Ep 230 - Week 33 Live Progress Update

Flip and Danny from Freedom Real Estate Group update on moving to Florida, closing a 16-unit multifamily deal after resolving title issues, and bringing on a marketing team in September. They're running on fumes keeping their 365-day podcast going but have an investor event coming August 27 in Ohio.
Hey, everybody, Flip and Danny here, founders of the Freedom Real estate group family of companies. And welcome to another episode of our.
Podcast which is called Freedom through passive Income.
It's right there and yeah, it's right on your shirt.
It's on my shirt? Yeah, for those, yeah, for those of.
You not watching, it's on Danny's shirt. So if you aren't watching, just imagine Danny wearing Freedom through passive Income. And so welcome to another episode. This is one of our live, live, live episodes. This is week 33. That's Trace. Trace, whatever. Anyway, this is our live progress update. And again, you see, if you're watching, you see a new background. This is. We're in Florida now and so this is our progress. Now I do want to tell you. Well, I'll wait till we get to it, but somebody actually asked me this morning. They sent me an email saying, how's living in Florida? Question mark, question mark, question mark. And so I wrote back and I said, you know, one would probably expect a response of it's sunny and beautiful. And that's it. Yeah, right. Because it's true, it is sunny. It is beautiful. However, I've had to alter that response. How's living in Florida, Flip? It's sunny and beautiful with alligators 20ft from my back door, bears that walk by my, my front door, snakes that are all around our house, both venomous and non venomous. But we found out that the alligators eat them. So now we like the alligators. So other than that, I think you.
Saw an armadillo in the middle of the night.
I did see an armadillo the other night, which I thought those were only in Texas, but nope, they're in Florida too.
I saw this big, like bird that I thought was as tall as me. Remember that one?
Yeah, yeah.
There's wildlife here.
Yeah. And then, and what was funny is I got up one morning, I rolled up the windows and there's this family of ducks coming out of the pond. Yes, that Larry, the alligator that Larry lives in. Yeah, Larry's the alligator, by the way. We named him Larry to make him seem normal. And so it's been, it's been two weeks we've been here now.
You made the, named the bear Billy.
Oh, yes, the bear's name is Billy.
Yes.
Yeah, yeah. So I go outside in the morning going, here, Billy, Billy, Billy, Billy.
No, no, no, we're going, go away. Billy, Billy, Billy. We're out here letting our dogs pee.
So moving to Florida is a lot more than we expected. But it's Been it's two weeks. And of that, the next thing you have here is we are T, period, I period, R period, E period, D period. We are taaard.
We are. Literally yesterday I was like, I do not feel good. I feel like crap. I just needed a full day of sitting on the couch watching TV and playing solitaire. Literally. That was about all I did yesterday. I did have a 9am meeting and then I answered some texts and things that were needed like periodically. But I sat vegged and did nothing yesterday because like somebody on Facebook. We have this private Facebook group if you're in it. Freedom through Passive Income. I think it was Amy. She. I think it was Amy. Anyways, she saw one of our videos come through and she literally posted, you guys look so tired. And I looked at the thumbnail and like, yes, we do. It's actually coming across.
No, what's even better is if you watch the podcast, make sure you watch Saturday's episode because I just reviewed it because AJ we're talking about him second. He sent it over to me and at the very end of the video, I always talk about social media and I'm like, and I kid you not, I go, yeah. And we're also on Facebook and LinkedIn and all those other social medias. Whatever. I'm just like, I am like dead. It's hilarious. So you'll definitely have to watch it because that's funny.
Some of the things I think we didn't realize we experienced in this 365 day podcast.
Yeah, you're gonna see the gamut, the.
Craziness of life and the ups and downs. We're just trying to catch up and stay, you know, we made a commitment to do this 365 days. So we're doing it. And sometimes like right now, we're tired.
Yep. But with that said, we're so incredibly grateful for our team because everybody's handling everything while we're bump on a log down here in Florida.
We're not really a bump on a log.
Well, we're not a bump on a log, but that's the way I feel. Sort of work wise, I guess. Yeah, yeah. But we're not worried about the business. Yeah. Correct. Or businesses.
Yeah, I agree with that.
So that's great. But so yeah, so we've been unpacking.
Doing a pup watch. And we call them a pup watch.
Well, we call it a pup watch because we actually have to go outside first to make sure there's no Larry's or Billy's or anything else. In the front yard because we don't have a fence, which even if we had a fence, we'd still be going out to monitor everything to make sure there's no extracurricular activity going on in our yard. So we do that first and then we have to take the dogs out on leashes. And so there's that. And then there's work. Yes, that work gets in the way.
Yeah. And we're still trying to unpack at least the rooms that we frequent the most. We've called it like phase one ready. So at least we can think. Right. And we're not viewing boxes all the time. And of course we're doing periodic meetings here and there and then podcast recordings. Oh yeah, we're playing huge catch up right now.
