Ep 209 - Week 30 Live Progress Update

Flip and Danny from Freedom Real Estate Group are juggling onboarding an operations manager, consolidating accounting across 20-22 entities into QuickBooks, closing a 48-unit property, and navigating a fraught Florida house purchase with lender scrutiny. They're also managing personal moves, selling assets, and dealing with the emotional toll of it all.
Hey, everybody. Flip and Danny here, founders of the Freedom Real Estate Group family of companies. And welcome to another episode of our.
Podcast which is called Freedom through Passive Income.
That's right. And welcome to one of our live, live, live episodes. This is our week in review and our week 30.
Yes, week 30. That's right.
That's something in Spanish, but. And this one has a theme to it. And this one is called Balls of Stress Walking Zombies. I think that's a song. I think they. Balls of stress. Walking zombies. Balls of stress. Yeah, I like that. That was us.
Yeah, it is us. Still. I was literally writing this script going, okay, what have we done in the last week? And I'm like, well, we should just start off by telling them that we're balls of stress and walking zombies. Because the last two weeks, let alone the last week, has just been sucking the life out of us.
Yeah. To say the least. So let's start. So these are in no particular order, but right now we're prepping to onboard our new operations manager. Is that his title? For Freedom Capital Investment. And so that's basically your right hand, you know, person. So that's, that's going to be easy. You're interviewing property management companies who can handle large apartments and actually use staff to, you know, to, you know, run those. The property management, you know, so that's.
That'S no big deal.
No, no, no.
They don't need any kind of information.
Oh, this next one. I love this next one. This has got to be a breeze. More attorney meetings and financial advisor meetings. Talking about asset protection. Walk in the park.
What's funny is these three things are like, well, not the hiring somebody new. That's not everyday. But these are typically everyday tasks that you're just like, no big deal, but they require work and back and forth. And every time I talk to somebody, like, can I see all of this? Can you tell me why all this can I do? And I'm just like, my gosh, I'm so busy right now, I can't do all of this.
Yeah, I mean, gosh, after those three, I'm like, stick a fork in my ear.
And then the big one. Right. That we forgot to even celebrate. Do you remember this?
Well, we haven't done this one yet because we. Not only the attorney meeting, financial advisor meeting, you're right. But we're also transitioning all of our financials to one firm and fund administrator. And, you know, that's kind of fun, you know, like if you've got like a checking account. But unfortunately we have about.
I think it's 22 entities.
I was gonna say 22. I was gonna say 20, but I was low entities and moving those all over into QuickBooks and all the QuickBooks accounts.
And I was still working on that this morning.
Yeah, yeah. Stick a fork in the other eye.
Yeah, yeah.
But then. But then now. So this is what. This is what happened on Monday.
Yeah. And so we didn't celebr. We actually posted on Facebook, and that was the extent of our celebration. Right. Yay. And then we went on in distress mode. Yeah. So we. The 48 unit that we keep on talking about that we're in the middle of the refinance. Middle of the refinance. We finally refinanced.
Yeah.
It was on Monday. It funded, and I refused to post on Facebook until it funded. Cash has got to be in our account, otherwise it's not done. So we got the distribution. I was like, yes. So I used the pictures that we took at the closing and posted it on Facebook. And then what happened? More lender, back and forth issues with our Florida house.
Oh, yeah.
And we went out and we had dinner, and we're frustrated, and, like, we were like, should we just cancel this Florida house? Cause we're just tired.
Like, I was at my wit's end.
Yeah. And, like, Flip does not get angry. He just doesn't get angry. This boy is, like, the kindest, sweetest soul in the whole wide world.
Pretty even keeled.
Oh, he was. Is really ticked off all week this week, but even, like, Friday, like, going.
Into it, pressing my buttons.
Yeah. So, like, this lender has been, like, for our pre approval. Everything. Everything's fine, you guys. Your debt to income, like, it's just nothing, you guys. It's a breeze.
This is a walk in the park.
Don't you worry about it. Don't worry about it. You could afford twice the house. Three times the house. Don't you worry about it.
You're good. We're just connecting the dots.
Yeah. And then they see something that is a transaction that has to do with another entity of ours, so they ask about it. So we answer.
And that was to quote Shrek, it's like. Or, no, not Shrek. Well, Shrek the movie. But to quote Donkey from Shrek as, like, peeling back the onion.
Yes. And it led to another entity, and then another entity and another question. And we're like, these entities have nothing to do with this purchase zero. And if you're gonna go through 22 entities, we're not gonna do it. We'll stay in Ohio.
I'll deal with winter over that.
It was crazy. So that's all to say that we didn't celebrate the 48 unit refinance, except for on Facebook, because it just totally left our brains. And right before we went to bed, I said, you know what? We refinanced today. And I think we hugged each other.
