Ep 202 - Week 29 Live Progress Update

Danielle and Tina from Freedom Real Estate Group report a signed deal on a 16-unit property, hired Joe as asset/operations manager, and hit 13,000+ podcast downloads. Their personal home closing is delayed by survey timing, while a 48-unit refinance in Middletown nears completion.
Hey everybody. Flippin Danny here, founders of the Freedom Real Estate Group family of companies. And welcome to another episode of our.
Podcast which is called Freedom through Passive Income.
That's right. I've been holding the microphone for like all those episodes we recorded with Ben. I'm just now I don't know what to do with my hands. My hands are dancing.
And nobody knows what you're talking about because we haven't released the episode yet.
So you'll see them eventually. And for those of you that are only listening, you can't see me dancing around with my hands. My hands are all over the place. Welcome to another episode. This is one of our live episodes. This is our week, our Week 29 live progress update. That's what you have.
Yes.
So Live Week progress 29 update Venti Nueva.
There you go. Working on your Spanish.
That's right. One week at a time, One number at a time. I'll get there. So some updates. So the 16 unit. So the purchase and sale agreement was signed. Earnest money was sent in.
Yeah.
Two days ago. Now the walkthrough is today at 3 o'. Clock. We won't be a part of, but Ken and Eric will be there. Yeah. So super exciting.
Yeah, Very, very exciting. Every time we buy a property, I'm super excited.
Yeah, yeah. One step closer.
Yes, exactly right. More doors added. That's right. All right. And then. Oh, this is a big one for me. So you guys know that a couple weeks ago we had put out our ad for an asset manager, Operations manager. Yay. Thank you for the drum roll.
Yeah, I don't normally do those.
On Tuesday we had a second interview and we had Aaron, our CEO, Tina, our coo, Flip and I both there and we interviewed him and everybody was impress, really liked him. And so that afternoon I looked through all the rest of the resumes just to see is there anybody else. And we ultimately made a job offer and Tuesday afternoon, Joe accepted. So Joe is going to be joining our team tentatively, it looks like August 1st. We are super, super excited because as the leaders, when you're building a company, you wear a bunch, a bunch of hats. And specifically Tina and I are going to be going, here's a hat for you, Joe. Here's a hat for you, Joe.
Oh, so sorry, Joe. I'm so sorry, Joe.
So Tina and I will be able to get back into not having so many things on our plate. Obviously we're still, you know, busy, but it can be frustrating and overwhelming when you've got so much that you just can't do it all. And you're trying to just figure out what's most important because I just can't get it all done. So we're so GR to have Joe. Yay. Yay. Yay.
His first day is the day that we're actually moving to Florida. So I hope you're ready, Joe. Here's the keys. Go. So, a little update. We haven't talked about this in the last couple weeks, but a little update on our podcast. Again, we started this on January 1st with, like, zero expectations and the platform that we use to. To publish the podcast every week, it's called Buzzsprout, and they give you achievements. And as of this week, I think it was. We've achieved every achievement that they've got. So there's all these awards, and we've earned every award, everyone. Yep. In fact, one of the. For the amount of downloads, the last award you can achieve for downloads is at 10,000. And so she only knows when we get an award because an email goes to where. But I monitor that account and so prob. By tonight, if not by tomorrow, we are going to be over 13,000 downloads.
Boom. Yeah.
Mind blowing. Mind blowing. So. But again, thank you. That's that to you. I'm pointing at the camera. If you're listening, I'm pointing at you. You. Thank you. Thank you. Thank you. Thank you for listening. And we hope that you're enjoying these and you're actually getting something out of it.
Yes, absolutely.
Another thing that's also going on that we've been talking about is why we're moving to Florida, but housing. The closing. We're actually supposed to close yesterday. Supposed to close yesterday. So obviously you understand our closing has been extended.
Yes.
Yeah. So that's not stressful at all.
No, not stressful. In fact, we were joking today. Like, you guys know, whenever you're stressed, it's very hard to kind of keep the momentum going on everything else because your mind is just so focused on the balls that are in the air and sometimes things that are just 100%, completely out of your control and you're just waiting. So with this extension, like, the level of stress. He had to cancel his trip because he was supposed to be flying out there.
I was actually gonna be flying today down in Florida.
