Steve Maloney and Jen Dittmer from Bulldog Renovations walk through their process: updating mechanical systems like HVAC and plumbing, then cosmetic work on kitchens and flooring to boost resale value. They deliver turnkey properties ready to move into.
Hey, I'm Steve Maloney, vice president of Bulldog Renovations. What I do here is essentially take care of the renovation process for all of the projects that we manage. This is my number one.
I'm Jen Dittmer. I'm the rehab manager for Bulldog Renovations. I keep track of the contractors and the vendors and the timelines for the rehabs on our properties.
Something we talk about all the time is how do we maximize the value of the projects that we renovate?
Well, Steve, I think we do a lot of things. First of all, we make sure that all the mechanicals are up to date, our H vac systems, our plumbing systems, our electrical systems. If the roof is old, we'll redo that. And then there's the cosmetic work. A lot of times we walk into a property and they've inherited it from grandma or they've had a tenant in there, and unfortunately, it's fallen into somewhat of disrepair, or it's just really old and it needs to be updated. So we take the kitchen and redo the cabinets, the flooring, we redo because I think that's important for a good cosmetic look, and it's something that really helps the resale value. Windows, if they're not in good shape, we'll deal with those. Just basically putting forth a product that someone would walk into and say, hey, I want to live here right now, and I don't have to do anything myself.
