14. Parts of Marketing - Dean Graziosi

A short instructional YouTube segment (Nathan Streep, Dean Graziosi Success Academy) explaining basic marketing approaches for real-estate style outreach and how to construct effective marketing pieces. It contrasts three primary outreach channels—direct contact (in-person), phone calls, and letters/postcards—with typical trade-offs (return rate vs. time/scale). It also outlines the parts of a marketing message: heading/opening line, conversational body with a call-to-action, and an ending/PS.

Hello, my name is Nathan Streep with the Dean Graciosu Success Academy. I want to take a few minutes just to talk about dealing with marketing. Some of the specifics come with marketing more particularly the parts of marketing and types of marketing that you may use or choose for yourself. Keep in mind that as I give this information, Dean Graziosi, an expert at marketing, has already covered and created marketing for you. All you simply have to do is use it and put it together. That may create a little better and easier opportunity for you. However, if you would like more information, here are some things that you can implement to help in that part of it. When we deal with marketing, marketing is cut down to really a few types of marketing that you may be using to get into it. That can be letters and postcards, phone calls and direct contacts. Oftentimes as I bring that up, people will ask which is better for me? What should I use as I get into marketing? That's actually difficult to say because that's going to be different. Upon every person that you work with. There really is sixes amongst all of them. Let's talk a little about them so you can identify what you might want to work with. First off, direct contact. That is the most aggressive. That also has the highest return. You may go out and talk to four property owners and one of them says yes, it's about a 20 to 25% result coming from that. Maybe a little less in your area, but it is very high, much higher than the other two phone calls and letters and postcards. However, direct contacts takes more time. I can, in the time that I see four properties, mail 300 letters, just more time comparatively, but it has a higher result often as well. You have to drop taking again additional time on tom call specifically if they're trying to sell. Extremely good on the phone, very good stats just have the ability, the best way to do it because they can get more calls done quickly than letters and so they may have the mixture of both. Then lastly, you have letters, cards. You can get a whole lot of them out. You may mail out 100 or 200 on a mailing campaign, but your result is generally only around 1% and that's oftentimes considered a good marketing. So you have to then weigh that. Once you've done that, now you want to start putting together your marketing. As far as setting it up, what creates a marketing for you? Well, specifically what you'd be looking at is your heading or opening line. If you're calling on the phone, it would be an opening line this draws attention. This is the most important part of an effective marketing piece. This is where you grab attention. So if you're calling, you grab their attention right away. Can I show you how to get free money or a heading? Steal my equity then the body. The body should always be in effect as though you are writing or talking fireside talk. If you are sitting around a fire, how do you chat with the people around you? You don't talk very professionally. You don't give them information that we call legalese. Instead, you talk to them like a normal person would talk. Also, the body generally includes a call to action. Then you have the ending. The ending is another call to action. If you're on the phone, a call to action might be something like, can I come by to see the property? Can I come over and set up an offer with you? Can I send you an offer? Will you give me your phone number to call you back? Will you give me your email or some type of way to set up a call to action? Do something now. Then at the end of a letter, you might do a ps. A PS on letters and postcards also should be similar to the heading now. Not as quite as important, but very important nonetheless. People that identify the heading of a property will then shoot down to the PS to look at that information. As long as that information correlates, you will then be able to put those together. If you can identify those items in a good piece. While you put together the type of marketing you're looking for, whether it's phone calls, postcards, or even direct contact, they will help you create a better marketing piece for yourself.
