7DF Day 1 (7/20)

Bulldog Renovations and Freedom Real Estate Group tackle a $23,000 house flip in seven days in Germantown, Ohio. Day one covers demo, painting, partial flooring, and HVAC work. Roofing gets pushed to day two after morning thunderstorms, but the team stays on schedule with pre-staged materials and a Gantt chart to keep subcontractors moving.
Foreign.
Hi guys. Kaitlyn here, your marketing and communications coordinator for Freedom Real Estate Group and Bulldog Renovations. Today I'm here at a very special property that I'm so excited to turn this camera around to show you. So I'm just going to jump right on into it. This property here that you see is a twenty three thousand dollar job that we're going to get done in seven days. Yes, seven days. Let me tell you a little bit about it. Normally a $23,000 job is going to take 20 to 30 days to do with a good team. Our team has spent hours upon hours upon hours planning and strategizing on how we're going to get this done in seven days. So let me give you a quick rundown on what happened on day one. We did have one setback which was the roof. This was supposed to get done today. However, unfortunately due to weather we were not able to get that done. I know it looks sunny right now, but this morning it was raining and thundering and lightning and not ideal for putting on a roof. Let me go ahead and take you guys inside and show you some updates that we did in there. Alright guys. So here we are inside this amazing property that we are going to strive to get done in seven days. Again, this is a $23,000 flip. Normally would take 20 to 30 days to do with a good team. I'm going to turn the camera around and show you guys some of the stuff that we've got done today. Okay guys. So you can clearly see that we got some fresh paint on the walls and some new flooring obviously in the back hallway there. We didn't get all the flooring done but we will get that done tomorrow. Let's go ahead and go in here into the kitchen. Right off the bat a couple things that you can see is going to be that beautiful backsplash and countertop. Again, the new flooring is in here as well. And you also have this lovely dining space or another living space, whatever the new tenants decide to turn it into. Again, this is day one. We did get all the demo work done today as well. Unfortunately just was not here to document. Minute here this is going to be the bathroom. So in here a couple things. Again we are going to be doing the new flooring, some more coats of paint, make sure that all matches. New mirror, patch those holes with the tile. We are just going to regroute it. It's really good tile and it looks good already. It's pretty modern so we aren't going to worry about taking that out we're just going to freshen it up a bit. Walk in here. This is three bedrooms. Again, no flooring back here yet, but we did get all of the painting done and that is a huge, huge thing. And back in here, this is our.
First seven day flip. I'm PJ McDonald with Bulldog Renovations, part of Freedom Real Estate Group. This is our first house in Germantown, Ohio. So why don't you come take a look? So this is day one of our first flip for seven days. Anyway, this is a turnkey deal for us. This is what our majority of deals are. We have a $23,000 budget. We got a lot done today. We got demo done, H vac of service. A lot of the flooring went down. Paint is mostly done. The roofing unfortunately was pushed because of the bad weather we had this morning. So we rescheduled till tomorrow. Everything is going really smoothly so far, so we hope to keep on track. And we'll show you our Gantt chart that we've been using to stay on track. So basically the general contractor, myself, we planned this. Once we knew we were going to do a seven day flip, we got all material on site, we took our measurements, we got everything we needed, and then we sat down and created a Gantt chart for every day of the project, what we wanted done and when it had to be done. So we just have it here for the property to make sure the guys don't leave until at least those items are done.
Alright guys, so tell me your thoughts. Do you think that we can get this done in seven days? If not, if so, comment below. We like to see your guys' responses. Stay tuned for tomorrow for some updates. Hi guys.
