Why Invest In Ohio Real Estate? | Real Estate Investing | Ep. 28

Dayton, Ohio offers investors low costs (14% below the U.S. average) and rising rents, driven by downtown revitalization, major employers like Wright-Patterson Air Force Base and Kroger, and nearby university markets pulling renters in.
Foreign Hi there and welcome to our continuation of our vlog series. This is episode 28. My name is Mark. I'm the director of investments here for Freedom Real Estate Group. I'm joined by Chris who is the property manager for Independence Property Management. So for today's episode we are going to be discussing what are some of the high points of Dayton and why Dayton is the city that we feel you should invest in. So just a couple quick points on Dayton. Dayton is the sixth largest city here in Ohio. It is home to several universities, including Wright State University of Dayton. There's been some things that have made Dayton very interesting, like the revitalization of the downtown. Lots of new businesses, retail restaurants have been added to downtown which makes Dayton an awesome place to take a look at.
Chris. Yeah, and when it comes to us on the end, on the PM end of things, we're seeing an uptrend in market rents which is also great for our investors. Generally speaking, home values are increasing, not just the sales price, but actual value. And then with all of the things that Mark mentioned with universities and businesses coming to the area, things reopening now due to, you know, the closure during COVID we're seeing new business growth including some nightlife activities and things that are driving people to move back into the area, which is also great, especially for Dayton. In the metropolitan area of Dayton, all the surrounding cities that support Dayton's economy.
Yeah, absolutely. I mean there's a low unemployment rate, high population, high average salary. The average cost of living here in Dayton is 14% lower than the national average. Forbes magazine voted Dayton in the top 50 places to live here in the U.S. so there's just a lot to offer here in Dayton. And like Chris had mentioned, large employers, Kroger, Wright Patterson, Air Force Base. So there's, there's lots of demand and need for rental properties. And so I love living here in Dayton. And so I definitely recommend with all these things that we talked about, why Dayton? So have anything else to add or.
Yeah, the only other thing I would add is, you know, the market that we service also supports renting in Dayton. You know, a lot of people were saying are wanting to be are able to commute, you know, anywhere from 30 to 45 minutes. So it's a pretty easy stretch into the southern market or going further north up into near the Columbus area if we needed to. So we're able to pull from other job markets which definitely helps with the renter side.
Absolutely.
Definitely.
Great point. So. So again, just keeping it short and sweet. Thank you so much for tuning in. We will get back to you with some of our other markets here in our continuation of our Vlog series. But as always, invest smart and live happy. Thanks.
