Foreign. Hey everybody. Welcome back. Another episode of Real Talk. It's Real Talk with real estate investors. My name is Chris Sonino. I'm joined here today with Mark woodring Vlog number 96. I'm getting there. Almost to the century mark. Yeah, yeah, yeah. So today we're here, we're going to be talking about real estate and that's what we usually talk about. But today specifically we're talking about in the, in the season of giving, a why and how real estate is the gift that keeps on giving. Sure, absolutely. And so, you know, in the podcast we'll, we'll dive a little deeper into maybe some examples of some of the properties that we currently have, looking at those cash cap rates, cash numbers. But yeah, you know, the purpose of this is just to obviously go over that gift that keeps on giving, that passive income. You know, I think we talked about it earlier, the, the generational wealth and setting yourself up for success. Maybe some tips, you know, from, from yourself as an investor and you know, maybe a little market watch, stuff like that. You know, just things like that to keep your eyes on. But yeah, we definitely do a deeper dive on that. Yeah, a couple key points we have written down, talking about equity a little bit more and how that works as far as the, the giving, the continuing to give part. Yeah. As well as some actual properties we have available now here at Freedom Real Estate Group that are real, they're cash flowing, they have tenants in there, low maintenance cost, all of the things. A few of our buyers have already purchased a couple properties that we had talked about in our Facebook live a few weeks ago. We are going to be doing another one of those soon. But yeah, these ones are hot now. And let's see, we'll also be talking about in further detail about kind of how to do that through a crash. So there is this talk of the, the of a potential recession and a further recession and things and how real estate can play, you know, have a positive impact in that. Sure, absolutely. You know, recession proof your portfolio. Yeah, it's good stuff. So we got a lot to talk about in the net in the podcast to come. Keep an eye out for that. It's gonna be podcast number 80.
