A short vlog (episode 30) in which Mark (director of investments, Freedom Real Estate Group) and Grant/Chris (property manager, Independence Property Management) discuss why Cincinnati is an attractive market for real-estate investors. Key points: Cincinnati benefits from a tri-state labor/resident pool (including Northern Kentucky and eastern Indiana) with common commutes of 30–45 minutes; rental demand is strong (above national averages) and varies by neighborhood and property use (e.g., student housing with shorter leases); major employers (Kroger, Procter & Gamble, General Electric, Cincinnati Children’s Hospital) and recent downtown revitalization and sports/amenities support growth. The hosts cite rankings (U.S. News top-100 best cities; Forbes #14 most affordable) and close with a general call-to-action and a standard investment/disclaimer.
Hey there. Welcome back to another edition of our video series here discussing the different markets here. Today we're going to be discussing Cincinnati. This is a vlog series number 30. Holy cow. I can't believe we've done 30. That's great. My name is Mark. I'm the director of investments for Freedom Real Estate Group. As always joined with my partner in crime here, Chris, who is the manager, property manager for Independence Property Management. And like I said, today we're going to discuss Cincinnati and why our investors should choose to consider that particular market.
Yeah, Cincinnati is one of those interesting towns we have. The biggest takeaway for us from a manager's management perspective is it's tri State. So we can pull from Northern Kentucky, we can pull from eastern Indiana for our client base, our resident base as well for the job markets too. People are willing to commute 30 to 45 minutes for work. So lots of potential in Cincinnati.
Yeah, that's great. How is the, the rental market like, rent to own?
Well, it's definitely based on where you buy in Cincinnati for sure. But you know, the areas that we normally pick up properties in Cincinnati, we're definitely, I mean the market's doing crazy things right now. We're definitely above what the normal national average is right now. Lots of colleges in the area, which also gives us a different demographic to rent to, which also gives us some flexibility with how we structure leases and terms and things like that. Some of our investors, they'll buy just to place college kids. So they're okay with shorter term leases at a different rent rate because they're going to get, you know, they're going to have some turn with tenants. But overall, the more the market for the rent is actually really, really good.
Absolutely. And then there's large employers down there. You have the Kroger Corporation, Procter and Gamble, General Electric, Cincinnati Children's Hospital, which just got ranked one of the top hospitals here in the United States. States again. And then that's just in Cincinnati. You start pulling from that tri State area, you really open up to, you know, almost anyone to be able to rent there in Cincinnati. Cincinnati, you know, third largest city here in Ohio. So.
Oh, and that's before we talk about the sports teams that we have.
Right. Oh my gosh. Right. I mean, what do we got here? We got basketball. No basketball.
No basketball.
Baseball, football, soccer, I think ice hockey team.
Yeah.
I mean, so yeah, right down there on the riverfront there, there's ST. Stadium after stadium which jumps into the revitalization of Cincinnati the last 10 years. The city has just been fixing up everything downtown, from retail to housing and everything in between. It's really an amazing growth area.
Yeah. Really exciting.
Yeah. I mean, just looking at some of the other interesting facts is that our world report from U.S. news ranks Cincinnati in the top 100 best cities in the United States. And Forbes magazine ranks at number 14 most affordable cities to live here in the United States. So, I mean, between all of the employment, the growth rental opportunity, I mean, Cincinnati is just an extremely strong market.
Absolutely.
So again, we're going to try to keep this short and sweet. Do you have anything else to add, Grant?
I don't. Other than just generally speaking, Cincinnati is what emerging market means. Something a little bit different for me than it does for most people in the business. But that's one of the markets that we're expanding into and we're seeing a lot of interest, a lot of good properties coming up in that area.
Absolutely. So we look forward to answering any questions, working with you. As always. We definitely appreciate you taking time to watch our video here, catching back up with Dayton, Franklin, Middletown and of course, Cincinnati and signing off here. We love to encourage you to invest.
Smart and live happy.
Take care.