And fell asleep and we cried and we went to bed.
Oh, man, our lives.
Yeah. So we're still packing the house, all anticipating that we're gonna close. We sold some cars, and we're selling some furniture. We had to get bringing people in to take the pool table apart. We had to bring people in to break down the bed.
This is all while we don't even know if we have a Florida house to go.
Yeah, yeah, yeah. We're going down there whether we have a house or not.
And that's been the joke all week.
And then our last day of the financing contingency for the property was two days ago. And middle of the afternoon of that day, they called and said, well, we've got a couple more things that we need you to sign, but they've given you the clear to close. But the problem was, is I was so. Still so stressed out, and so everything. They're like, you know, we have a couple things for you to sign, but we're going to give you the. But we're still giving you the clear to close, so we're good to go. And I'm like, great, what do I need to sign?
You were so passed out.
I was not happy about the cleared close. I'm just like, that's awesome. What do you need me to sign?
But you were, I think, at lunch, and I was at the office working, Right. And so I got this text message that says, we got the clear to close, and like, a bunch of exclamation marks. And I tell you I was trying to work that day, and I was just like, we're so tired. We're probably going to cancel this house, thinking it's our last day of financing, and we don't want to keep dealing with this crap. At the very least, we'll just ask the seller if we can switch to another lender. And I'm just like, I can't focus. I can't work. And then I turn my head to that monitor and I go.
I don't think I've taken a breath that deep in weeks.
Oh, gosh.
Yeah. So anyway, so now, I guess, you know, it's weird dealing with buying your own house. We buy so many houses all the time. Buying your own house and buying your house in Florida, we've not done that before. Do things differently. So we're assuming we're closing, and we're assuming that they're sending us the paperwork because I keep asking for it. So hopefully this will be the last live episodes recorded up here because we're going down to the land of the mouse.
Yes.
I had to wear the shirt today, so. Yeah. So, yeah, that's. And then. So the next week, Tuesday, is when the movers are going to come and pack up the house and take it all down to Florida. Hopefully there's a house to take it to. Yep. Yeah. So it's just gonna.
Your stress is not over. I see.
Yeah.
Yeah.
Well, yeah, that. And then to throw that. Oh, then Sunday's my birthday. You're like, what do you want to do on your birthday? I'm like, nothing.
I just want everybody to leave me alone. Nobody talk to me. I want to rest. I want to do nothing. Can I just have one day?
Nobody. I just want to lay. I like, oh, you're not wearing your hat.
My chill hat.
I want to be like Snoopy and lay on my back all day and chill. And then. But we are coming back. We're actually coming back up here the end of August because the FCI team's gonna do a presentation. Yeah. Event the end of August. So we're gonna come back up and do that. But anyway, so all of that stuff's been going on, and we have our normal work stuff every day.
Yes. Yes.
Plus recording daily podcasts and live podcasts.
And we're traveling to Cleveland to record some videos. That's a day trip. Go in the morning, record a bunch of videos.
Three and a half hours up and then three and a half hours. That's a day trip for Danny. Yeah. Guess who's driving.
Sorry, babe.
Yeah. Yeah. And so. And then. And then tomorrow is my golf day, you know, because we do an annual golf day for the whole. The whole crew here at the office. Some people actually go play real golf, and then some people go play putt putt, and then some people go play frisbee golf. Disc golf.
Yeah.
So it's golf day, but yeah.
Anyways, our lives are good.
Yes.
We are grateful. We are blessed.
I can't complain about a thing, but.
You rarely see us this crazy, stressed and freaked out and kind of pissed off and annoyed and blah. So we just thought we'd share with you.
You almost got a flipping in here. Founders of the Freedom Real estate group family of companies.
I will say that we just did the episode about motiv, that they haven't seen it yet, but there's a motivational Monday coming up called it's okay to not be okay. And we talked about different clothing that we would wear. And through this week, some of that clothing was seen. And today I'm wearing the positive life is good and even my love hat. Like so. You know, it goes both ways. I can wear different shirts and different things depending on how I'm feeling. And today I'm just feeling a little bit better.
That's why I'm wearing the Mickey.
I love it.
Well, again, sorry for this one going long, but we had to venture. We had to vent to somebody and we couldn't find anyone else to vent to. But then to you, that's hilarious. Isn't that funny? That's funny.
Sorry.
Make sure you head on over to our website, freedomcapitalinvestments.com to join the investor club. And we do apologize for venting for almost, almost 10 minutes here, but make sure you're taking us out on all the socials and all the socials. But we like to end all of our episodes with invest smart. Live happy. Bye, everybody. Live happy. I'm happy.
