Hello, my name is Nathan street with the Dean Graziosi Success Academy. I want to spend just a minute talking about exit strategy in relativeness to marketing, your marketing techniques that you'll be using and working with as well. Let me go ahead and get into that. When you get into the business, oftentimes people that are looking to create marketing, with exceptions on this, we know that DeGrazio is an expert at marketing or he wouldn't have gotten where he has gotten. So you can just simply look into his marketing. But you may be curious about some of their marketing techniques or designs and things like that. So how do we choose or how do we put that together? One of the most common things that people will use when they get into real estate investing is they'll use a generic marketing technique. For everyone, it's a blanket scenario, but they're not sure what they're doing with it other than, hey, I know it's marketing, I should put it out. Marketing is actually a little different than that and we want to spend some time looking at how it's different. When we look at our exit strategies, we know that there's different types of exit strategies or even enter strategies such as if I'm going to enter on a lease option or enter on a short sale or something like that, I need to know that there's going to be a difference there. Let's use though the exit strategies. For example, if I'm going to exit a property to an investor. So if I buy a property, purchase it, put it together and then I'm going to sell it to an investor. I know that an investor can purchase cash quickly and he's looking at numbers. I don't want to give them some type of marketing piece that might say, beautiful home, nice property, great shape, purchase now your dream, live in home. It makes no sense to do that. It also makes no sense to give any kind of a marketing technique such as great property in this area, call us now because no investor is going to be drawn to that. So what we want to do is we want to pinpoint some specific ideas that will help us us to work towards those people that we would be exiting with. Really creating a lot of opportunity for us. If I know that I'm going to be working with an investor, I have to draw that investor in for me. So if I'm looking at I've got an investor, I'm going to be selling to that investor. What is the key words? What are some things that will draw them? Well, steal my equity or even steal my House an attraction to it, 30% below market. Remember, they're looking at numbers. What else might they look at? Great cash flow, works with the numbers. Great purchase to your cash flow. Then you always, in any kind of marketing, remember you want to have a call to action. So you might have something like that where it draws their attention. But we're using words that pinpoint our exit strategy. Because if we don't remember that we're going to draw in the wrong people or it's going to be too generic that nobody will call. So by taking the time to really work in those types of items, it will bring in a lot of opportunity for us. So we want to remember those things as we move forward here. So as I've given you that information, I want you to take some time for yourself. If you're listening to this or you have this information, however it's put together here, that you go out and you sit down and you say, here is my exit strategy. Here is my strategy. And then you look at your marketing and see if that marketing is fitting, particularly what you're trying to do. If not, make sure that it's specific to the clientele that you are trying to market to. Because without specifics, specific bedrooms, bathrooms, numbers, specific down payment, specific equity, those types of specifics, specific to the people we're working with, you will not draw the attention that you're looking for. So I want you to take some time to look at that, open up some other possibilities, and you'll find that it will work really well for you to get you out there and get you moving forward.
