Hey everybody, welcome again. This is Flip and this is Mark. This is number vlog episode number 15.
There we are, 15 three hands again.
This is our vlog series that goes the day in the life of the Freedom Real Estate Group family of companies. And again, I'm here with Mark, our director of investments. And today we're going to talk about our turnkey properties. And we've got some different levels of our turnkey properties and we different, different kinds of series. And so Mark is going to be talking about it. And our first series we're going to talk about is our signature series.
Absolutely. So thanks, Flip. So our signature series is going to be our most popular product line. This is the one where we take out all the heavy lifting for you. We are going to acquire the property, then we're going to make a full rehab of the property, work with the investor on finding or selecting the right property for them, and then of course, managing the property for them. So this is our signature series. This is that classic turnkey model where we take it from the very beginning of the acquisition all the way to managing your property and getting you ready for your next one.
And then there's sort of like a little bonus too, if they wanted to. And I believe it's called the Premier services package.
Absolutely. So our premier service option is where our investors can choose to opt in for more warranty coverages. So the Premier service option would give you a one year warranty on everything included in the scope of work on that rehab of the property. It would also give a three year warranty on all of your majors like your roofing, your H vac, air conditioning condenser. So like, things like that. And then also this does come with our promised rents. So 30 days after your close, if for some reason your property is not rented, Freedom Real Estate Group will pick up the rent for you. And we can do that up to 12 months. It is an additional cost. And so that is ultimately up to them as well.
But it's basically guaranteeing cash flow.
Guaranteeing. That's right. That if you have any questions or concerns about the, you know, the rentability of the market, this covers you.
Now that's the traditional turnkey model that we've been doing since day one. But recently we created a couple other series and the next one's called the, the icf, which is the Instant Cash Flow series.
Absolutely. So sometimes when I'm talking to investors, they really are excited to get in and just start making money. And so our instant Cash flow series are when we acquire A property that already has a renter in place. So this allows our investor to purchase the property. They can still have inspections done on the property so they can kind of see where the property is. But at that point, once they close, you don't have to find a tenant. You're already making money.
And being the director of acquisitions, I know that we pick up a lot of properties that already have tenants in them so that it's kind of a bonus for everybody.
Absolutely.
Then we have the IC series, which is called the investor choice series.
Absolutely. So because we have an in house acquisitions department, we have our own rehab crews and then we also have our own property management. This allows our investors to pick and choose what part of the company they want to use. Sometimes we have local investors that can find their own properties, but they need us to rehab it. And then if they want to manage it or remanage it, you let us know where we can step in and pick up that slack. Sometimes people are very handy. I can acquire the property, you can rehab the property and then we can manage the property. So literally we're here to help fill in. And a lot of people like this option because it's kind of that brrrr method, if you will, allows them to really feel engaged in building equity in the house by doing that.
Very. A la carte.
Yes, very nice. Exactly. That's exactly what it is.
And then the last, the last series that we're really not going to get into too much and we' more sort of an advanced series.
Sure. Yeah. In fact, I don't even know if I should save this one for Randy at another time, but that'd be a good call. Absolutely. Is it would be the tax series. And so this is sometimes if an investor wants to purchase a property that the numbers may not look as good as far as cap rate or cash on cash, but it's an excellent tax strategy to purchase this property and you know, maybe postpone deferred taxes or things like that. Way over my head.
Completely over my head. Which is why we need.
That's right. We need Randy for, for tax strategy series. But.
