5. Creating Marketing for Renters Dean Graziosi

A short instructional transcript where Nathan Street (Dean Graziosi Success Academy) explains how to market rental properties by identifying target renters and creating specific, compelling ads. Key recommendations: advertise unit specifics (bedrooms, baths, square footage), use attention-grabbing offers (e.g., "free month's rent"), include a clear call-to-action, and avoid vague listings or unnecessary financial requirements to maximize response.

Hello, my name is Nathan street with the Dean Graziosi Success Academy. I want to take some time now to talk about and break down some information on marketing, particularly exits exit strategies. If I know who I'm going to be exiting to, what do I do to market to them specifically so that I can draw them in? Now, as I say that as well, remember for yourself that Dean Graziosi, he is an expert at marketing. He has gotten where he is at because he is an expert. You can always, always use any of his marketing, particularly for yourself, to help bring them in as well. But if you'd like additional information, here is some additional information for you. Let's talk specifically about rentals. When we work with rental properties, what is it that draws in a renter? Also let's talk really quickly about what is a particular renter. What do we oftentimes think of them in your market? What would a renter be? A renter may be someone that just doesn't have a lot of money. True, they may not have good credit or they're not making enough to be able to purchase a property in your area. Or maybe their debt to income ratio is too high, meaning that they have too much debt versus how much money that they're making. That would limit to them oftentimes just to do rents. Or they may just not know that they can purchase a property and that can be a condition as well. So if I were looking to market to someone that will be renting a property from me, what would I want to identify? First off, I want to identify a little about the property because renters purchase or rent based upon bedrooms and bathrooms on a unit. So if I have a house that I'm renting, I would want to identify the specifics to it. Three bedroom, two bathroom. I'd also want to identify the square footage, 1500 square feet, 1300 square feet or whatever. Now the one that's most important is three bedroom, two bath. Once I identify that, I can just say three bedroom, two bath, house, four rent, beautiful area, something like that. Now one of the things that I don't have to do necessarily is give them any kind of a money situation. You have to have good money, good credit, good, anything like that. Because we already identified earlier that that may be a little tight for them. So if we want the most contacts, we don't put any amount of money for the any amount of money that they have to pay for rent. But rather what we do instead is we get out there and we just say for rent and then we let Them come to us. If you want to have more specific people so that you design yourself around a type of renter, then you would put in $1,500 rent or 1,200 or 2200 or whatever it is in rent and then they can contact you further upon that type of set. Really a good opportunity, something that you can look at. As you notice though, we are still keeping it very specific. Not only do we want to give the specifics, we want to have something that draws their attention. Free month's rent, free washer with rent or something to that effect. Now I use free because that's a key word. That's a catcher word. But you may decide to create something else for yourself to draw them in. So I may say free month's rent, three bedroom, two bath house, fifteen hundred dollars a month. Call now, call now. That's the draw. That's the push to get them. It's called a call to action. Call now. Won't last. Call now and then they contact you on that. Those types of ads. Notice in this specific scenario, we're working directly to just rentals. So we identify that we now have a good amount of people calling. We may just as Dean teaches here, we may, we may draw them into a voicemail where we get that contact and are able to build on it. But this helped us to create it. We do not want to say I have properties for rent in a particular city. No one will call. No one really cares. They want to know what am I getting and that's where that ad portion of it is going to come in. So if you create ads specific to this, we'll be looking at information particularly to working with renters. Hello, my name is Nathan street with the Dean Graziosi Success Academy.
