More Doors, More Problems 👀

Danielle Robison and others explain how owning multiple properties and businesses protects you when one fails. A property lost $50,000 but investors still got paid because other units covered it. They use 48-unit buildings and maintain 90% occupancy to stay stable.

So there's this biggie fella that talks about more money, more problems. Well, it's something that you and I always talk about, too. More doors, more problems in our apartments. And we always talk about being able to diversify and having more businesses to cover just in case anything goes wrong.
Yeah. Multiple streams of income, I think, are really, really important. You know, it's not what we were out to do. Like, we weren't set out to create this many businesses. But we can relate it back to our story about Freedom Real Estate Group. Why did we do volume? And volume created multiple streams of income. And what did it meant if one or two of our houses tanked, the other eight saved our butt. Right. And I think that that is really important to know, especially for investors, because sometimes they put all their eggs in one basket, and if that basket takes a crap, well, then they've lost everything. And I've literally been on the phone with private lenders talking about our private lending program, saying, I invested with Joe Schmo, and they didn't figure out what the rehab number was correctly, and they ended up walking away. So he lost a bunch of his money, and that's where he had invested a large portion of his money. And so he was vetting me like crazy. And I said, that's why we do volume. I said, because you are important to us. You're the lifeblood of our ability to build this many businesses, to do this many deals. And we know without a doubt, things are gonna happen, things are going to fail. It's real estate.
Yes.
So if we're doing 10 deals, if two of them tank, we've got the other eight, and they're saving us. And that's how we can say, we will pay you every single time. But we'll take it out of the profit of the eight and still pay on the two. And we've done that. And that's why I think we've grown our investor base here for so long. And it's worked out in the businesses, too. Right. Because every business has loaned the new company money in order to build, and then it loaned money again for the new company to build. And we've watched the progression of some of the companies not being profitable. And the other companies were saving those companies. Right. And just loaning money back and forth so we could keep this vertical integration going so that we could achieve all that we have done to get where we are today. So super exciting. And I think it's really important for that lesson to hit home.
Yep. And not a single investor knows that we lost money. They never knew. They never knew. You know, we talk about the property that lost $50,000, that investor got paid all of his money back and never knew and had no idea whatsoever. Yeah. And this is actually why we talk about doing multi family properties. Because on a 48 unit, if one person gets evicted or they just decided to move out and leave, well, the other 47 are still there paying.
That's right.
You know, so it's again, it's having the multiple streams. Income are multiple doors of income.
Yeah. You can relate that to banks. Right. When banks are underwriting you, they want to see 90% occupancy. Right. So they know you've got X number of units and they just want to know that 90% is working because they understand the multiple streams of income and that there's going to be a time where some of them are going to be vacant, some of them are going to be interned, some of them are going to have problems. But as long as you have these other doors that are providing this revenue stream, it's always going to be able to save the ones that are not providing that revenue. So if multiple streams of income, if this story and what we're sharing here feels like it aligns with you and what you're doing and on your journey, that you don't want to put all of your eggs in one basket and you want to learn how to diversify in order to protect yourself and safeguard your wealth, then we'd love to talk to you and tell you more about what we're doing here.
