Short excerpt from a YouTube video explaining bird-dogging in real estate wholesaling: participants identify abandoned or distressed off-market properties, record addresses, and hand those addresses to a team that performs skip tracing to locate owners (who may live elsewhere) and contact them with purchase offers. The clip focuses on the field role (finding properties) rather than closing or contracting.
So Danny Flip, inquiring minds would like to know, on a bird dog event, once you catch these dog birds, what do you do with them?
What do we do with them? What do we. Sorry, I missed that, I was locking the door. Once we catch these dog birds. Dog birds, what do we do with them? Yeah. So our job today is to go around and find properties that look like they are abandoned or distressed and take down the addresses. That is all our job is today. Then we take those addresses and then we give them off to the address ferry. So we give them off to the team and the team actually then what they'll do is they'll skip trace the addresses to find the owners because a lot of times they're non owner occupied properties and so the owners could be in California or Texas and not even know that these properties are A distressed or B vacant. And so then we contact the owners to say, hey, we'll buy your property and take it off your hands. And so that's the purpose of this, is for us to find properties. And these are completely off market properties.
