G'. Day. Just thought I'd do a quick thing sitting in my outdoor office at the moment around why I invest in property. So number of the things that I love about property is that it's great leverage. Over time, I've seen my properties increase amazingly. It's a great leverage product. Also, it's a stable investment. It can't disappear like shares. It's land and it stays there and usually grows over time. It can be flat. Melbourne's been flat for a bit, but it's just launched off. The third one is around extra income. So when you get to a point where you've paid down the mortgage to be positive or use a depreciation schedule, it's great to put more money into your monthly cash flow. Finally, also, it's around necessity. People need property to live in. They need to live in a house or unit. So that's really great as an asset. Also, it's a great retirement plan. You can then when you paid off your mortgage, you can live off the rent and some sales as well. And look, it's one of the best assets out there. It's solid, it's tangible and. And it's great. So they're my reasons why I invest in property.
