I wanna talk about track record today because it's one of the most important things to look at when you're choosing who to invest with and also one of the most misunderstood. A lot of operators have a track record. They'll show you a spreadsheet, they'll show you a list of deals and a column of returns, and the numbers look great. But here's the question I want you to ask. Tell me about your worst deal, the one that didn't go the way you planned. The one that cost you something. The one who can answer that question without hesitation, with specifics, not generalities, that's the one you can trust. A track record that only shows wins isn't a track record, it's a highlight reel. So let me tell you ours, the real version. Flip and I started real estate in 2008. We'd been art auctioneers on cruise ships, and that's not a typo. We met when our ships diverted to the same port during a hurricane. And when the financial crisis hit, the art auction business collapsed overnight. The first 8 months as realtors, we produced zero deals. Zero. We burned through nearly all of our savings. That's where this started. Not from abundance, from necessity. And from a decision that we were gonna build something real, something that lasted, and something that we were gonna be proud of. 18 years later, we've done more than 1,000 transactions. We've completed 10 syndications. That's where a group of investors pool capital to acquire a larger property. We have 7 active properties and 3 full-cycle exits, meaning we bought it, operated it, and returned all investor capital plus their returns. We operate across Ohio, North Carolina, Mississippi, and Georgia. And through every market cycle, every economic disruption, every hard moment across those 18 years, not one investor has ever not received received exactly what was owed to them. Not one. This isn't a line we put on a slide and move past. This is the result of thousands of decisions made consistently in the direction of protecting our investors. One of the clearest examples of who we are is not in the numbers. It's in what we do when things get hard. When the market has been difficult, when a property has faced unexpected headwinds, when refinancing conditions have been when the economy has made things harder than planned, we've not gone quiet. We've gone toward our investors every single time. We tell you what's happening before you have to ask. That's the standard we hold. And it holds because Flip and I believe that the moment you go quiet is the moment you lose everything that matters. And the second one, we're selling an 8-plex to an out-of-state investor and he couldn't see the property in person. So he was trusting us completely. And while the deal was under contract, we discovered 2 vacancies and some troubling activity nearby. We had a choice. We could have stayed quiet. He was already under contract and might not have found out. But we called him and told him everything. He backed out of the deal and we lost the sale. And that investor has been with us for over 7 years since that conversation. His parents invest with us now. His extended family invests with us now. He's sent us more referrals than I can count. That's the track record I want you to see, not just the returns, the decisions. Now, how do you verify all of this? Because you should. Please don't take my word for it. You can call our investors. We'll connect you with real people who have invested with us, some for over a decade. We'll give you references you did not ask for, including investors who've been through hard moments with us, not just the easy ones. You can read our documents, the private placement memorandums, detailed legal disclosures about the investment terms and risks, the operating agreements, the portfolio reports. Everything is available for review before you commit a single dollar. You can come meet us in person. Flip and I have had investors drive to Ohio to sit across from us before they even wrote a check, and we welcomed every single one of them. If you want to do that, we would love it. You can go online and look—reviews, articles, the YouTube series I've been making for years. We prove who we are by what we do, not by what we say. 18 years is a long time to maintain a reputation. You can't fake integrity across that many people, that many deals, and that many hard moments. What you're seeing is who we actually are. In one of our next videos, we tackle the most important question in investing: Who can you actually trust? I give you a real framework for evaluating any operator, including us. I hope we have the opportunity to earn your trust, and I mean that. Not just your investment, your trust. Please feel free to reach out at chatwithfreedom.com and let's have a real conversation. I hope this was helpful, and I hope we have the opportunity to work together.
