Your Property Manager is not doing routine inspections? We are... Learn Why we are leading the crowd

Dax Stanley of Hera Property explains how they adapted inspections during COVID: start with a recorded Zoom walkthrough with the tenant, then do in-person inspections only if needed, with tenants opening doors and leaving while staff photograph everything. This protects landlords' assets while respecting tenant safety.

Good day, everyone. Dax again from Hera Property. Thought I'd jump online because I've been talking to a lot of landlords and tenants. One of the questions that's come up, which is amazing, is that some property managers will not do routine inspections. Now because of that C word. Okay, We've pivoted already. We're doing open inspections and we're doing routine inspections for you. So I here's a couple of tips as how we do it. So to make everyone safe. So the first thing is we do inspection straight away through Zoom. So this platform that we're on right now, we'll use Zoom with the tenant and the tenant will walk us through the property and that will give us a good view. We usually record it so we can keep it for prosperity. And if there's any issues that we see there, then we can request a one on one inspection. Now, one on one inspections, I can understand why some property managers are now cautious about that and not doing them at all. But that's not us. We're proactive here. We understand the risks and issues and we've done the research and what we do. And we do this similar to the open houses, as you may have seen yesterday, where we had six couples go through separately. What we've done with routine inspections is that we get the tenant to open up all the house, open up all the doors, make sure that it's clear so that we can go through. We ask the tenant to leave, and then we'll walk through without touching anything, step back, don't touch anything. If we do have to move things, if we do have to open doors, because we do a detailed routine inspection here with photos and videos and stuff like that. If we have to move or open something, guess what? These aren't jazz hands. We put gloves on, okay? And we open them and we look behind curtains, make sure there's no damage. We look after your asset, we look after your property so it's safe, it's secure, it's growing as your nest egg. But also at the same time, we respect the tenants. So in this time, these troubled times, look to Hera property. We're leading this. We're looking at what we can do to help you. We're looking to help make sure that we all do our bit. It's not us, it's we. So thank you for your time. I hope that's really helped. We've got some more tips coming up and we look forward to managing your property in a great way. Thank you. Bye.
