Federal Election vs Property

Dax Stanley breaks down how Labor's Help-to-Buy and Housing Australia Future Fund, plus the Liberal Party's First Home Buyers Super Saver scheme allowing 40% of purchase price from super, will flood regional property markets with first-home buyers. He sees a short window for investors to buy cheap regional homes before prices spike.

Dax here, look, I thought I'd jump on here and talk about the federal election and how it's looking to impact property across both parties and everything. Because there's a whole lot of stuff going on that, you know, they, they're push, pushing out there. You know, we've seen, you know, super. They're going to allow us access to super as a first home buyer up to like 40%. One of the parties are talking about pretty crazy stuff. But look, you know, there's some really key fundamentals that we've seen in past elections about First Home Buyers grant and all that sort of stuff that I really wanted to talk to you about. You know, so Labor's brought out there Housing Australia Future Fund Help to Buy Program, Regional First Home Buyers scheme. You know, those, those, those have all got the fundamentals about getting the first home buyers into the property as soon as they can. Yes, that can be great but there's, there's the downside for First Home buyers but some of them are really great for us now as investors and I'll explain that in a moment. On the Liberal side you got regional home guarantee scheme. You've got the First Home Buyers super saver scheme plus they've expanded the home guarantee scheme as well. You know, the, once these elections are finished and these schemes are in place, you know, the first home buyers will skyrocket, you know, especially in regional areas. So, you know, the cheapy properties, First Home buyers, they don't have to work in the office anymore, a lot of them, so they'll be happy to go out and buy some of these cheapies. So we're going to see an increase, a boom in, in a lot of regional areas around Australia with first home buyers buying in now, after the election. So for us now it's a really good time to buy those cheapies and they're going to grow after the election because both parties are pushing for First Home Buyers grants and getting things happening. So, you know, it's a really good time for us to do the research, understand where first Home buyers are really wanting to buy. The downside of this affordable housing is, is going to get further out of the reach for, for a lot of Australians and that's some of the things that we're working on about our micro communities as well. So I hope that's helped, you know, good properties in regional areas that you know are attractive to first home buyers. If that's the sort of price range. Is that what you're looking for? You know, there's some really good targets that we're looking for our clients right now. And, you know, you'll be quite successful going forward if you choose the right areas. And then after the election, the first home buyers will jump in. It'll, it'll grow in, in price. So I hope that's helped. Comment below if you've got any thoughts or feelings or you want some more information. Happy to help there. Okay. Have an awesome day.
