Hey, Freedom fans. Erik Jones here, director of sales and marketing for Freedom Real Estate Group. Coming to you today with another awesome vlog video. Today we have the one and only infamous Dannielyn Robinson here. Many of you have heard about her. She does exist. We finally stole her away for some time for this interview so you can get to know her a little bit better. So just going to start with very general. Tell us a little bit about your background, which is very extensive, but sum it up for us.
Okay. Starting with investing.
Sure.
Okay. Started investing in 2008. Great time to start investing. So we are realtors. Both my husband and I at first didn't like that because of the timing of the market and the people that we were working with decided we wanted to be investors. Much more fun to actually invest your money and work with other people who are business minded. Then come down to. Can we fast forward all the way to here?
Sure.
Because it's been since 2008, so about a little over 10 years now. We moved to Ohio through a lot of different decision making, but mainly it was because Ohio is a great state for turnkey real estate and Flip and I are big fans of passive income. And so we decided to plant our feet here and build a turnkey business. And that's our core business model today. Cool.
So that's the very condensed version. Maybe one day we'll have the very expanded version, but that's the very condensed version. So what do you do here? I mean, you're obviously a co owner, co founder of the company, but what do you do here at Freedom as that role?
Okay, good question. I oversee all the operations. Give you a hard time. You give me a hard time. Tiffany gives me a hard time. But really it's operations mainly and raising private money. So we continue to build and grow.
Yeah. And overseeing. Really, you have a hand in every single department, like rehab, sales, marketing, the operations, like every single thing you are overseeing all the time.
It is a lot.
So, so why do you love turnkey? Why do you love the concept of turnkey investing?
I like it because I love passive income. So even when Flip and I got started, and this is an extension of the first question that you asked, when we got started, we were in love with passive income. So when we studied with a real estate Coach, we learned 12 different ways to buy and sell real estate. One of the ways was sub two wraps. And if you're not familiar with that, it's essentially a way to purchase a property by taking over somebody's loan, sell it to an owner Finance buyer, get some money, get some passive income. And we loved the fact that we could get a big chunk of money and then get 2 to $300 per house in passive income and do it again and again and again. Turnkey real estate we love for the same reason. Because you're building your rental portfolio, you've got somebody doing all the dirty work because tenants and toilets are a real thing. And you can focus on the mailbox money and just let the team of your choice essentially take care of all the hard stuff. And you're still building your portfolio, creating the legacy that you want and you've got that passive income that takes care of your living expenses. You have true freedom, in my opinion.
Yeah. And the really cool thing too about turnkey you touched on is that wealth building aspect. So like in, you know, flipping for example, is one way to also invest in real estate, but it's very transactional so you have to keep doing it, you have to keep reinvesting. Whereas turnkey allows you to build that portfolio and build your wealth and build that legacy that you can pass on, which is super awesome.
Yes.
So what are your plans for the future business wise?
Continue growing. So turnkey is our core business model because it doesn't matter what type of market it in, we always have more buyers than we have price property because there's a ton of people who want to hold cash flowing property in good areas like we are here in Ohio. So that is our core model. So it doesn't matter what market it is it, what type of market it is. Whether in our down market or up market, the rental income is still coming in. So we will survive no matter what market because of that. But we still do. We've got a property management division, we have a wholesaling division, we have a fix and flip division. We have. What else do we have? We have a lot of stuff here. Right now we have a new marketing off market lead generation division. So it's very much tying into everything that you can do in real estate. We want to do it in house, we want to be the best at it so that we can continue to build wealth for us and for others. Right.
And also expand into other markets as well.
Yes.
Thank you. Not necessarily mentioning any because we don't want to get any hopes up, but continuing to grow, we definitely have markets in mind, but it's gonna, you know, make sure we have all the things in place to get there and make sure it all works out.
Awesome. Yes.
So any advice for new investors or even seasoned investors Yeah, I would say.
For new investors, decide what type of strategy that you're looking to do. If you have a job, I highly recommend either finding a coach. If you really want to learn, you're gonna find that that's difficult with limited time. So finding a team that you can trust and what's most important, this is something that you and I talk about a lot, is where you invest. It's not something where you always have to invest in your backyard. The reason we moved to Ohio is because Ohio is a great place to actually acquire properties at a price that you can't find in other places. So the properties that we can buy here, we can't find in Texas, where we invested, Arizona, where we invested, California, where we invested, Florida, where we invested, the price of property here and the cash flow that you can get for it. We came here for a reason. So don't be afraid of not investing in your backyard. Seasoned investors is always learning and always networking and always building trustworthy relationships that you can leverage and help your business.
Cool. Great advice. So what is something sort of switching to personal. What is something you do that's not easy? What is something you do in your free time or something we may not know about you? That's a fun fact. Something like that.
Okay, hard question for me, and everybody knows this because I work all the time, but recently went to the Smoky Mountains. And so I can just take away a little bit of what I did there, which was reading books. I love to read and I usually read business books, but this time I actually took a fun dragon book to read.
Alright, so we're also going to do something. Usually that's where we wrap up these interviews, but we are. And by we, I mean me. I'm introducing a new thing called Rapid Fire, which is just some random questions and Danny's gonna have to answer them. So here we go. You ready?
