Hey, guys. Welcome to this week's blog. I'm here with superstar Matt Larson. Most of you know who Matt is. Matt's one of my best students. He's the prime example what anybody could do. Machine shop worker to multi millionaire. And I'll let him talk here in a second. But here's what we're doing. I was in Indiana. Now I'm in Michigan. And we're going around and buying amazing properties that, you know, we're sharing with some of them with you guys right here@Dean Graziosi.com. it's pretty exciting times, and it's amazing, you know, following these strategies. You know, Matt's a part of this with me. Matt's helping us find these deals, and I want to get to that in a second and talk about these deals. But hey, while I'm out here in the Midwest, I can't avoid all the news coming in about Joplin, and it's a horrible thing that happened to their town. So today we're really going to talk about these deals and give you some strategies, and I think we'll do that. When we're done, we'll let Matt chime in with a couple things he wants to share with you. But here's what I want to do. I want to do something special for Joplin and help out in our way and have the DG family help out. So I'd recommend that anybody, if you can help Joplin in any way, you can send money if you can, even if it's $5. But I want you to know that I'm going to do something with your help. So here's what I'm going to do by simply posting below this video, just leave a message. I'm going to donate a dollar for every single post by liking this below on Facebook, every time somebody clicks the like button, I'm going to donate $5. But here's even bigger. Every time somebody simply watches this video, I. I'm going to donate another dollar. It should be, if you guys get out there and share this message that we should be helping Joplin out right now in his time of need. Even if you can send $5 or just pass this video on, we should be able to raise about $20,000. So here's what I asked Matt right before the video went on. I said, matt, if our students get out there and share this video with other people, if they hit the like button, if they post below, and we can raise 20,000 bucks, I said, will you chip in five grand?
So, yep, it's a good cause and I think it's money well spent. The devastation was overwhelming and no problem.
Alright. So I told Matt when he was we were looking at these houses, I told him, you don't realize, but this video we're doing is going to cost you five grand. So watch this video, spread the word. Let's do our part to help out and pass this video on, make it viral, get as many as people we can watching it, liking it and leaving messages and let's, let's cut a big check. I'll let you know what that check will be next week. So while we're here in front of a great house, this is one of the houses Matt and I bought that we're going to offer to our students. Matt, what's a things we could share while we're doing a video.
You know, I think one of the most common mistakes that a brand new investor makes is, you know, they look at the house and if the landscaping is not pristine and the curb appeal is not perfect, they kind of shy away from the house. When it's all about the numbers. You know, if you could buy this house for $25,000 and it rents for 700amonth, I mean the cash flow is insane. Right.
I mean most places in the country, I don't know if you know your area most place in the country, if you look what a house that rents for 7, $800 a month, how much that would cost you, it could cost you 60 to $100,000. So again, it is a math game. As long as you're in an area that you know it's going to rent and it's a great house.
Yeah. I mean, so don't get hung up on whether or not the landscaping is perfect. Just stick to the numbers. And that's what we're in. We're investing. That's the name of the game.
Yeah. And I notice that a lot, a lot of times people will ask or look at a house and think of it, think of them moving in it or rehab the kitchen and do the kitchen over like they'd like to have it. If you're going to do a rental, make sure that you're upgrading it. What did Greg Murphy say? Just knock the ugly off it. That's a great line one of our students, Greg Murphy uses knock the ugly off, make it look nice. Especially if you're going to rent it or pass it on to investor. Any last words for our students this week?
You know, the biggest thing is, as you know, everybody knows the window of opportunity is closing. We are at the bottom. Now is the time to take action. So if I can say anything, I'd say just get out there and get busy.
Yeah, guys, nobody better to say it than Matt Larson. He's our superstar student. I say it all the time, but Matt makes me proud. I learn a lot from Matt. That's why I'm out here visiting these properties. But again, let's get back to what I started with Joplin, we need you to post below. We need you to like this on Facebook. We need you to tell everybody and their brother to watch these videos. And next week, let's try to give 25, maybe even $30,000 and help out Joplin. And anything you can do to help the people in need, we should do it. I'm Dean Graziosi. We'll talk to you next week.
