Lauren — marketing team (host); Mark — Director of Investments
Hi, guys. Welcome back to our Freedom Vlog. This is number 75. I am Lauren with the marketing team at Freedom Real Estate Group. I'm here with Mark, our director of investments. We're here to talk to you guys about a quick market update. So how are you doing today?
I'm well. How about yourself?
Pretty good. Pretty good. As you guys know, there's a lot of changing going on in the market, and it's constantly changing. So we wanted to hop on here and give you guys a quick update about what's going on.
Sure, no worries.
Sound good? All right, we'll go ahead and hop in. The questions. So what does the current market look like for Ohio right now?
Well, I was just running the numbers this morning, taking a look at some of our indicators. There is a lot more this time of year that gets on the market, and so it looks like things are performing the same way, that there's a lot coming on the market. Prices are still up there as far as if you're selling, that's good for sellers. And the bad thing, obviously, is that the rates are going up as well. So I think a lot of people are trying to get out in front of that right now and buy because they don't know where the rates are going to wind up. And so we see that in both Dayton and Cincinnati.
Yeah, that makes a lot of sense. For sure. For sure. Definitely in those areas, too.
Yeah, absolutely. So the market's still hot, still steady, Things are going well. So, yeah, it's.
That's a good sign.
A seller's market.
Yep. Where do you see it going from here?
Yeah, that's tough. I mean, I don't think anybody can really judge, you know, exactly where it's going. But, you know, like I said, if everything looks like it did last year, those values in homes are starting to go up. So our other investors who had purchased prior to that, their stuff should be going up as well. We don't see any slowing down just yet again. So I guess what we'll have to do is maybe check back in a couple months and take a look at what the rates do and see if that puts any slowing down of the market. But right now, again, this time of year, things just really accelerate.
Oh, yeah, for sure. For sure. Especially with warm coming up, people are.
Wanting to move around. Absolutely. Right. It's easier to move now than in January.
Exactly. Exactly. All right, well, awesome. Thank you for your time. This is just a quick update about what's going on. Keep in mind, we're also gonna have a podcast. Coming up, we're gonna dive deeper into this topic a lot more and as we always end with invest smart and live happy. Bye guys.
