Inspections in Vacant and Occupied Properties: Important Update

Dax Stanley of HERA Property breaks down new COVID-era inspection rules: vacant properties allow one-person in-person inspections with health screening, but occupied homes are off-limits unless the owner is present for essential activities. Virtual inspections are the safer option.

Hey everyone. DAX here from HERA Property. Thought I'd do a quick live YouTube to firstly test this out. This is our second YouTube one, but also to bring you some really critical information that's just come out overnight. It's about in speck of vacant and occupied premises. It's really key that we get across this as fast as you can. So we got it from the officer of minister of consumer affairs. And so there's two things we need to focus on. One is vacant properties. So we can as real estate agents, property managers can organize private appointments in person with inspections, but it's only one person at a time, unless they're a couple or a family living together. And, and they can go through with us. We put an extra layer on that as Hera property and make sure that we go in and open the whole house up, confirm that they haven't been sick and haven't been overseas, of course, and then let them go through and ask them to put their hands in their pockets or wear gloves. Okay, so that's one, two occupied properties. So it's very clear that agents must not conduct property, public or in person private inspections for tenanted or occupied premises. What does that mean? Well, there's a couple of things in that space that I wanted to bring you aware of. If the vendor is living in there, okay. You may be able to get them to go for either. One of the things is shopping, work, education, health or exercise while you do a one on one inspection to, to look, to look through it. If it has got tenants, there's no exemption for that. Okay. So just to be clear, you have to, you can't have inspections with tenanted properties right now. Now on the flip side of that, the, the laws are flexible in terms of allowing us to do video virtual inspections. Now we've been doing those ever since the start of, of HERA property. So this is nothing new to us. But for everyone else, just to be clear, it's a little bit different. So you know, what you have to be able to do is the agent can attend an occupied property as long as it complies with that, only one person can enter the place, occupied persons who resident there. So as long as we cover social distancing, cleaning and hygiene, we can go in, but no one else. And, and we can go and film that. Now at Hero Property we do it a little bit differently. We actually send instructions, we've got videos for how tenants can do the virtual inspections for us. And this helps everyone in this current time of need. So it's really helpful to be clear on what is now allowed. These changes just come through yesterday. I hope you're across these now and understand them. If you want any more information, give me a shout here, post it below, give me email or something like that. So happy, happy to help you in your situations right now, either landlady or lord or tenant, as these laws change all the time and we're up to date with it. Just for you. Thank you. We'll see you later.
