Types of Real Estate Investors | REI | Freedom Vlog | EP. 69

Vlog episode (Freedom Real Estate Group) where CEO Erin Davis and marketing coordinator Caitlin explain three major types of real estate investors—active, semi-active, and passive—using personal anecdotes and high-level definitions. They briefly promote a deeper discussion on their 'Real Talk' podcast and close with a disclaimer advising professional consultation.
Hi, guys. Welcome back to another Freedom Blog episode. Today we're here with Erin Davis, our CEO. I'm Caitlin, the marketing and communications coordinator here at the Freedom Real Estate Group family of companies. And we're on vlog episode 69 and we are going to be talking about the three major types of investors, active, semi, and passive. I'm sure there's probably another word for like the middleman, the semi there, but I've been saying semi, I'll do it all.
I'm not doing anything.
Yeah.
I don't know, somewhere in between.
Right, exactly. So starting off with active, that is someone that's, you know, they're very hands on. They want to be in the whole process of their investment. You know, they want to be picking out the paint colors and getting down to the nitty gritty ideas and suggestions on the property. Do you have anything you want to add on the active?
Yeah, I mean, I started as an active investor.
Okay.
I mean, you do it all.
Yeah.
When if it's not being done or not already done, it's on you.
Yeah.
I mean, you can be as active as a full time job.
Yeah, that's a good point. Yeah, definitely. I know growing up, my parents, they were active investors and spent a lot of time at the properties. It was nice they had myself and my siblings, we went over there and helped quite a bit.
Yeah. Lucky you.
Yeah. Right. Hey, I got knowledge from it and experience, so it's all good.
Semi activists.
Yeah.
In school too, right?
Oh, yeah, absolutely. So the semi is someone, you know, who they want to be involved, but not completely involved. They want to make some decisions, but not all the decisions. And they don't want to be. It's kind of self explanatory, you know, they don't want to be 100% involved.
Yeah. I think sometimes it's just like, okay, I'm at my limit. Things I can do, so I need somebody to help me with a few of the things. Right. You pick and choose the things that you want to do and you pick and choose the things that you're going to let somebody, an expert do for you.
Yeah, that's exactly what I was going to say. Pick and choose what you do and don't want to do.
Yep. I think that's a good way to find it.
Perfect. So then the last one that we have is passive. Do you want to talk about that one?
Well, I mean, who wouldn't love that? Right?
Right.
Free money, right?
Yeah.
But yeah, there, there is a, there are opportunities to be an investor. In real estate and really not get your hands dirty at all.
Yeah.
You're buying into a fund, a syndication, whatever else. Right. A reit, real estate investment trust, or whatever.
Right.
And that would be a truly passive investor who's making money on somebody else's decision making, effort, expertise, etc. And you're just providing capital.
Yeah, right. Yeah, yeah.
Return on that capital. So.
Absolutely.
I think we'll go into. In our podcast, go into examples of. And I'll talk a little bit about my experience as an active and semi active investor.
Yeah.
In real estate and kind of define in greater depth and go into examples of each of those in our. In our podcast. What podcast is that?
Real talk. It is Real Talk, available on all major streaming platforms and it is R e I al Talk.
How fun.
It is. Very. I love it.
Okay, cool.
