Foreign.
Well, hello there. Welcome back. Thank you for joining us today. We are on our Vlog series number 29, I believe. My name is Mark. I'm the director of investments here for Freedom Real Estate Group. I'm joined by my good friend Chris, who is the property manager of Independence Property Management. So we're going to be discussing today a little bit about the Franklin and Middletown markets and why some of our investors can choose those areas to select for investing.
Yeah, yeah. So Middletown and Franklin are very interesting areas right next to each other. So pretty easy from a management perspective. Lots of job growth there, which I'm sure you're going to touch on more here in a second. But big name companies we have, we have Kettering Health Network has a couple areas out there. Premier Health has a location out there. A couple different universities are in the area as well as big plants manufacturing, AK Steel located out there. So lots of job growth on our end from a management perspective. And then it's pretty close to other markets too, which definitely allows us a little bit of flexibility with the community.
Absolutely. And I know that you and I have spoken about how easy it is to rent in this particular market because of access to the highways. It's almost a 5050 rental to own market. In fact, one of the interesting points is that with Cincinnati and Dayton converging on each other, when those two metros finally become one metro, it would become the 18th largest city in the US right behind San Die. So lots of opportunity in this. Of course, Middletown gets its name from being right there in the middle of Cincinnati and Dayton. But yeah, you touched on it. Great employers, AKA Steel, ge, Amazon has a fulfillment center there. So lots of jobs there as well. But these are all definitely excellent reasons why I think that Franklin Middletown and then even as a realtor, I guess great tax benefits, you know, I mean lower taxes because you're either in Butler or Warren County. So just so many opportunities to take advantage of the Franklin Middletown market. And we look forward to you guys taking a look at that and possibly investing in those. So again, just to keep it short and sweet, did you have anything else to add?
No. Overall you kind of touched on rent to own ratios there. We Independence Property Management usually tend to be on the higher end of the market rents there, which is definitely helpful for our investors. And we have a lot of families that move into the area because of the job market, so we usually have longer rental periods for those that move in the area as well.
Awesome. Great point. So again, thanks for joining us. We'll catch up on our next series, but as always, invest smart and live happy. Thanks so much.
