Weekly Video Blog #114 - The Slippery Slope of Sabotage

Dean Graziosi’s Weekly Video Blog (#114, April 9, 2013) covers updates and opportunities for his students: a planned facelift for DeanGraziosi.com, work to launch a private-money lending company that will comply with new multi-state rules, and recent real-estate activity (nearly 20 properties bought in ~6 weeks with student partners such as Matt Larson). Dean shares a practical lead-gen tactic — bandit signs (yellow, handwritten, black Sharpie; include phone and website; place at busy intersections on Fridays and remove Sundays; test locations and track caller source) — plus a mindset message he calls the “slippery slope”: avoid catastrophizing by compounding negatives and instead practice gratitude and constructive, solution-focused thinking.

Hi, this is Dean Graziosi and welcome to this week's blog. Hey, thanks for all the feedback last week on the improvements that we're going to be working on to this site. Dean graziosi.com I promise we won't lose the charm and the feeling of family and encouragement, but we just want to give it a facelift, go to the next level, make it easier, add some great elements, some of which you guys brought up. You know, it takes time. It'll be months before it happens, but it's in the works. Also want to give you a quick update on private money. Working real hard on a private money coming company. We've found a couple little loopholes and snafus along the way, meaning to be able to offer either one company that we work with that will do all 50 states. There's a lot of new laws and regulations that I just want to make sure we are crystal clear on and we give you the best company. We're abiding by all the rules and regulations so unfortunately that takes a little longer than I would have expected. But we're working on it. Got some great companies ready to lend money to our students. Also in the last, I would say six weeks, I've bought almost 20 real estate properties that we are currently rehabbing that we bought for a fraction of the cost. I think I told you. I partnered up with one of my top students, Matt Larson, and we are doing amazing things together, finding amazing deals. I used amazing way too many times. But finding great deals for you. We're going to pass a few on. I should have just a handful ready to offer to you, see if it's something that you guys are interested in. Again I'm finding deals for you guys in great areas of the country that are rehabbed with a renter that will cash flow. Trying to make it just a win win for everybody and I think we could do this on a big scale. So we'll release a few to you guys very soon, make sure it all works out great and then we'll start just keep doing it because if you can't find them, well then we'll get out there and find them for you. A couple of things I want to talk about today. I just recently was with Matt. We were talking about different strategies. Him and I, we get talking about real estate. It's non stop. It's awesome because he's on the ground doing it. I have property. I'm buying real estate all over the country this week. I'm buying one with Joe Jurek One of our students, he's a great guy. Greg Murphy and I buy deals together. Carol Stenson, we just. Carol Stenson and I are buying another deal together. Matt and I just buy insane amounts of deals together. And other students, Chip and Andrea, we bought deals with. You gotta understand something. I didn't give them the money to start. They went on their own. They proved to be rock stars. They evolved up, very positive, like the way they think. I ended up doing deals with them. Maybe that could be you someday. I'd love to have that great opportunity. So anyway, Matt and I were talking about. I want to talk about two things today. I want to talk about one quick little real estate strategy in case you're out there to do it. And then one other thing that affected me personally this week that I thought would be a great thing. Okay, so let's just talk about bandit signs. If you're doing them, if you're not, if you're going to. If you're thinking about it. I don't know anybody that's used more bandit signs to make money than Matt. Right now, at least in our student poll, our student pool of people, Matt's made hundreds of thousands of dollars because of bandit signs. It's still his number one way to find great deals. Now, I know you might live in an area where it's hard to put them out or they pluck them out of the ground right away or you're not supposed to have them out. I'm not sure. But if you're in most of the country, you can do it. But here's what I want to tell you. Matt has narrowed it down to a yellow sign with black handwritten from a thick sharpie. Works the best. Not the pre formatted signs, not the ones done for you, not white ones. It's yellow with black letters. Okay? He writes on it. We buy homes. Any condition with his phone number. And he said if he puts his website address, he gets more phone calls. The website must add some credibility because he gets more calls. Also, he's narrowed it down to. He doesn't put hundreds of signs down. He doesn't put hundreds of signs out. He puts out just a few in strategic locations. And he puts them out on Friday afternoons and he picks them up Sunday. He hired some kid who does it for six bucks an hour and puts them out and then brings them back. So make. Maybe you could do that. A friend, a relative, a son, a daughter, a cousin or somebody you know that want to put the signs on or maybe you want to do it Yourself. He's narrowed it down to intersections in the areas he wants to invest that have a lot of traffic. And what else he does is when people call off the bandit signs, he asks them where they saw the sign. So if he finds out that most of his calls are coming from two or three and none are coming from this other location, well, he's not going to waste his time putting that sign out. So that's just a quick little tip. If you're ready to use bandit signs or why not test it, why not go spend less than $20, less than $10 in most cases, get the bandit signs, get a Sharpie, put them out in several locations, put your number on there and get some calls to show you that this proof of concept really works. Now remember one other thing. I don't want to go too much. Just a little tidbit. Quick. In the blog, have what you're going to say written out. You can go to any one of my books. You can go to deangrazdoc.com the training is all over. But just be prepared because when you put those signs out, you're going to get calls. Okay, my last message. Okay, my last message. This blog is pretty long. Sorry is I wanted to label it Slippery Slope. Here's what I mean by that. I have a real good friend that this week is going through a lot of stuff. There's a lot of events that happened that have just got him off track, got him just thinking that life is tough, life is hard, and we all feel that way. But here's what I realized when I call it the slope slope. He was packing on every single thing that he thinks is wrong with his life. Having no gratitude. But even worse, here's what I call the slippery slope. Thinking about all the things that could go wrong. Wow, this is happening. But what if this? And if then that happens, I can't pay my mortgage and then my kids will be out of private school or regular school, and then I won't have a car, won't have gas. And then you go down this slope until you put yourself in almost a state of panic where you can have a darn anxiety attack. Have you ever done that? I know I have. It's the slippery slope syndrome. You start with one thing that goes wrong and it's the snowball at the top of the hill. And all of a sudden you just add as much as you can, almost like you're beating yourself up and punishing yourself. It's time to just beat yourself up. Right? Well, sometimes we need a day of that, we got to hit the bottom. But let me tell you something. The opposite of the slippery slope is start thinking, okay, this event has gone wrong in the past. I've had events like this, and I've gotten through it. I'm grateful for the following. But what if I fix that? Then this gets better. This gets better. And it's the opposite of the slippery slope. Our reality is nothing more than we tell ourselves. So if you tell yourself all the things in your life are going to go wrong and you're going to hit rock bottom, you're going to believe that, and you're probably going to predict your own future. But if you believe you've got a raw deal handed to you, you're having a very difficult time. But you've been through it before. But you're grateful about these other things. And you can start compounding things that can get better in your life. You can see your own future and feel the way you need to feel to get to a bigger, better future. It's your choice, really. Our reality is what we say it is. So start compounding the negative. That's what you'll feel, and that's what you'll get. Start compounding what you're grateful for, how you've been through it before, how you can fix it, and how you can go to another level. That's the reality you'll have, and that's the result you'll get. That's my message for today. I'm Dean Graziosi. I'll talk to you next week.
