Did you know there are four buying decisions that you need to consider when you're buying an investment property? It's really key to get these right and really focus on them to get the right property to really leverage you into your self funded retirement. Hi, I'm Dax Stanley. I'm here to talk about how those four quadrants were really important to go through and make sure that you're really successful in setting yourself up for success. So those four buying quadrants that you really need to work through are key to make sure that you're really successful. So the first one is of course price, okay, you have to be priced at the right time, spot in the market. You don't want to be buying too much in a market. You really want to understand what the property is worth and negotiate below that so you actually get an equity uplift straight away. The second part of the quadrant of the buy and decision quadrant is the location. And location is really key. The statistics around the location in terms of growth, in terms of supply and demand, really want to nail that. There's over 15,000 suburbs in Australia. You really would need to make sure that that's really focused. Clearly. The third part of the quadrant is the dwelling quality. Now the quality of the product that you're buying has to fit the current market in that location. And so you've got to have a really good quality product to make sure that there's no issues around maintenance, there's no issues that you know, you can't see. It's really key to make sure that that quality, quality is the right for that property market. And the last part of that four buying quadrant is the land content. Now land is king land. They're not making any more land. It's one of the reasons why we don't suggest the apartments. Because your land component is quite small compared to a house. It's got a property, a structure on it, that land is fixed, okay, and that's worth something. And then as property gets built out and land becomes scarce, your piece of land increases in price. So I hope those four quadrants of buying decisions now made clear for you. So price, location, dwelling quality, and the land content, get all those four right, you're buying fantastically, your property's gonna grow, it's gonna save you tax, increase your wealth over long term, and then you can hand it on to your kids later. So I hope that's helped. If that resonates with you or you know somebody does, please click the link below. Share it with people Comment. I'd love to hear from you.
