Hi guys.
Caitlin here, your marketing and communications coordinator for Freedom Real Estate Group and Bulldog Renovations. I'm here at the property today that we are doing a seven day flip on. Today is day three and recap from yesterday. We finished laying the flooring, we laid some carpet, we grouted the seams in the backsplash in the kitchen. And we also started on the exterior.
Which we were actually supposed to start today.
So we're a little ahead of the game today. We are going to be obviously be working on the roof. We're also going to be power washing and painting the exterior, hopefully getting the shutters on as well. I also have a very special guest with me. He is our sales manager for Bulldog Renovation and his name is Mark. He's going to go a little bit into the roofing here.
Okay, fantastic. Thanks, Caitlin. So as you had pointed out, yes, today is roofing day. We are going to be tearing off the existing three tab shingle. We're going to be laying down a synthetic underlayment. What's nice about this, I don't know if you can see it in the background or not, but what's nice is this makes it waterproofing for the house right there on top. Right. And so then after they're done putting the underlayment down, we're going to be adding snow and ice guard to the exterior of the house. And then we're also going to finish that up with a 30 year dimensional or architectural shingle. So the finished result is going to look fantastic. I can't wait till you see it. Hey, good morning guys. This is Mark. I'm out here. We're on our seven day flip. Looks like today is going to be the roofing project. What we're doing is we're tearing off this old existing three tab shingle roof. Looks like the shingles got a little old. Typically you can roof over on Shingles 3 tab. But what we're going to be doing is we're going to be doing a complete tear off. You can see that the guys are working hard doing that right now. What we're also going to be doing is we're going to be doing a synthetic underlayment. I don't know if you can see this or not, but it's a rubberized underlayment. We use this instead of your traditional 15 pound felt paper because the felt paper is terrible. It can get wet. And so what we do is we work with the synthetic to make sure that the house stays waterproof. We're also going to be adding then a 30 year dimensional shingle. This is going to look great when the house is finished, so let's stay tuned. We'll take a look at the finished product in a little bit after the guys are done working hard.
Here we are, day three of our rehab. Seven day rehab in Germantown, Ohio. I'm PJ McDonald with Bulldog Renovations, a Freedom real estate group. As you can see, we finally got some nice weather and we have started tackling the roots. This is one of the biggest parts of this scope. It's 30 squares and it's got about three or four layers on there for them to remove. Only about 8 o' clock in the morning, they're almost done. So they've been getting after it like usual. And I guess that would be my number one tip for your seven day flip. Ordering your material is important. Scheduling is important, obviously, but the most important thing is your relationship with your contractors. These guys texted me and called me every day and we knew what was going to happen. Regardless of the rain, I knew they would be here today.
All right, guys, I am here at the property again to give you guys your end of day report. As you can see, they did get the house painted and the shutters are on. It looks so good. They are still working on the roof. They are almost done with it though. Looks so good. And there's more. Remember the garage from yesterday, how there was all kinds of stuff in there? Walls didn't really look too good. Guys, look at it now. Completely empty. Fresh paint. Looks so good. Again, this is a three bedroom, one bath property. Obviously the garage is also attached. Again, this was supposed to be a $23,000 job. Normally would take 20 to 30 days to do with a good crew. Our crew is going to get it done in seven. Go ahead and go. All right, guys, so we are inside the house that we are doing the seven day flip on. Again, this is day three. Just a couple reminders about the house. This is a three bedroom, one bath house. The square footage on it is 1,118. And again, this was a $23,000 job that we are striving to get done in seven days. I'm going to go ahead and turn the camera around and show you guys some of the updates on the inside. All right, guys, so they did get the interior side of the door painted as well as the new locks installed. They also got the outlet covers on and the floor vents as well as the transition strips. They didn't do a whole lot in the kitchen today. They were primarily working on the Bathroom and bedrooms, but I will get to that in just a minute. However, they did finish the grout work for the backsplash. Let's go ahead and go into the bathroom. So I don't know if you guys remember from yesterday, but this flooring was not laid. So they did get that finished today. But they also got the toilet out of the bathtub. They installed a new toilet, a new vanity, new medicine cabinet and light fixtures. They also started redoing the tub and they're going to do the grout work today as well. They also started painting all of the doors and installing the hardware on them. They stretched the carpet in that bedroom back there and they are working on this one right now. And then they will be starting on this last one very shortly. Alright guys, let's go meet with PJ to see if he has any updates for us.
Alright. Well, here we are, day three of our seven day flip. We got a lot done today. The roof is almost done. The exterior has been all painted, all the walls are painted. There's a few touch ups we found in our blue tape inspection. Flooring is all done. Carpet's getting stretched in. They are reglazing the tub and regrouting the shower in the bathro and they're just doing random punchless stuff. At this point we're gonna finish on time. I mean early to be honest with you, but it's getting done and I'm excited to see the finished results. So tomorrow, day four, Saturday, we're gonna hit some landscaping. We'll finish up some exterior painting that needs touched up. Some trim work out there, probably the windows. We'll put some trim on the rake boards going down the roof.
Alright guys, well those are all the updates that I have for today. Do you guys think that we'll get this flip done in seven days? If not, if so, let us know in the comments below. And stay tuned for an update on day four tomorrow. See ya. We have gotten all the outlet covers on. Transition slip on the outlet covers. Transition. Transition strips. Transition strips. Not slips. Transition strips. She's like mom, you clip on. And we actually found something that's so exciting. I couldn't wait to show you guys. So I'm just gonna go ahead and turn the camera around to show you guys because you're never gonna believe it.
Morning. I don't know if you remember from.
That video yesterday, but this was not done. Didn't just happen.
