In a brief beachside vlog, Dax Stanley shares the first of five tips for preparing a rental property to attract high‑quality, long‑term tenants. He emphasizes the importance of the front garden and overall curb appeal, advising landlords to tidy the garden, hide bins at the back, ensure the house number is clearly visible, and clear the front pathway. Dax explains that prospective renters often conduct a drive‑by inspection, and a well‑presented front garden creates a strong first impression, increasing the likelihood of securing a reliable tenant who will stay long enough to cover the mortgage.

G' day, Dax here, Sunday morning, just walking along the beach with my dog. Thought I'd say a quick hello and give you some tips on how to prep your house for rental because we've got a few on the market at the moment and I seem to be giving that advice a fair bit. So I thought I'd tell you guys so it'll help you out. So the first thing I find most important is the front garden. You know, first impressions count, as they say, so it's really key that you get a gardener or if you've got that green thumb, is actually going fix up that front garden. Because when the advertisement comes up, the first thing they'll do is they'll probably do a drive by and have a look, especially if they're local. A lot of renters are because, you know, they like the area, they might want to stay in there, especially the long term ones. And that's what we love. Yeah, really nice long term rentals. Keeps everyone happy, makes the rent to feel like home and the landlord gets their bills paid. So garden is the big one. Put the bins around the back, clean it up, make sure the number is very clear. That's a big thing. And I clear up the pathway to the front, you know, making that energy flow, flow through and you can see that there's love in that apart, that house and the garden. So I think that, you know, if you set up the garden as a, as a winner at the front, it sets everything up for success. So I hope that first tip, one of five tips of setting up your rental investment property up for success and finding that awesome tenant, a beautiful home, that they'll stay there for a long time and help pay you the mortgage. I hope that helped. Sunday morning, signing off on the beach. I hope you're having a great day. Cheers. Bye.
