they worked on that today. That's almost ready for the grout and the glazing of the tub. So we had an incident with the water meter leaking earlier. Luckily Jared, our contractor caught it and he called Betty right away. And since we have a Betty, she was able to get the city out here within an hour and get them to turn it off. And then since we just closed on the property on Monday, there was a balance due from the old owner tenant and Betty got that paid and got the water company back out here within two hours probably and we had them fix it all on site. So we got real lucky and dodged a bullet on that. So electrical all we've done, we changed the devices and outlets which we do on all of our. They changed all the gloves switches to new stock. Any lights that are here, they'll put you in. As of right now we are quite a bit ahead of schedule. I would say tomorrow we're going to tackle the group and they're going to start painting the exterior. They're actually painting the exterior door now. Our bulldog color red. 100mph red we just call them. That's the plan for tomorrow. So as I mentioned yesterday, this is our Gantt chart that using for this project contractors look at it every day. We have our main ticket items listed here as basically bullets, demo H vac, rough electrical, rough plumbing, roofing, drywall, trim and doors, tile flooring, windows, cabinets, painting, countertops, finish, electrical, finished plumbing, flooring and carpets, the tie in landscaping and our bluetake inspection. So we're on day two and we hit all of these so far and then a couple tend to add on to that. So the contractor's doing a great job. Please reach out to us if you need any help with your dancer.
Windows. We have them all loud in here. A rain blowing in my face. Welcome to Ohio. Hi guys. So I am so good.
Day two of our rehab.