Yeah. Because somebody wanted to do 365 day podcast series. But with that said, AJ is now. He's actually taken on my role of editing all the video. So thank you very much AJ for taking care of all that for me. So it's just one. One another thing off of my plate. But then the next one. This is something you're excited about?
Yeah, I'm excited about this. This is work related.
I'm excited about it too, but I know you're way more excited about it.
Yeah, yeah. It was our 9am meeting yesterday, like when I was, when I realized I was like, I can't even do another day. I have to stop and take some rest, rejuvenate so that I can get. And so today I feel. So you even walked in my office, went, you look so much better. And I was just like, yeah, took that day of rest, had a night's sleep. So yesterday morning was one of the, the only meeting actually that I kept on my calendar and it was a marketing meeting. So we have a marketing team that is going to start working with us that it's outside, it's not an in house. So we didn't hire somebody marketing. We already have Caitlin and Lauren and Coco. They're our marketing department for the family of companies. They have big, you know, jobs to fill. Right.
Their hands are full.
Yeah. There's six companies so they really can't pay a lot of attention to FCI right now. So Flip and I have been doing the best we can, which quite frankly isn't great. But we're doing the best we can with this 365 day series podcast that we're pretty much responsible for writing the scripts for recording, editing, posting until we've trained Jodi and AJ now on how to Help us kind of take some of that off our plate. It's just been a really, it's been a lot on our plate. So when I met this team that is going to be helping us, she actually, her team helps really, really, really big talent in terms of real estate investors who are just doing some really, really big things. And I just thought, you know, if we can hire her like on a project base as opposed to hiring somebody else in house to help our already existing marketing team, I thought that would be really, really beneficial. And so we had that call yesterday. We're beginning working with her in September and the email came yesterday after our meeting. And here's the thing she said that they're going to be doing and this is not limited to. So check this out. Social media management, online platform build out, community management, merchandise, website development and management, project based consulting, community events and collaboration and event management. And that's just the things she highlighted that she could help us. And even events that we're holding in our office. We're going to talk about that in a second. We held one like a month ago. A month or so ago. We've created this monthly give back networking event that we've now traded with other people, local investors to help create. These are all things that we're just doing ourselves. And I always have these ideas and I go, let's do this. And I just realized, Danny, you do not have the expanded team to keep on doing this kind of stuff even though it's super cool and will help. So I'm super excited for this team and I just wanted to share that because that's the real joy I had for this week's progress of getting them that, that close. Plus yesterday got a text from Ken, our partner and he texted us and eric about the 16 unit. We are through the final process. We were trying to get some two common area parcels that were not originally deeded to the seller that is selling it to us now. So it was back in the developer's name and it shouldn't have been based.
On all that title work. I didn't even know about any of this.
It was just crazy. So Ken's really been diligently working on that with attorneys and figuring out what needed to be done. That all got figured out and closed up yesterday. And then yesterday the earnest money, the final, the final earnest money was sent over. So we are on track to close on that 16 unit.
So that's awesome.
Super excited about that. Super excited for Eric. Eric has been doing a phenomenal job. He said he's been learning so much.
Yeah. Trial by fire.
Yes. Yeah. It's always that first deal and doing it, especially with somebody like Ken, who's so excited. And there's so many different details that went on in that deal. And Eric is a very detailed person as well. So congrats to you, Eric, for finding that deal and bringing it to the table. We're excited to be closing on it. And then Eric is going to be. Actually, that's one of the events coming up. So we did an event, multifamily kind of case study event at the office last month or maybe two months ago, I can't even remember. It's just a whirlwind. But FCI has decided that they're going to start hosting events. Some of them will be virtual. Some of them will be in person. That some of them will be for the investor relations team to invite people who are investing with us to the office. If you want to come, you don't have to come. You can attend. Virtually anything can happen. But FCI is really taking a proactive approach to getting to know more people and being more present and available. So Eric is hosting the first event on August 27th. We're actually traveling back to Ohio for that event. I feel like we just got here and now we're going back. So we're actually traveling and we're gonna be back in Ohio the 24th and the 27th. So the 24th through the 26th, we're gonna be back in the office, but our operations manager is traveling from South Carolina to meet us there for those three days. So we'll be spending time with him, walking properties, things like that. The events on the 27th. And we also have the give Back event. Yeah, we timed it so that we could be back in town for that event that's happening on the 24th. So we got a lot coming up.
Yeah, Good thing we got time to rest.
Yeah. Yeah. Good thing we're not tired.
Yeah. Yeah. That's awesome. With that said, we hope you enjoyed this episode. Make sure you're heading on over to our website, freedomcapitalinvestments.com to join the investor club to see everything that's going on, learn all the stuff about the 16 unit that I just learned about 10 seconds ago. And we're also on all the social medias, Facebook and LinkedIn and all those Googles and YouTubers and things like that. But we like to end all of our episodes with Invest Smart. Live Happy.
Bye, everybody.
