In this short video Dax Stanley explains how a rapidly appreciating land market in southeast Queensland (about A$10,000 per month) can be leveraged to finance construction projects. He contrasts two recent clients: Ben, who bought land in January, saw the land’s value rise roughly A$60,000, and was able to refinance his construction loan using that equity – saving about A$40,000 in cash that would otherwise have been needed as a deposit. Phil, who waited six months, missed the same A$60,000 appreciation; the same parcel now costs about A$610,000 instead of A$550,000, meaning he lost both equity growth and the opportunity to start a cash‑flowing project earlier. Dax highlights the strategy of putting a deposit only on the land, then using the land’s equity increase to fund the construction loan, and invites viewers to contact him for similar opportunities.

Hi. I just wanted to jump on and talk to you about a situation I've had with actually two clients where one client went to buy straight away and the other client decided to wait for six months. And it's been really interesting to see this map out over the last six months. And let me tell you how it worked. So we're in a rising market at the moment across most of the states in Australia. Most of the capital cities are growing. One of the key areas we're buying in is southeast Queensland around Brisbane. And that's. That's land up there has been going up about 10k a month. Now. Ben bought something about in January, and he bought the land then. And it's been waiting to get titled until now. Now it's been titled, the subdivision's in, they've got the address, and we've been able to get the evaluator in to refinance the construction loan. Now, the exciting thing about this is that the actual. The land has gone up about $60,000 in total. So we were able to refinance his construction loan based on the equity increase of just the land. So he doesn't have to pay a deposit down for the construction loan, which is usually, you know, 10 or 20%. So. So he saved about $40,000 in cash to put into a deal that he doesn't have to anymore. So he's wrapped, he's super excited. And we're actually gonna go again for him as well. Cause he's seen these amazing results. Now, Phil actually gave me a call last week, and he's like, okay, I'd love to get that property now. I'm ready. I've looked at the market. I see it's still going up. He goes, I want that property that, that one that you showed me in march. It was 550k. Great, great cash flow, everything like that. And, you know, it was quite hard to talk to him about this because the fact that the property prices had gone up. So it was around 610. Now, that similar project, a similar property in an estate next to the one that we were. We were buying six months ago, but it's gone up. It's gone up 60k. So he's actually lost $60,000 in equity or growth in that time frame. And he was like, well, he wasn't able to save $60,000 within that time frame either. So if he bought back then, when I was suggesting that he buy, he'd be $60,000 better off now and also would be starting to build a project that would actually put more money in his pocket and reduce his tax. So I hope that's helped. I hope you understand, you know, how this market's working right now and how you can use it at your advantage, that you may only have to put a deposit down for the land and then the construction is actually financed from the equity growth of the land. How amazing is that right now? So I hope if that resonates with you, click below. Message me. If you know somebody else that's looking to build that sort of equity in a short amount of time, give me a shout. I'm happy to help them out. You have a great day and I'll speak to you tomorrow. Cheers, Sa.
