How Our Family Of Companies Operate Under ONE Roof! | REI | Freedom Vlog | EP. 79

A short vlog (Freedom Vlog Ep.79) where Lauren and four team members from the Freedom Real Estate Group family briefly explain how their affiliated companies collaborate end-to-end: Cash for Ohio Houses acquires properties, Bulldog Renovations renovates them, Independence Property Management leases and maintains them, and Freedom Real Estate Group markets/sells the properties to investors. The video serves as an overview of the operational pipeline and plugs a deeper podcast discussion.
Hi, guys. It's Lauren with Freedom Real Estate Group here. Welcome back to our freedom vlog. Number 79. Today, I'm here with Matthew Packer, our director of operations for acquisitions with Cash for Ohio Houses. And I also have Jennifer, our renovations coordinator with Bulldog Renovations. Tiffany is our transaction coordinator with Freedom Real Estate Group. And I have Erica. She is our assistant property manager with Independence Property Management. We are all here today to give you guys a short overview of our companies, what all they do, and this will kind of show the pipeline of our return key properties and the role that each company kind of plays in the process and in the system of Freedom Real Estate Group. So I guess we'll get started. How is everyone doing today?
Amazing.
Doing great. Good, good.
So first off, the first company that we usually start working with is Cash for O Houses. Packer, if you want to kind of introduce your company, a little overview of how it works.
Yeah, sure.
I'll make it short and simple for you. Basically, at Cash for how houses we are the fuel that drives the plane. We, you know, that fuels the plane. We acquire the houses on all the properties to, you know, keep the machine going. And then once we have it, we typically pass it off to Bulldog Renovations, and then they take over and continue with the process.
Great, thank you. Thank you. And the next property, or the next company, sorry, that these properties usually pipeline through is Bulldog Renovations, right?
Yep.
So once we have acquired the house and it's under contract, and then it's vacant and closed and ready for renovation, that's when Bulldog takes over. So we go in with a main contractor and then also all of our service vendors. So we make sure that the house itself looks great once we're finished, and that the plumbing and the electrical and the air conditioning in the furnace all working, the roof is either new or repaired, and then it's ready for us to hand it off to ipm to Independent. Independent Property Management. Sorry, I can't say that. So they can get a resident or a tenant in there who is going to rent the property.
Okay, great. Erica, you are part of ipm, Independence Property Management. Can you tell me a little bit, like, a quick overview about what you guys do in the handling process of the tenants?
Yeah. So after the property's all renovated, we get the property leased and the tenant moved in. There's lots of stuff that goes on with that, but then we also coordinate, like, the maintenance and things like that that need to go if there's something that wasn't quite right or something that happened, like flood, whatever it may be. We handle it from there. And so that's most. That's the biggest part of it. Great, great.
And then it moves on to Freedom Real Estate Group, which you, Tiffany and I are mostly involved in, which involves the selling to the investors. You want to tell me a little bit about that? Just a little overview of the process?
Yeah. So typically it kind of goes at the same time that IPM gets it. So we get at the same time they're going to start their process to market for rent, and we're going to start the process of marketing to our investors and just finding somebody who this is the right fit for them. So we come up with all of our numbers, our rent numbers, our pricing, and all of that, start marketing it out. Once we get it under contract, we will work with you all the way.
To close.
Sometimes even beyond that. But pass it, you know, kind of back off to IPM after that to manage for life, hopefully.
Yeah. Yeah. Great.
Well, thank you guys so much. Again, this was a quick overview of what company does what in our family of companies, all under the umbrella of Freedom Real Estate Group, family of companies. Stay tuned for our podcast, Real Talk for Real Estate Investors, where we're going to go a little bit deeper into this discussion and kind of dive into the roles of each prop of each company. And yeah, it's just a deeper discussion, so stay tuned.
