Real estate investor Dani Lynn Robison compares multifamily, turnkey, and single-family strategies after managing over 500 units and recently exiting a multifamily deal. She breaks down the pros and cons of each approach and how vertical integration in property management and brokerage changes the math in today's softer market.
A lot of people want to invest in real estate, ask me if they should be doing multifamily, if they should buy a turnkey property or single-family or all the different forms. And so today I'm bringing on somebody who has done all of them so we can discuss the pros and cons of each. I've got Dani Lynn Robison on and then of course my bald co-host Brian Davila. What's up, guys?
Good to be here.
You know, it's the running joke that everyone in the comments just calls him the bald guy. So now he just owns it. That's my nickname. Bald guy. All right. So, Dani, we were talking a little bit right before this. You guys just exited a multifamily deal. You still have over 500 units you guys are managing. And, you know, you've done it all with vertically integrating to— with just, you know, you've had property management, you've done brokerage, and like, there's just so many ways to make money in multifamily. And I want to get into that later. But like, where's the market at today? Because it seems very soft right now with rates, cap rates, interest rates, everything.