Down in Florida to be able to meet all the contractors and get a few things done before we moved the first week of August.
Yeah, that didn't happen.
Yeah. Yeah. So he had to cancel all the contractors, cancel his flights, and, you know, it's out of Our control the survey for that. So the title company got the appraisal done, and as soon as the appraisal's done, we're just like, yay. And you guys close.
Let's close.
Let's close. Y. They waited to order the survey until the appraisal came in because apparently.
Apparently they've lost so much money from surveyors, from appraisals coming in, and the closing is getting canceled.
Yes.
And so they said, well, screw that. We're just going to wait for the appraisal to come in to see if we're going to close this one, and then we're going to order the survey. Well, that's good. When there's time in between. But we're supposed to close yesterday.
Yeah.
And we still don't have a survey.
Yeah. So I believe it's tomorrow that the survey is actually finally happening. So that's what happened. Like, it was literally out of our control. The title company goes, okay, now we got to get the survey. We're like, what? Excuse me? We're supposed to be closing, so. Yeah, just. Just a wee bit stressful. But we're hoping to be able to close by the 29th, I think it was. That's what we put the date at. And. And we're just hoping that the survey gets done tomorrow on time. Then they get it to the bank that the bank doesn't need more than whatever 24 hours to be able to review it.
And. Right.
Oh, we're just going to play it by ear.
Why? They can't just go to, like, the tax auditor for that county and press print? That's what I would do, you know, But. But it's funny because we're so stressed about everything. It's just like Danny says. Are you okay? I'm like, I'm fine. Why are you asking?
Oh, my goodness. Yeah. So we tend to be having a date night every night this week. Because every day after we leave the office, we're just like, let's just go get some.
I don't think it's called date night. I think it's called therapy. Pretty sure that's what it's called. Yeah.
Oh, my gosh.
So then to add even more stress.
Yeah. And it's not even. Actually, this is probably the anti stress, but it's a little bit up in the air. Not really up in the air. So I don't know how to feel.
About it until I. Until I'm signing documents. It's not anti stress.
Yeah. So we were supposed to have. We had an approval on the refinance for the 48 unit in Middletown, but they had forgotten to look at one of the prepayment penalties, the new one that we chose. And so they had to go through. But Fannie and Freddie, I guess they were at a conference and so they couldn't look at it. And so what we were supposed to have on Thursday, we didn't even get on Friday. And then finally we're sitting on Monday and we're waiting to see, hey, is this still okay? Are we still moving forward? And finally we got the yes. Okay. And we got the email that said, everybody please confirm. So us, Arian, Kris, we all replied, press confirm. So from that point in time, once we confirm, three business days and we should be able to close. So title has been informed. We're closing tomorrow. We have been informed. Kristen, Erie and are informed. We all are informed that we are closing tomorrow. Now it's just a matter of is it really gonna happen?
Yeah.
Because you never really know until you get to, like, the docs. Really, when you get the docs, you kind of have this like, I have the docs, which means all I have now to do is sign. But we don't have docs yet, so we're not at peace yet. So I guess he's right. It's a little bit stressful. But tentatively tomorrow we are going to close on the 48 unit. I promise it's going to be part of my date night post if it happens.
And what I took out of all of that is that you said Fannie and Freddie were at a conference, and I would love to know what conference Fannie and Freddie go to. Yeah, there's so many jokes I can say, I'm going to leave that one alone. So make sure you're heading on over to our website, freedomcapitalinvestments.com to join our investor club to see all the things we're doing, like with the 16 unit. And again, we got the swag on there as well. So Dani's got her perseverance shirt on, so make sure to check that out. And they are super soft shirts too, by the way.
They are, just to let you know. Oh, and one thing I forgot to say is that our partners are actually doing due diligence on our 118 unit, I think in Mississippi. Just saying.
Yeah, that was today too, because I was supposed to be flying to Florida and then.
Yeah, yeah, yeah.
Couldn't do it all.
Sorry, I threw it in. Okay, go ahead. You can close this out.
Yeah, okay. And also social media, something about something. We're on some social medias apparently.
Yeah, yeah, yeah, yeah, yeah, yeah.
So make sure. But make sure you give us a great review if you're enjoying this and let us know if you have any questions. And this that's in the others.
