Real Estate Investing Weekly Wisdom #291 - Cash Flow vs CASH FLOWING!!

Dean Graziosi (Weekly Wisdom #291) contrasts long-term buy-and-hold "cash flow" rental investing with shorter-term "cash flowing in" strategies, primarily wholesaling. He endorses buy-and-hold as a wealth-building strategy (owns ~570 rentals) but urges newcomers or low-capital listeners to consider wholesaling as immediate cash generation — finding discounted properties and assigning them to cash buyers. He outlines sources for cash buyers (title companies, rehabbers, auctions), suggests marketing/unfair-advantage tactics to find deals, and promotes his free books (30 Days to Real Estate Cash; Dean's Student Secrets) and website resources.

Hey everybody. Dean Graziosi, welcome to the weekly Wisdom. It's an honor and a pleasure to have you here. Hopefully if you're at dean graziosi.com, you're noticing a lot of the new stuff coming. Make sure you be on the lookout. Every Thursday we're going to add a student blog or a weekly wisdom or video of just somebody sharing their techniques, what they're out there doing, changing their life using real estate. And we asked them deliver a great technique. So we added an extra video. I'm not going to send you an email on it every week. Maybe we will in the future if you want, but. But just know every Monday this weekly wisdom will be available for you. And every Thursday we'll put one up from one of our successful students who wants to share with you. Okay, what I want to share today and what the subject line of the email I sent you was is cash flow versus cash flowing. Basically cash flowing in. And the reason I want to share this is because sometimes we get stuck on the fact that the only way to create cash flow through real estate investing is to buy, fix and hold and rent. Now guys, that's a strategy I think every single person watching should be doing. I own about 570 cash flowing rental properties all around America right now. So I buy them, I fix them, I get a loan on them, I rehab them, I put a property, a great property manager put a tenant in there and I collect cash. Now it's incredible, incredible, incredible wealth building strategy. That money coming in isn't a significant amount. But the trifecta of being a landlord owning property is the fact, unlike a stock that can go to zero, unlike a stock that doesn't in most cases produce income, unlike a stock that could be worth this today and gone tomorrow, these cash flowing properties, every single month the tenant is giving me money, paying down the debt, I'm making some money on my money and, and then the byproduct is I get a tax deduction on depreciation. And the biggest byproduct is buying low and having that property appreciate year after year. So while the debt's going down, taxes are being reduced. I get the appreciation as this thing raised in value. It's an incredible thing. But in so many cases I'll meet people who don't have much money or have no money to start and they want to just get in their first rental property so that can produce some cash flow. That is great cash flow. But now I want to put you on hold if you don't Have a lot of money if you don't want to risk it. If you just want proof of concept, let's talk about some serious cash flowing into your bank account to build security to have actual liquidity and money available for you. And the answer to that is wholesaling. Now I know we've been talking about it for years and if you're new to this site, then wholesaling is simply finding cash buyers that want great deals and going out and using unique unfair advantages strategically strategic marketing to find deals other people can't match them and make money in the middle. For those of you that know wholesaling, I'm sorry that I had to share that, but I want you to really consider wholesaling as something that could be cash flow. I think people think wholesaling is just for beginners or maybe I'll try it someday. The real money is buy and hold. Yes. The real long term wealth, the multiple trifecta of advantages for buying hold are incredible. The but I want everybody to really consider and think about the amazing outcome you can have from being a full service wholesaler. Now, if you're new to wholesaling, you need to get my book 30 days to real Estate Cash. It was a best seller. It's an amazing book and it's free. Just go to deansfreebook.com and grab it. Plus my newest book, Dean's Student Secrets. You get both of them free. Not kind of free, free. And if you're on dean graziosi.com you can get the book right up here for free. That book will give you. Because I can't do it in a five minute blog, but that book will give you the absolute steps to wholesale to literally do your deal first deal in 30 days. But I want you to think about this. Our houses selling super fast right now. Yes. Doesn't matter where you live, especially houses under $100,000. And in most areas, unless you're in, you know, certain parts of California or you know, high end New York City, you're not going to find that. But a lot of the country, even here in Phoenix, that medium home price is about 280,000, 270,000. But there are a ton of houses selling for under 100 grand. So under 100 grand or starter homes in your area are blowing through the roof, especially investors. You can't buy anything in some areas of the country and it's moving in all areas of the country. So think about this. There's already people buying so you have the opportunity to go to foreclosure auctions. You get the opportunity to go to title companies and ask them who the cash buyers are. You have the opportunity to find fix and flippers. There's fix and flippers in every city right now. Find the fix and flippers. You can find them through your real estate agent through title companies. They are your cash buyers looking for deals. Then on the other side, you learn the unfair advantages to find deals just a little bit cheaper than other people can. Whether you use wholesalers, whether you fine tune and understand the 25 to 1 use bandit signs and so many incredible ways to step outside the box. Not just wait for a great deal to hit your inbox and your email. You. You have the opportunity to find a deal just a little bit cheaper than other people and have the opportunity to hand off to a feeding frenzy of cash buyers right now. I mean there's never been a better time to wholesale and think. If you only made $5,000 a deal, but you did one a month, would that be considered cash flow? What if you made 2 to 300 bucks? Even 500 bucks per house on a rental property, you'd have to own 10 of them to equal what one wholesale deal could do. Now, should you buy and hold? Absolutely. But if you don't have a lot of money or don't want to risk it, or you don't want proof of concept, this blog is just to tell you to push to dig deep. Dig deep on dean graziosi.com Go listen to the old webcast. Get 30 days to real estate cash. Go back into the education that you may have already got from me. Call the hotline if you have access to it. Look through all your notes. Whatever you did, if you went to a live event, I want you to get back to to knowing that wholesaling is the thing that can transform your life like it's done for so many students on this site. And if you start thinking of wholesaling as cash flowing in by doing one deal a month, what if you fast forward three months from now and you could do a deal every single month and you made five, seven, ten or two grand, Would that make an impact on your life? This is the kick in the butt to get you back to wholesaling. When I say full service wholesaling, that just means you're not just handing off good deals, you. You're handing off good deals. But you find the rehabber for the end buyer, you find the bank for the end buyer, you find the insurance company for the end buyer, you find the title company. For the end buyer. And when you hand them off a deal, he or she gets to do that deal fast and they come back at you for more. I only work with full service wholesalers all around the country. Like I said, I've bought over 500. Well, I own over 560, 70 houses, but I've bought 1,000 houses in the last couple years from people I work with and wholesalers around the country who, who helped me do it. Full service. That's my message for today. I hope you're doing amazing. Remember, if you don't have my book, you're on dean graziosi.com, go get it. Watch the video after. If you're on iTunes, go to deansfreebook.com take care. I'll talk to you next week.
