9. Creating Marketing for Seller Financing Dean Graziosi

A short training segment (spoken transcript) by Nathan Street of the Di Graziosi Success Academy about marketing properties using seller financing. The speaker defines seller financing (the seller carries the mortgage), explains who it attracts (investors, owner-occupants, renters), and gives tactical marketing advice: advertise seller-financed properties (including using "ghost ads" on properties under contract), use clear call-to-action phone numbers, consider hybrid structures (carry a second lien after bank financing), allow short-term seller financing to enable buyer refinancing, or sell the seller-held mortgage for cash. The tone is practical and instructional.

Hello, my name is Nathan street with the Di Graziosi Success Academy. I want to take some time now and go ahead and talk about marketing, creating marketing specifically for seller finance buyers, or how we can use seller financing to create buyers. And they may be investor buyers, they may be people that want to live in the house or their identifications as well. But putting all of that together under seller financing, keep in mind that as I talk about marketing, Dean Graziosi is an expert at marketing. You can always go back to his marketing as well right now and find people that you can work with by using his marketing techniques. However, getting into some of the specifics, you may find this useful for yourself as well. To continue into this part of the business. Seller financing, just identify that real quick seller financing is when you the owner of a property carries financing. An example would be you've gone out, found a property, put the property under contract, and then actually purchased the property. Now that you own the property, you then sell the property and carry a mortgage. That excludes a bank. Many times people think that there has to be a bank involved when we're working with real estate transactions. That's not the case. In this scenario, you the seller is carrying a mortgage, which means the buyer would pay you month to month with that. How can we use seller financing? Seller financing can be set up for all or a part of the purchase of a property. Seller financing, we also know in real estate helps to draw more people to a property versus just a conventional sale, using bank financing or otherwise. Because people think that there's a creative side when it comes to seller financing, regardless of what the purchase may or may not be. This is also a way to attract a higher purchase price on property by offering seller financing. Because you may get a large amount up front, say from a bank finance. And then you might be able to carry a second mortgage, a second lien on the property as a seller financing that will allow you the rest of the money. A couple of items that come with that. Who would do seller financing? Seller financing is pretty much anyone. They're willing and open to it. It's just a good opportunity. By identifying seller financing, you would then be attracting investors. Investors are curious about it. People that want to just buy it themselves, maybe even people that are renting are hoping for the option to be able to get into seller financing. So just simply identifying seller financing will help create a good marketing ad for you. So an ad may have again, specifics, just like anything else we do in marketing may have the specifics. Let's say it's a 32 bath house, 1500 square feet in a particular city. What we can do then is market that ad. A couple ways we can do that. We can use ghost ads, ghost ads and ad on a property that doesn't actually even exist. Or we can use it on a property that we currently have. One of the items I like to use with ghost ads is I'll find a property, I'll put it under contract and then I have a period of time to accept or reject that contract. But during that time I'll go out and I'll do some marketing to see if there's any interest in it. And my marketing may be specific around the idea of suing seller financing, which is the way that I actually like to do it. So it may get out there and add a three bedroom, two bath house, 1500 square feet. But at the very beginning it may have something that draws their attention. Seller financed house, three bedroom, two bath, 300 square feet in your city. Then we have the call to action. The call to action would be call now, call today, don't miss this opportunity so that they call in and there's your phone number. It's as simple as that. Now, by simply identifying seller financing again, we've pinpointed several different markets that we can hit with that so we can open up the possibilities here for you. Keeping that in mind, it's going to draw a lot of people to you. Some people though, as investors will look at seller financing and say, I don't want to do seller financing. What you can do is if you allow them seller financing for a period of time and they can get bank financing even for a portion of it, then what you can do is have them pay for 6 to 12 months and then have them refinance. That pays you off. The other thing you can do is you can go out and actually sell that seller financing to somebody else so that they pay you cash. It will be discounted, but it will be cashed to you. So there are a few things. If not, then at least you've got money coming in month to month that you can work with based upon that seller financing. And that may create a huge opportunity for you as well. You've got several of these seller finance mortgages that are paying on those. If a person does not pay, you do. Hello.
