Appraisal Hiccups | Real Estate | Freedom Vlog | EP. 47

This short YouTube vlog (episode 47) features Flip Robinson (co-owner/founder) and Mark Woodring (director) of Freedom Real Estate Group discussing appraisal challenges in residential real estate. They compare appraiser and agent perspectives, note licensing materials from Ohio and Texas, describe bringing licensed appraisers into their office to learn, and preview a longer podcast called "Appraisal Hiccups." The tone is informal, educational, and promotional; the episode ends with a sign-off and a standard legal disclaimer.
Hey, everybody, Flip Robinson here, co owner and founder of the Freedom Real Estate Group family companies. And I'm joined here by what's your title this week?
Director of something.
Director of something. Exactly. Mark Woodring is here with us today. And so this is our vlog. And our vlog is, you know, it's supposed to be a day in the life of, you know, our company, the Freedom Real Estate Group family companies. And the vlog here, this is again, this is just a little preview of what our podcast is going to be that's coming up. And today we're going to be talking about appraisals. And make sure you see this appraisals. And what's funny, the reason why I brought these books is because this book was from the state of Ohio that both of us are licensed in here. This book is a little bit thicker from Texas, because everything's bigger in Texas, right? And this is a book that Danny and I got from, gosh almost 15 years ago when we got our license in Texas. And so both states, Texas and Ohio, think that it's so important that realtors know how to do appraisals and understand the appraisal process. But yet appraisals still get in our way on a daily basis. And so this, this podcast and this, this vlog actually is called Appraisal Hiccups and, and such as will be the podcast. And we'll dive deeper into that. But you know, it's funny, they teach us how realtors how to do appraisals. I think they need to teach appraisers how to do appraisals. I mean, we love all appraisals, appraisers, don't get me wrong, we love them. There's just some that we don't of as much as the others. But so why, real quickly, so why are appraisals important to us?
Well, appraisals are important to us because they do protect the buyer. They're ultimately set up to issued from the bank on the lending to protect the buyer. And so as the appraiser, their mindset is focused on protecting the bank, protecting the buyer. And then of course, the agent, the real estate agent or the listing agent is more focused on getting the maximum amount of money for the, for the property. So that's always the war. The war is, you know, who is going to accurately pick the comps or the comparables in the area closest to the property you're looking to sell.
Right? Because it's the appraiser's opinion of value Correct. At that time of day, of week, of year, of month, of year. And so it's a. We've even brought in licensed appraisers from the state of Ohio into our office to talk to us. And we learned a lot that day. And actually it was eye opening for some things too. Absolutely. And it's an appraiser. Actually, we just got noticed just this morning that that appraiser is actually going out to appraise one of our properties tomorrow, I think. So it's. So it was a great learning lesson to bring them into the office so that way we could hear how they do it and ask them questions. That was a lot of fun. This one is going to be juicy. We're going to try not to use any swear words in the podcast. Can't hold us to that one because there's some good ones here that we got written down here. But we like to keep these short and sweet. So we hope to see you on the podcast. And again, our podcast is going to be coming up soon. But this one, I forgot to tell you, this is vlog number 47. Number 47. But again, we hope that you enjoyed it. And we like to end all of these with Invest Smart, Live Happy.
Thanks so much.
See you later.
