Real Estate Never Sleeps | Freedom Vlog | Real Estate | REI | EP. 49

A Freedom Vlog episode (ep. 49) discussion between the host and Mark Woodring (director of investments) about how real estate activity continues through holidays. They cover holiday marketing/scheduling, staying current on MLS/listings and website updates (IRG Independence Realty Group), client communications, and transaction coordination to close deals quickly. The tone is conversational and practical, aimed at investors and sellers/buyers.
Hi guys. Welcome back to another Freedom vlog episode. I am here again with Mark Woodring, our director of investments and today we are going to be talking about how real estate never sleeps even during the holiday season. This is episode number 49 I believe I just said 50. So I will go ahead and kick it off with what I do on marketing wise with real estate. So there's a lot of preparing that goes into it especially like you said during the holiday season and on weekends it's a lot of scheduling and preparing things. So typically we'll at least for holidays we will try to schedule those or like post on social media and emails. We obviously don't want to email anyone on the holiday so we will. We have to navigate when is the best time to do that, when is the best day to do that and we'll do a little bit of research and look back on previous years and see when we got the best open rate and we will plan around that and schedule it in advance. Same goes with social media. Making sure we are getting our posts out there and still staying relevant and up to be with that. We don't want to fall off anywhere on that.
Sure.
What exactly do you do on the real estate side of things?
Well I mean so on the real estate side we deal with investments but also with me being a realtor. So we practice in Cincinnati in the Dayton markets. But usually during like you said like these holiday times, November, December people may have off work so they've got plenty of time to be looking at properties, reading through emails. So that's why the real estate does it never sleeps because you constantly have people that are looking for properties, able to view properties. So although the banks may not be lending or working on those days, our clients are definitely out there looking for properties, doing their homework. Absolutely. So on a day to day we're constantly updating either an MLS or making any changes to the property. We're discussing things with a other real estate agents. As far as like the property themselves. I'm usually pretty open to talk to investors whether it's via email, text or calls. So yeah real estate is one of those businesses where it does always stay busy.
Yeah, absolutely. Especially with like listings and how the market is right now you have to be on top of it. So I know myself personally, I'm always checking my phone. I'm not as involved as you and Tiffany maybe but making sure like IRG Independence Realty Group's website is staying updated on whether on the property status, whether it's whenever you're Listing it, making sure that's scheduled and or changing it as soon as it goes pending. That way, when people are looking over the weekends or over the holidays, they are getting the most updated feedback and listings they have.
Yeah, no, absolutely. And like you had mentioned, Tiffany's, our transaction coordinator, so lots of people are constantly working these deals to get them to the finish line because ultimately, at the end of the day, we're trying to close these as quick as we can get them, you know, rented if they're going to be a rental property, and get those producing cash flow asap.
Yeah, absolutely. For sure. Absolutely. Well, I don't have anything else. I don't want to go into it too much. You know, we have an upcoming podcast on this. Do you want to say anything else?
No, absolutely. Just, you know, we're here for everybody. Obviously, we don't take off too much work ourselves. So whether it's contacting Caitlin or myself, we're here to help and answer any questions that we have about your real estate needs.
Yeah, absolutely. And if you guys have any questions, you can always comment below or reach us@podcastreedomrealestategroup.com and we will be sure to answer those questions and or concerns.
