Previously, I was looking to get started in real estate because I had some extra cash in the bank. So I purchased my first investment property. But I just, I didn't have the best experience and I want to do it again so I can continue to build my cash flowing assets. But I'm afraid to get burned again. What can I do or how can you help me?
Yeah, that's a good question. Unfortunately, you're not the only one. There's lots of people in this, in this market and in this country that have been in real estate investing that have had similar experiences. So a couple things that we've done here at Freedom Family Investing Investments is we try to create a better culture for those clients, especially ones like in your situation, that have had maybe less than stellar situations in the past that have kind of deterred them from buying anything new. A couple things that we do here is we on all of our properties offer a 90 day rent guarantee. First off foremost, this is for you if something happens, because something will happen eventually. Tenant stops paying, something goes wrong, there's a, we're in a windy area, lots of natural disasters and tenant has to vacate and there's large damages or whatever may happen to cause vacancy. We're going to take care of your rent on day 91. If it remains vacant for more than 90 days in most situations it won't be vacant that long. Average is like 30 days or less. But in those prolonged situations, we make sure that you're taken care of. A couple other things that we do along that if you buy a property from us and it's turnkey, part of this Freedom guarantee is we offer a one year scope of work warranty. So if anything goes wrong with the property in the first year, we're going to honor our promise to you and we're going to make sure that property is maintained, repairs are done at no cost to you. One of the other things you mentioned was that there you've had experiences with cash flow. Here at Freedom Family Investments, we want to make sure that you have a good experience with your investment. Part of doing that is we're going to ensure that your property that you purchase from us is rented and cash flowing before we even list it for sale. You're already realizing cash flow day one to hit home that cash flow guarantee. We want to assure that at least year one, that you have a great experience and that, you know, we know that buying a property can sometimes be stressful. You have largely deposits, you have things that have to happen in order to get property operating through the life of your experience with our property management company. There will also be no tenant placement fees. Property does go vacant. As we mentioned, the 90 day rent guarantee kicks in. We're also not going to charge you a lease up fee.
