Equity Advantage Series | Freedom Real Estate Group | FREG | Real Estate Investing

Mark from Freedom Real Estate Group walks through the Equity Advantage Series, a real estate investment product where you choose your rehab scope. Properties typically come with $10k to $20k in built-in equity, and you can do a full Signature rehab or handle smaller items yourself to save money.
Foreign. So hey there everybody. This is Mark, the director of investments for the Freedom Real Estate Group. I am here today to explain to you one of our newest offerings here at the Freedom Real Estate Group. It is called our Equity Advantage Series. For some of you that have been following us, this might have been showing up in your emails as the investor choice. It is very similar to that. But I'm going to explain to you how we came up with the concept of making it what we refer to again as our Equity Advantage series. So when we first were starting to think about some of the things that we could offer to our investors, the investor Choice series was great because that allowed our investors to decide the style of rehab that they want on these properties that we purchased for our investors. So again, the reason for behind the concept is a few fold here. So the first thing is that we have more buyers than we do inventory waiting for our finished Signature Series product. And on another clip, I'll get to you with the Signature Series and what all defines that as our signature or our masterpiece turnkey product. And so again, we have lots of investors that are waiting for that. One of the ways that you can cut the line would be to purchase this property early. And so with that being said, these are some of the things that will happen for you as an investor that may make sense for you. So once you purchase the property, you will get it obviously at a lower entry point than if we had already taken this all the way to the Signature Series. Two different rehabs that you can choose from, you can still have the Signature Series rehab. So once we walk the property, go through it, we will assign all the things that we would have done in order to make this our finished product. You can still do that with that. There are certain tax advantages, so contact your CPA and talk about those that you can maybe write off as the investment as part of your property. This also allows you to, like I said, cut the line and get in earlier so that you're not waiting for that Signature Series. So you can still have the Signature Series product before. It's actually Signature Series by us. It's just you doing the rehab and paying for it versus us paying for the rehab. Let's see, we talked about the tax benefits and then of course there is that built in equity. And so that's where we came up with the name of the Equity advantage. When we go to sell the Signature Series product, that is going to be a full ARV and top of the market. Whereas if you purchase this, do the rehab yourself, there's anywhere from 10 to $20,000 of possible equity in these properties. Let me give you for example I brought with me one of our properties just looking at a basic cost breakdown of our signature series. This particular property is going to need close to $40,000 in rehab to be a signature series whereas if you were to do a rent ready one of the examples that I circled here was a $7,000 roof replacement. If we were taking this all the way to signature series we would pay that $7,000 and that would be included in the 40. You as the investor if you take a look at this roof and you say hey there's five or six years left of life on that you can save that money spend it later maybe after a cash out refi so there's so many different advantages I'd love the opportunity to explain those to you. Please email me at investreedom Real Estategroup Let me know if you have any questions about the particular equity advantage series and I'm here to answer any questions. Thanks so much.
